"So how is the Greenwich CT real estate market going?  Is it turning around?" These questions I am asked on an almost daily basis. So allow me to share the most recent statistics with you... In the month of May, 48 single family homes were sold.... The lease expensive home that sold in May was a renovated 2 bedroom/ 1 bathroom 1,041 square foot home, which sold for $445,000.  The most expensive was a waterfront property in the Shorehaven community  on 2 acres.  This Mead Point Tudor beauty which has 5 bedrooms and 6.5 bathrooms sold for $13,950,000. Currently there are 79 homes under contract and pending the closing. Lower Home Prices & Mortgage Rates = Opportunity in Greenwich, Ct. May 2012. May 10th, 2012. With rental rates rising nationwide owning a home seems more affordable now especially with mortgage rates yet again hitting a record low along with declining home prices. WSJ ~ American’s Garbage Costing Communities Big $$$. Wall Street Journal, Grappling With a Garbage Glut, April 14th, 2012. American’s need to pay attention to their trash, the cost of disposing of all this to American communities is huge.  On average a community spends more money on waste management than on fire protection, parks and recreation, libraries or schoolbooks, according to U.S. Census data on municipal budgets. Los Angeles has constructed a garbage mountain 500 feet high. New York City carts out 12,000 tons of trash a day. The average American tosses out 4.4 pounds of trash per day with the USA population at around 313,000,000+ and growing that is a lot of trash.  Welcome to the Spring Real Estate market in Greenwich CT.  As the flowers bloom, the market is picking up. We had 38 sales in the month of March - the least priced property was a cute 3 bedroom and 2 bathroom home in the Glenville area which sold for $435,000. The most expensive home was a waterfront property in Old Greenwich with 8 bedrooms and 6.5 bathrooms, which sold for $9,250,000.    The inventory is growing, like the tulips and this is a great market to farm and invest in. 569 homes are currently avaialble on the market - priced from $379,000 a Byram home having 2 bedrooms and 1.5 bathrooms. Greenwich, Connecticut Real Estate Market Report 1st Quarter 2012. April 9th, 2012. As of today in Greenwich, Connecticut there are 574 single family homes listed for sale on the Greenwich MLS with prices starting at $349,000 for a 1,007 square foot ranch on 0.17 acres and going up to $26,000,000 for a 14,966 square foot home on 10.05 acres.  There are another 170 listings on the Greenwich MLS that include condominiums, co-ops and lots. Happy New Year Greenwich, Connecticut!  An area known for the lifestyles of the wealthy, Greenwich, among other things,  is a small bedroom community of Manhattan.  The commuter trains into the city can be "standing room" only on many days as business commuters text, email and read the WSJ on their approx 41 minute commute into New York City. While the US has experienced a down turned economy, Greenwich Connecticut's single family housing market was not excluded in the pain. The Future of Lighting.    CBS Sunday Morning did a great story on the history of lighting from Edison’s 1879 invention 'light in a bottle' up to the new LED’s bulbs that will be the future of lighting. The new LED’s use about 9 watts of electricity versus the standard filament bulb that use 60 watts. For those of you who don't know, North Mianus CT is actually part of Old Greenwich, CT and Riverside, CT, which is all part of Greenwich, CT. This might sound confusing, so if you want more of an explanation take a look at my blog post on the communities within Greenwich.  GREENWICH COMMUNITIES EXPLAINED  North Mianus houses some great real estate in Greenwich, CT. The area was built up and re-defined post World War II. You will see a lot of split level homes because of the time period. As demand increases and money comes in many of these homes have been upgraded over years.
