INTERESTING LISTINGS – 75 Summit Road – $1.429M by Scott Elwell 75 Summit Road GREENWICH CT REAL ESTATE Listed - $1.429M This house just came on the market today. For $1.429M you get 2,755 sqft on .29 acres in Riverside. This is actually a great deal when you price it out. The house looks like it is in great condition and in a great neighborhood. The major concern is the proximity to the railroad tracks. I can’t for the life of me remember if the odd numbers on this street are on the north side or the south side. Regardless, you’ll hear the trains.  That’s the main drawback and the only reason the house isn’t priced higher. Definetly worth a look for those of you who have mid to low $1M budgets. Feel free to contact me if you want more information. scott@elwell.com or my cell 203.940.0...

from my blog at GreenwichCT.com Scott Elwell Greenwich_%_Closed_Volume_Jan-Dec_10v09[1] INTERESTING TRADES – 9 Nassau Place – SOLD $715,000 by Scott Elwell Published on: February 28, 2011 Categories: Real Estate Tags:greenwich ct real estate Comments: No Comments Edit 9 Nassau Place SOLD for $715,000 I’ve been following this house for awhile and came close to putting in a bid myself. I think this was a great buy. The new owners spent $715k and got a neat old 1920s house (2,031 sqft) with a garage apartment. I didn’t get to see the apartment, but gather it was rented out. Keep in mind this is legally a single family. Anyhow, I like the old bones of the pre-war homes and love the price point. Congratulations to the new owners. It looks like you got a good deal. I hope you have enough mone...

from my blog at www.greenwichct.com I’m sorry for putting another movie up, but this looks cool. You have to love the 1950s artwork. Anyhow, Friday is supposed to be a horrible day of rain, so this might just be worth it. Sponsor Friends of the Greenwich Library. Event Film: “Forbidden Planet” (1956): Tel # (203) 622-7900. Date February 25, 2011 Time 8:00 P.M. Location Cole Auditorium. Cost Free. Descript With Leslie Nielsen, Walter Pidgeon, Anne Francis. Directed by Fred M. Wilcox. One of those rare science fiction movies that is admired even by film-goers who don’t usually enjoy them. Ahead of its time in many ways (including use of electronic music) the film spawned later series such as Star Trek.

The things you find on the internet… So, in my quest to provide everyone with something new and fun to do in Greenwich I found some calendars talking about this bird count that runs from Feb 18th to the 22nd. Most calendars don’t have much on them other than this being a bird count and some links as to where you can learn more about them. After doing a little more googling I found an article in the Greenwich Time talking about this event. http://www.greenwichtime.com/local/article/Four-day-international-bird-count-begins-Friday-1018996.php And then even more googling I found the home base for the National Backyard Bird Count. http://www.birdsource.org/gbbc/ There are instructions, videos, prizes, etc… This actually looks like a neat event.

I’m not sure why anyone would want to wake up voluntarily at 6:30am (I’ve done it for years for work (aka. not voluntarily)), let alone wake up that early to twist your body into a pretzel. But, for those of you who have an interest, the YMCA has Sunrise Yoga Mondays, Wednesdays and Fridays from 6:30am to 7:30am.  If you’re interested, I’d sign up now while there still is a Greenwich YMCA. http://www.greenwichymca.org/

Luis Duarte hosts Tai Chi classes at First Congregational Church of Greenwich on Weds at 8am and Thursdays at 9am. For those of you who don’t know where the Church is, its at 191 Sound Beach Avenue in Old Greenwich. Ok, I just spent the last 20 minutes looking through different Greenwich websites to figure out what I could post as the next thing to do in Greenwich when I came upon this. I know nothing of Tai Chi and even less of Luis Duarte, but this class is costs only $7 per session (if you pay monthly) and $8 per session if you pay when you come. For that cost I figured it might be worth experimenting. Having looked into all sorts of work-out classes and events spending $7 is a steal.

Welcome to 2011 everyone. We have made it and now have a month under our belt.  I hope everyone out there has been able to stay warm though this crazy winter.  I’m going to do something that I thought I would never do and agree that the weather has had an impact on the real estate market here in Greenwich.  A couple years ago I would have told you that was crazy and a market will outshine any wild weather, but under these wild circumstances I am changing my opinion.  The 4 feet of snow and ice sitting outside of many houses hasn’t been very conducive to getting sellers to list or buyers to come out and play.  Although the numbers state that we had a fairly slow January, with only 29 sales and 69 listings, I read these numbers as strong considering the weather.  It is my belief that this...
