A lot of Realtors dream of one day owning an office where they can make money off the efforts of other agents.  But there is a more profitable way to grow your business.  One where you can have a sales force working for you and never pay them a DIME.  A loyal sales force that is out there endorsing YOU.  And you can start this incredible business RIGHT NOW!  It is your sphere of influence/past client database!   Chances are, if you analyze your business, and you are like most Realtors, 70% or MORE of your business comes from your sphere of influence/past customers/etc.  However, typically most people do NOTHING for that business.  They may do an occasional mail out, but they never pro-actively call.    Think about this.  If you are not consistently tapping your database then you are wa...

My wife and I do not get to go to many Broadway Shows when they come to Connecticut, but when a play comes to Connecticut that really interests us we make every effort to go see it.  Such was the case with Wicked At Bushnell Theater In Hartford, CT. last weekend. When tickets went on sale three months ago my wife got on the internet the first day they went on sale so we could get the best seats available, and I am glad she did.  Wicked was one of the most entertaining plays I have been to, and the twist on the original movie, The Wizard Of OZ was genius.  Wicked portrays the Good Witch, Galinda (Glinda), and the Wicked Witch, Elphaba in a very different light from that of the original movie.  Glinda is portrayed as a Miss Goodie-Two-Shoes who is very shallow and self-centered.  Glinda h...

I really admire those who are good spellers, because I am the worlds worst speller.  Even with spell check I still manage to make spelling mistakes.  Spelling is so important in very thing we do throughout our lives, so it is encouraging to see organizations like Achieve Hartford sponsoring the 2014 Hartford, CT Annual Community Spelling Bee. The Achieve Hartford Community Spelling Bee has been an annual fundraising event since 2006, and has grown to more than 160 participants, and over 300 supports during that time. The Achieve Hartford Community Spelling Bee is not your typical spelling bee.  Instead of participants standing alone on stage, they form teams of three, and compete as a team against one another.  Teams are made up of Hartford Middle and High School Students, and area Non...

Walk To End Alzheimer's 2014.  If you have ever experienced what it is like to have a family member who has Alzheimer's or Dementia, you know what a major challenge Alzheimer's can be for not only the family member with it, but for all the members of the family as well.  Alzheimer's can change the lives a family dramatically, and the stress that it creates for everyone involved is beyond description. My wife and I have had to care for two family members who had Alzheimer's, and it was one of the toughest things both of us have ever had to deal with.  It is not just the level of care someone with Alzheimer's requires, it is also the emotional impact it has on those who are the care givers.  Alzheimer's is something you cannot prepare for. The Alzheimer's Association is the primary sou...

The New FICO Model   Early this year Fico came out and announced that the next generation of the FICO software would be released this summer.  Well,  I don't know about you; but in my neck of the woods it is getting cold outside.  I have heard that the new FICO model is in beta testing and is "buggy".  Obviously a summer release is out of the question. FICO has also been getting alot of mixed feedback about the new version.  In the new version of the software it is purported that paid (in full not settled) collection accounts will no longer affect your score.  There has been alot of mixed feedback about this.  First, good for consumers, pay your collections (in full not settled for less) and it would not hurt your score.  But, it is being frowned upon by lending professionals.  All prev...

Obtained a speedy contract on this latest short sale success story, then the usual bumps in the process, and eventual closing. Appraisal came in 25k over our sale price.  I was able to get American Home Mortgage Servicing Inc. ( AHMSI ) to come down 15k on their demands, and the buyer was willing to meet them in the middle. All set with an approval letter in hand, it is revealed in an inspection that there is severe structural damage to one of the porches.  We now have to go back to AHMSI in order to get a new approval letter allowing for $2000 in repair credits...which takes over a month....  I was actually VERY surprised that AHMSI and the investor allowed this, especially since the deal was a cash deal. New approval all set, we closed this short sale in a few days following the new a...
