FAIRFIELD Market Trends November 2012 Fairfield’s prices continued to rise and inventory declined until the past three months.  The impact of Hurricane Sandy at the end of October is not yet reflected in these figures as it takes at least 60 days for most single family homes to close.  After a banner Spring, the Fairfield market took a rest.  In retrospect, it looks like Fairfield hit bottom in Q1 2012 and a recovery is still underway. Inventory is still quite low compared to the number of sales.  Despite the recent 3 month seasonal dip, Fairfield remains a healthy market. FAIRFIELD Market Trends October 2012 Fairfield’s prices continue to rise and the market is a healthy one with a trend of higher prices and fewer days on market.  Fairfield remains in a Buyer’s Market with 7.91 months of inventory, but the Three Month trend of 6.4 months is almost in Seller’s market territory (less than 6 months of inventory).  There have been 15 sales over $2 million in Fairfield in the past 12 months.  The lowest sale price was $90,000 and the highest was $5.95 million.  The median sale price was $535,000. In retrospect, it looks like Fairfield hit bottom in Q1 2012 and a recovery is now underway. FAIRFIELD Market Trends September 2012 Although Connecticut was in the news for leading the nation in price declines over the second quarter (March-May), Fairfield’s prices continue to rise and the market is a healthy one, particularly compared to New Canaan and Greenwich which were reported to have experienced 12.9% price declines during that period.  More good news is seen with the increasing List to Sales price ratio of 96% and fewer days on market.  Fairfield remains in a Buyer’s Market with 7.9 months of inventory, but the Three Month trend of 6.1 months is almost in Seller’s market territory (less than 6 months of inventory).  In retrospect, it looks like Fairfield hit bottom in Q1 2012 and a recovery is now underway.   Fairfield had a vibrant Spring market with increasing sale prices, increasing List to Sales price ratio, and fewer days on market.  Fairfield remains in a Buyer’s Market with 7.6 months of inventory, but the Three Month trend of 5 months is in Seller’s market territory (less than 6 months of inventory).  In retrospect, it looks like Fairfield hit bottom in Q1 2012 and a recovery is now underway. What homes are most in demand by buyers in Fairfield?  The sweet spot in the market is for 3 bedroom homes with a list price of $475,000-500,000 and 4 bedroom homes listed between $825,000-850,000.  They tend to be on the market only 88-102 days and sell for 96% of list price.

    FAIRFIELD Market Trends June 2012   Fairfield, Connecticut real estate had a banner Spring market.  The green indicators on the right hand column show that the Fairfield market improved on all indicators.  More homes are selling, prices are increasing, properties on the market for less time before selling, and the List to Sales price ratio is stable at 95%.  While Fairfield is still in a Buyer's Market with 10.8 months of inventory, the trend for all indicators over the past 3 months is in the direction of a balanced market. Market Time Homes for sale in Fairfield, CT average days on market of 122 in May was up somewhat from 105 in April and up moderately from 105 in May of 2011. Months of supply of 12.9 in May was down a little from 13.1 in April but up somewhat from 11.2 in May of 2011. Prices Median price for homes for sale in Fairfield, CT of $572,500 in May was up 6.6% from $537,000 in April and up 7.0% from $535,000 in May of 2011. 3-month average sale price of $666,249 in May was up marginally from $661,800 in April but down modestly from $688,162 in May of 2011.     FAIRFIELD Market Trends April 2012   It is still a strong Buyer’s Market in Fairfield. (A balanced market is 6 months of inventory and less than 6 months is a Seller’s Market.)  Very few towns in Fairfield County have shown price increases in the past 3 months, so four market trend indicators in green means that Fairfield has one of the stronger real estate markets in the county.

Are Prices Rising or Falling in Fairfield?   Are prices rising or falling in Fairfield County? Let's just take a look at Fairfield. If we look at the Average Sales Prices for homes sold in Fairfield from 2002-2012 we the market has begun to make a bit of a recovery despite a dip this quarter from last year.  But is looking just at the Average Sales Price deceptive?   In the first quarter of 2012 there have been 104 homes sold in Fairfield. The average sold price is $613,912. However if you look closely you will see that 19 of those homes that were sold were over $1M. How much does that skew the average sales price?     FAIRFIELD Market Trends March 2012   The Fairfield Connecticut real estate market is showing signs of improvement in Average List Price and Sales Price for the past three months. It would take 12.7 months to sell off all the inventory in Fairfield (the 12 month’s rate is used), but this isn’t out of line with other towns in Fairfield County.It is still a strong Buyer’s Market in Fairfield. (A balanced market is six months of inventory and less than six months is a Seller’s Market.) Very few towns in Fairfield County have shown price increases in the past three months, so this market trend is a good sign for Fairfield.
