Amazing Sunset in Fairfield, CT 4-1-14 - right there above the town - it was beautiful! The sunsets out in the desert in the western portion of the country are absolutely stupendous!     This I think would have rivaled most of those.    We do not get gorgeous sunrises or sunsets here in CT very often, but this was one!

Over the past three years, the Fairfield single family real estate market has been improving in number of sales and in prices.  From 2012 to 2013, there was a 5 percent increase in the median sale price ($575,000 vs. $547,000) and a 13% increase in the number of sales (717 vs. 621). November 2013   Fairfield is a great town in Fairfield County.  It is a large town with 11 elementary schools, 3 middle schools and 2 High Schools.  I wanted to explore some different neighborhoods in Fairfield and show you how they range in price.   Fairfield Beach   Greenfield Hill is a historic part of town with lovely antique homes and high average sales prices, mostly between $1,000,000 to $1,400,000 million dollar range.  You do have more privacy up in Greenfield Hill where there is 2 acre zoning.        Greenfield Hill Average Sales Prices   Another popular section of Fairfield is the Univerity area which surrounds Fairfield University.  The homes are a bit closer together which gives the area a great neighborhood feel.  There are sidewalks to walk the dog and children are playi...

    FAIRFIELD Market Trends Q1 2013   The Fairfield market has shown mixed signs of improving since last year with 8% fewer homes selling this quarter than at the same time last year.  This likely reflects the impact of Hurricane Sandy which damaged 2,000 homes in the town at the end of October.  30% fewer listings on the market has resulted in a reduction in inventory to a 13-14 month supply down from a 17-18 month supply last year.   Slow sales at the high end appear to be the driving force behind the lower average sale price as the median sale price has increased from $445,000 to $535,000.  Another healthy sign is the increase in the List to Sales Price Ratio from 93% to 96%. Fairfield Market Trends January 2013   Fairfield is in back in a Buyer’s Market with 6.4 months of inventory after briefly entering a Seller’s Market (the 12 month figure is used for the Absorption Analysis). The impact of Hurricane Sandy at the end of October is reflected in the three months trend numbers. Approximately 2,000 homes in Fairfield sustained some level of damage in Hurricane Sandy. The impact of that storm reduced the number of sales and sale prices. In retrospect, it looks like Fairfield hit bottom in Q1 2012 and a recovery is still underway. Despite the recent 3 month storm-related dip, Fairfield remains a strong, healthy market.
