How's the Market Doing? . . They Really Want to Know.   I must have been asked that questions at least a dozen time today, and for some it wasn’t just a courtesy question coming from someone that knew me. People read so much about the real estate market, but they seldom have the chance to ask that question to someone they know that’s in the business. A National statistic does nothing to assure a home owner that may be a year or two away from selling their home that they will be able to sell it and walk away with some of the money they were counting on for their retirement. Fire in the Sky . . . Sunday Photos On my drive to Sunday services this morning, I had to stop and take a photo of the morning sunrise. I was running a bit late so I couldn’t get the full pop-up, however, the first rays coming over the horizon hit just the right angle off the high clouds to give the illusion of the shade of red that often come out of a fire place.     There is a poem that offers a weather prediction, of evening gray, morning red brings down rain upon your head. Not all Central CT Short Sales Have A Happy Ending . . . Part 2   Last week, I posted a blog on one of the 3 short sale transactions that I recently worked. This transaction went to closing but not without some anxious moments and a very angry seller. The primary lender was adamant that the second lien holder would receive no more than $1,000 for their portion. The second lien holder would not release their portion for less than $2,635. The buyer definitely wanted the house and was willing to pay the additional $1,635, but wanted to include the value in the mortgage. Unfortunately, the loan underwriters would not agree to that unless the full value showed on the HUD-1, which the first lien-holder vehemently rejected. Prospect CT Fall Festival Weekend  Sept 14-16   It’s time for the Prospect, CT Congregational Church’s Annual Fall Festival, September 14,15 & 16 on the center green. This is the largest fundraiser for the church and features games, food, rides, crafts, homemade apple pie, and a kiddy ride thru the grounds. Parking is available across the street behind the town hall. Local vendors will have booth displays with items for sale as well. Prospect CT Regional Hazardous Waste Collection, September 15   Saturday, September 15 is the collection date for residents of Prospect, along with other towns in their region to safely dispose of their Household Hazardous Waste. The Highway Garage on Mulberry St in Southington CT will be the regional collection point for the following towns: Berlin, Bristol, Burlington, Meriden, New Britain, Plainville, Plymouth, Prospect, Southington and Wolcott. A Promise of a Better Day . . . Sunday Photos We have had a bad stretch of weather this past week. It's been overcast with spotty rain and just unpleasant. Most of this being created by Hurricane/Tropical Storm Irene as it moved through the area, very slowly. As I made my unday Morning pilgrimage, with a bit of a mist and lots of clouds, it papeared that we were going to be in for more of the same. And then it started to lighten, without the chorus. The sky shown blue with white wisps of clouds and the fog dissipating from between the trees. The Sun may come out tomorrow, but for sure we have it today as well. A Promise of a Better Day . . . The average list price of the homes currently available for sale in Prospect CT is $299,324. A Full Moon at Sunrise and The Sky was Just Perfect As I left the house this morning, I caught a glimpse of the moon just shining in the sky. We had just had a full blue moon, and the conditions were ideal for a morning moon. As I reached an area where the trees were less dense, I got a much clearer view of the moon, which I share here. As I turned and faced in the opposite direction I was able to see the start of the colors of sunrise. In a little bit, the sun will be up full and the moon will disapper to hopeefully come back tonight. A Full Moon at Sunrise and The Sky was Just Perfect

Super Sized Red Flowers .. . . Sunday Photos I saw these bright red flowers out side a business here in Prospect CT, and just had to stop and take a closer look. The were so bright. The owner came over to ask what I was doing and when I explained and asked him what they were, he happily obliged. They are a hearty Hibiscus, and these particular flowers had a bloom span of almost 12 inches across, which was probably the largest one I had ever seen. Super Sized Red Flowers .. . . Sowing Third Quarter Marketing Seeds to Reap New Years Clients Real Estate is a difficult business and unless we stay in front of and visible to clients, we are quickly out of mind to prospective clients. Over the years I have tried, many ways to stay ahead of the curve with prospective clients and within the past couple of years, the education I’ve obtained from this blog platform has generated the best prospects, most consistently. It’s The Season . . School is IN   The roads had extra traffic these past few days, and more stopping than usual. Big yellow hulks with flashing lights lead the parade. School is back in session, and kids may not be anxious to get back but the busses are there to pick them up. Driving carefully is a must as kids will dart out to get onto the bus as soon as those lights change colors. It’s a law in Connecticut to stop for those flashing red lights, both ways, and from side roads care must be practiced as well.  It’s not the same as it was when I went to school, where we walked to school, 5 miles both ways, up hill. So drive carefully, and remember those kids that are on the road could be your kids. It’s The Season . . School is IN

Sunday Photos A Cheery Way to Bring a Smile As I was driving up Rt 68 in Prospect CT this morning, a stretch of road just made me pause, as it appeared that there were people waving at me.  As I got closer, I realized it wasn't people, but a large crop of sunflowers just smiling at whomever was passing. The were all facing towards the sun, which is what sunflowers will do. Through the course of the day, they seek the brightness. It is a cheerful way to line a road. There were birds and bees all over the flowers, all doing nothing but eating the seeds and collecting nectar. The flowers made me smile, hopefully all who pass will feel the same way. 27th Annual Prospect CT Car Show and Sock Hop  Sunday Aug 26 Sunday August 26 on the Prospect CT Town Green, nostalgia reigns with sounds of the 50’s and 60’s and cars that made many a head turn and teen drives dream of having. The Prospect CT Car Show and Sock Hop concludes a week of activities for the in-school set and some time for their parents’ parents.   The day’s activities are organized by the office of the Mayor and the Prospect Car Owners Association. There will be judging of the cars with trophies awarded at 5:30. Entertainment will be provided by 2 local rock bands. Food and Beverage stands will be set-up by in-town vendors. Wordless Wednesday, (Almost)  A Sunset to Make Me Stop As I was making my way home this evening, after a particularly testing day, hungry and just a touch irritable, I looked towards the horizon at just the right time to allow for a quick view and to crack a smile. I pulled over and took the photo of an almost perfect sunset. The sky was brilliant with the reds and it was so peaceful and pleasant to see. Maybe it wasn't such a bad day after all. Tax Free Week in Connecticut August 19-25   For the 12th year, the State of CT is waiving sales tax on back to school sales of individual items of clothing and footwear priced under $300. This can be significant for families on a tight budget especially with our 6.35 % state sales tax. According to the National Retail Federation, the average family will spend an average of $688,62 in back to school purchases this year, with almost half of that being clothes purchases.  While the State might be losing as much as $6 million in tax revenues, the overall benefit to the state could be as much as $120 million in sales, which is good for the economy. The 2012 Summer Olympics, a Victory for Title IX   The summer Olympics of 2012 were a great triumph for the USA athletes, and more incredibly, a statement of the effect Title IX has made on athletics in our country. Ironically, this year was the 40th anniversary of the passing of Title IX, which mandated funding for women’s athletics. At the time of its passing, the outcry was that the premier collegiate sports, football, basketball and baseball would suffer as funds would be diverted to sports that were more suitable for women. There's Tremendous Power in a Lightning Bolt Lightening storms are a very common occurrence in the heat of the summer, but they can also occur in a winter snow storm. A lightening strike is a discharge of electricity, which is more common from cloud to cloud, but will occasionally hit the ground.
