I am a licensed home inspector in Connecticut.  These days we all know buyers are scarce, so there is no reason for sellers to make the process difficult.  When it comes time for the home inspection, please give your sellers and buyers these tips. For the sellers: Please leave your pets, especially dogs, in a crate or at a friend's house. I love animals but they can be a distraction, nuisance, or downright unfriendly during the inspection. I had one inspection where the dog barked non-stop for the whole 2 hours! Please declutter the areas where the inspector needs access, such as the elctrical panel, furnace, water heater and attic hatch. We are not required to move personal belongings and I don't expect my clients or their realtor to have to be movers. Please leave the house key in the...

Lake Pocotopaug Lake Pocotopaug is a popular regional resort area in East Hampton CT, popular for its picturesque scenery and summer cottage area.  The area is held in high regard because although it is a short drive from Hartford, it seems like it is a world away from the congestion and density of central Connecticut.  Some of the lake's most noticeable locations, are the two islands that at its center, that have cozy little summer cottages that can be rented.  Lake Pocotopaug has a rich history that can be traced back to its original Native American inhabitants.  The name Lake Pocotopaug means "lake with pierced islands" in Pequot.  Lore has it that the Pequot tribes that first inhabited the area felt that they were being cursed by one of their great spirits.  The chief agreed to appe...

I'm sitting at home this morning and thinking "ah.. not that busy of a day".  I can spend time with my son, go to the pool, and perhaps go and get ice cream later this evening. My thoughts were interrupted when my cell phone rang.  It was the president of our board here at Cromwell Hills calling me asking if I could help her sister. It seems that her sister had a confirmed appointment to see a home this morning in East Hampton, CT, but the realtor NEVER showed up.... or returned their call.  They wanted to know if they had the wrong time or day, or if the appointment was cancelled due to  the home going under contract. After inquiring a few things I found out the "potential" buyers had NOT signed an agreement with the listing agent.  This home they wanted to see, they made VERY clear th...

2009 A Credit Year in Review Part 2 Unfortunately 2009 continued to produce decreased property values, which means no equity or worse, negative equity. And while consumers are comfortable with negative equity in their auto loans, they are not used to negative equity in their homes. Your home is your largest investment and it has historically increased in value. This leads to wealth building, a sizable tax deduction, and access to capital in order to send children to college, pay down credit card debt or fund home improvements. The loss of home equity also lead to a significant number of home equity lines (HELOCs) being cancelled by lenders. A HELOC had always been a secured loan, secured by the perceived value in your home. But, with the home values dropping many HELOCS became huge unse...

Have you heard about the new book called SHIFT by Gary Keller?   This would be a great gift for anyone in any kind of sales/marketing career not just in Real Estate.  You can purchase a copy here. Gary Keller says, "It's not about the market - - - it's about what you do!"  This phrase speaks volumes not just about the Real Estate business but about just about any business you might be in. In Gary Keller's, SHIFT: How Top Real Estate Agents Tackle Tough Times, he explains that the market changes, therefore we must change with it.  I have found in recent months that several of the things I am doing to promote my business are not working.  Whether marketing or prospecting, if it's not working, you must change it or let it go all the way around. A blonde is terribly overweight, so her doctor put her on a diet. "I want you to eat regularly for two days, then skip a day, and repeat this procedure for two weeks. The next time I see you, you'll have lost at least 5 pounds."When the blonde returned, she shocked the doctor by losing nearly 20 pounds. "Why, that's amazing!" the doctor said, "Did you follow my instructions?"The blonde nodded, "I'll tell you though, I thought I was going to drop dead that third day.""From hunger, you mean?" asked the doctor."No, from skipping." ☺ MattToll Free: 888-NCFIXER (623-4937)Toll Free Fax: 888-FAX-4020 (329-4020)Local: 860-282-6181330 Roberts Street 4th FloorEast Hartford, CT 06108 credit repair company

We're officially four months away from the Credit Card Holder's Bill of Rights going into effect. And, if certain Democrats have their way, we're only thirty days away. But, for the sake of argument let's assume that the CARD Act provisions will wait until February 2010 to become enforceable law. During these last few days of the credit card world's version of the Wild Wild West we should continue to see credit card issuers behaving badly, very badly in fact. The mega-credit card issuers have a shrinking window of opportunity to finish remolding their cardholder base to look more like what they will finally deem as being to their liking. This means consumers will continue to suffer the at the hands of their credit card companies, that is of course unless they employ one or more of the f...
