 Darien Market Data  Most of the year sales price averages have been lower than the listing price average.  It is still a buyers market.  It will be interesting to see how numbers will compare next year.  The Average Sale price in Darien for October 2012 was $1,291,936 and the average list price in October 2012 was $1,952,764.    It was a busy summer in Darien from May to August!! Both June and August Sales were higher in 2012 than in 2011.  September and October sales are higher that the previous year too.  We will see about November and December sales.   Most months of the year had much stronger sales  than last year's.   View Larger Map   For more information about Darien

DARIEN Market Trends September 2012   The Darien market is showing signs of slowing down.  With only 6.7 months of inventory (the 12 month figure is used for the absorption analysis), it is still almost a balanced market (less than 6 months of inventory indicates a Seller’s Market.), but the trends are no longer strongly pointing to a Seller’s Market.  The three-month figures show an increase in inventory. The lowest sale price over the past 12 months was $350,000 and the highest was $11,500,000.  The median sale price was $1,200,000.  There were 46 sales over $2,000,000. The good news is that prices have been increasing over the past three months. This is a positive trend in a market with mixed signals. As of October 30, 2012, there are 20 active rentals in Darien with an average list price of $6,208. Pricing ranges from $3000/month for a 4 bedroom colonial on Hoyt Street to $16,000/month for a stately, 6 bedroom, brick colonial overlooking a golf course and a lake. In September 2012, 5 properties were rented in Darien, 7 fewer rentals than last month. This is the same number of closed rentals as September of 2011. Housing Sales Shows Increase Activity in Darien, Ct. Third quarter housing report for Darien, Connecticut shows increase activity Year to  Date (YTD) compared Year over Year (YOY) with more active listings, sales pending and 18.5% more homes sold than last year. On top of all than more good news is the average days on the market is down 8.6%. The statistics show that the average Sales Price is down 12.3% from $1,690,929 in 2011 to $1,483,682 for year to date 2012. But that is not all bad news once we take a look at what is behind these average sale price numbers. New Energy Code in Connecticut and Nationwide. In Connecticut as well as in other states the 2009 International Energy Conservation Code (2009 IECC) has been adopted. Darien, Connecticut Homes Sales Report August 2012. Year to Date (YTD) compared to same time last year single family home sales are up 18.5% and as well they are on average selling quicker. But along with that the average sales price is down as well as the average home size. Currently there are 130 active single family listings on the Darien MLS along with 23 active rentals. As well there are currently 40 homes under deposit and/or with accepted offers. Darien, Connecticut Home Sales UP and Prices Down, First Half of 2012. July 24, 2012 Yet again with mortgage rates hitting new lows the real estate market in Darien, Connecticut is busier than last year when comparing the statistical numbers Year to Date and Year over Year. Home sales are up 12.7% in Darien, Ct along with these homes are selling faster than last year with an average number of days on the market 124, down 14.5% compared to last year. The average sales price for these Darien homes are at $1,466,156 which is down 14.8% from last year but if we dig a little deeper we see the average square feet of the homes have dropped 10.2% from 3,485 SqFt in 2011 to 3,131 SqFt in 2012 YTD June*.    DARIEN Market Trends June 2012     Darien, Connecticut had a fabulous Spring market.  Although it is still a Buyer's market with 9.0 months of inventory (based on absorption rates over the past 12 months), the three month trend is in Seller's Market territory for the first time.  A Seller's Market has less than six months of inventory and Darien has only 5.6 months of inventory.  Darien is the only Fairfield County town with an indicator in a Seller's Market (of the nine towns we track). This is great news for Darien!
