Lower Fairfield County, Connecticut Real Estate Market Report Nov ~ 2011. Dec 12, 2011. The real estate market for 2011 in Lower Fairfield County, Connecticut seems to have hit an equilibrium compared to last year with number of sales on average a little lower but prices remaining close to the same and in some towns even up. In Greenwich the Year to Date number of units is up a 13.01% compared to that same time period in 2010 with the average home price down only 2.08% currently at $2,453,142. Stamford meanwhile is a little below last year’s numbers with unit sales at 489 just below 2010 of 491 but with average sales price down 6.77%. Darien unit sales are down 6.64% but with the average sales price up just 0.05% at $1,682,391. Norwalk volume is down 14.32% in single family homes sales ...

 2011 ~ Year End SnapShot Housing Market Report, Greenwich, Connecticut. Dec. 7th, 2011. Let’s jump the gun by a few weeks on the local housing statistics to get a snap shot of how the 2011 single family real estate market performed in Greenwich, Connecticut. To see the Greenwich Condominium Market Report click here. 2011 Year to Date, YTD there have been 496 closings with another 70 pending offers. This compares to last year, 2010 of 482 year end home sales. Seeing that we are already ahead of the number of units selling we should look at the average sales price of single family homes in Greenwich which are at year to date October average of $2,484,640 down 1.3% from same time 2010. The form is being offered as an optional addendum to Fannie Mae Form 1004 - the standard appraisal form for mortgage lending purposes that, according to the appraisal trade group, devotes limited attention to green home features.   Greenwich, Connecticut  Housing Report 3rd Quarter 2011. October 10th, 2011. Greenwich, Connecticut’s September sales for single family homes are up 20% from last year with a total of 42 units. The median sales price was down 26.7% from September 2010 at $1,330,000 and the average list price of $3,826,486 with an inventory of 779. For 3rd quarter 136 single family homes sold in Greenwich, Ct. compared to 141 in 2010 3rd qt. with an average sales price of $2,348,809, down 4.6% from the same period last year. Sales figures through the end of August have just been released from the Greenwich MLS.  The trend is positive, as analyzed by Joe Valvano, Managing Broker Coldwell Banker Greenwich. YTD - Units sold is up 16%. YTD - Dollar volume has increased by 15%. And there are a healthy number of transactions in contract slated to close (Pendings). I am also happy to report that Coldwell Banker in Greenwich now has a 20.1% market share leading all Greenwich firms.  We are up 71% in Units sold (outpacing the market by 500%) and up 47% in dollar volume (outpacing the market in this case by 300%). In this challenging market and economy the old saw " location, location, location" was never truer.

Herringbone hardwood floors provide a rich and traditional look for your home in Greenwich CT...or anywhere else in Fairfield and Westchester counties.  These are some herringbone floors that we recently refinished in a classic Greenwich home. Herringbone is more expensive than regular hardwood.  First, the wood itself is more expensive as the pieces need to be precut and are all even so that they properly fit together.  Typically herringbone is also select grade (which is more expensive as the knots are filtered out and there is less color variation.  It's important the thw hardwood is proper milled and the tongue and groove properly line up together. Town of Greenwich Goes to Single Stream Recycling. On August 1st, 2011 the town of Greenwich, Connecticut will go to a new Single Stream Recycling Program.  Single Stream Recycling offers more convenience as all recyclables can be mixed together in one or more receptacles. More importantly a larger amount of material will be spared from the waste stream because the spectrum of items deemed to be recyclable is much wider than the one provided by the present program.  See chart below for acceptable recyclable materials. Being a more efficient system this new program is estimated to save the town over $1,000,000 per year.
