Technology can be a wonderful thing. It has given us so many advances over the last 20 years to make life easier. In our real estate world the advances have made the work easier with all at or fingertips, literally.Today I had an appointment to show one of my listings. As the prospective client entered the home, she said she had to make a call and excused herself.  She came back with her phone and told me she was going to walk her mother through the home, using the Skype app on her Iphone.  For 45 minutes, she walked thought the rooms, asking questions, changing directions as requested, as if the prospective buyer was in the room and not in Northern Virginia. At the end of the showing came a period of questions relative to pricing, time for occupancy, etc. A request was made for some ad...

Everyone knows the story of the Little Train that could or even the song High Hopes and the ant that wanted to move the rubber tree plant .  In the end they succeeded, and all was well.  Not all efforts are rewarded however.Let me back up and properly set the story up.  We have a sun room in our house that my wife has made into her own indoor garden.  It looks out on the yard and on some mornings it is just a pleasant place to sit, drink a cup of coffee and just relax.Evidently, it also looks appealing from the outside looking in, especially when the green outside is slow to appear. Such is the case with a large robin that will sit on the lilac bush just outside the room and peer into the room.  Something inside definitely has aught it's attention.  Maybe the Christmas poinsettia that h...

Saturday, April 16, the Town of Prospect CT will once again sponsor their annual fishing derby at the pond at McGrath Park, behind town hall. This past year, the pond was drained and cleaned out of all the weeds and deepened so it will make for a better day for the kids as well as the other anglers later. The weather should be ideal and as there have been a few people enjoying the fishing so far this spring, it should be ready for the kids.Cone on out and watch the joy on their faces as they pull on those poles. Children's Fishing Derby in Prospect CT April 16, 2016

How to Make A Productive Day FizzleIt was going to be a great day. I had inspections to set up for a buyer which I got done. Then another client was getting the final documentation gathered so that they could head to their appointment for last review and mortgage commitment. A check with the lawyer for a closing that was talking place this afternoon. I wasn't going to attend as it was just too far away.  Gather up my papers as I wasn't going to be home for a few hours and hustle out to the garage to get to a dental cleaning.  And then it all fell apart.Battery dead on the car and no one around to help. Call the dentist and cancel the appointment. Contact AAA and then wait. They couldn't install the battery they had brought as the alternator was not reading right. They did start the car,...

Our Obligation is to Inform and ProtectAt a listing presentation recently, there were a few statements made by the owner that had me cringing internally as the owners had not been treated very well by the agent that sold them their house. They bought their home over 20 years ago and for sure the regulations were not the same then as they are today. I could not speak to the regulations or procedures that may have been in place then. There is no question that there was a time when real estate agents had a bad reputation and were looked at much the same way as the peddlers of the early 19th century would have been as well. While there were no cases of snake oil in the trunks of the car, it is conceivable that some of the descriptions or issues that should have been discussed were less than ...

April 2, 2016 was International Pillow Fight Day, and I found out too late.  I received an email early in the day but as I had clients I didn't really get a chance to read it until later in the evening. It is a large happening with organized fights all over the world, and the rules that keep it as fun .Obviously the people on the photo didn't read the rules, no down pillows.  I mentioned it to my wife after I realized what I had missed, but the look I got suggested I sit down and finish reading blog posts.  Oh well, there's always next year.y

When is the Best Time to Put a Home on the Market in Prospect CTThis is a question that is asked constantly, not only here in Prospect CT, but all over the state and country as home owners look to get their home listed to sell and want to be on the front end of the sales curve. Regretfully, there is not a single specific date that could be considered the kick-off date for sellers to list. Homes are put into the system to sell almost every day of the year with few exceptions. There are very few situations that are so similar as to warrant a special time to list their homes to sell. People needing to re-locate need to list so as to move on with their careers. Couples needing to accommodate a growing family, or even the return of once gone family members or even elderly parents; distressed...

As I was approaching a home on Friday afternoon for a final walk through prior to closing, I was pleased to see sprouts and colors representative of spring. The daffodils were starting to bloom, as were the crocus.  Large clusters of tulips were jumping out of the ground promising flowers maybe within the week.  We have not ha a very bad winter, but regardless the colors were much appreciated. Hopefully the storm that is coming our way will bypass us and we won't get the 8 inches of snow they are projecting. It's Starting to Look Like Spring in Connecticut

Back in early February, Punxsutawney Phil predicted an early spring. After what we experienced last year, it sounded too good to be true. After all, o year we were pelted with snow almost daily in February and it carried over into mid March as well.  So how shocked can I be as I walked along the yard Saturday, Feb 27 to see sprouts where I know the daffodils are planted? It's still a little early, and if we get more snow, which is highly possibly, these may get burnt and not recover. But for now, it is a sight to make one smile. What A Difference a Year Makes, Is Spring 2016 Around the Corner

Groundhog Day 2016, but unlike the movie with Bill Murray, we will not be stuck in a loop of winter like we were last year.At dawn of this day,  Punxsutawney Phil emerged from his burrow and was not frightened by his shadow. As thought on cue, Colchester Chuckles in CT also thought that we should relax and wait for an early spring. For many here in CT it's as if we have been in a tepid fall since November as we have enjoyed some mild temperatures.  Even the Nor'easter that came through here 10 days ago has been forgotten as the snow is almost completely gone. That doesn't mean we should star the fertilizer on the lawns s yet as February is an unpredictable month and we can still get walloped with a few more flakes before it's done. But for now, we can enjoy the mild temperatures as we are ...

We had a very busy December and our Christmas luncheon for friends and families had to be put off until the Sunday after Christmas.  With a warm afternoon, we still had almost 30 people in attendance, and there was also a surprise visitor as well. Even though he has had a tough few days, he still had some little presents for the kids in attendance as well as some of the adults.  While he didn't have anything left in his bag for me, he did offer to take  photo just so all would know who Santa wasn't.A good time was had by all and  I heard Santa exclaim as he was flying away:  Happy Christmas to all, and I'm off to the beach. Santa's Last Appearance before Vacation

Just before we sat down to the Traditional dinner of the 7 fish on Christmas Eve, I took this photo of the presents piled high for Christmas.  We surely gave Santa some help, and there would be some little things that would appear before the morning rush to open the gifts. It was an evening of friendship, love and a wonderful dinner. We had a lot to be thankful for this year. Our wish is for all to enjoy the time of year and appreciate their family and friends.I also appreciate my kindred friendships here in ActiveRain.Merry Christmas, and Peace to all
