When you decide you want to work with a real estate professional for the purchase of a new home, the buying agent does require you to sign a buyers agency agreement. In Connecticut, this is an agreement that protects you as well as the agent. The document will allow you to see of the homes listed not only just with their office, but all of the open offerings through other real estate agencies. It also allows the home buyers agent to introduce the prospecitve home buyer to any new construction opportunities on the market as well. The buyers agency agreement speels out the terms and conditions of the relationship, such as the length of the contract, which towns that the home buyer commits to working with the real estate agent as well as which properties that the buyer will be working with ...

The Greater Danbury & Candlewood Lake area offers a low of value compared to nearby New York state area, such as Westchester & Putnam County,New York. Incoming owners buyers are often bypassing in-person home house hunting tours due to the much higher cost of living including the initial cost of the home purchase but also the property taxes. After doing some research for clients & what information that I have told over the years,,the nearby areas of NY state charge close to 40% higher and one can generally find more house for the money.  Home buyers in Danbury,CT should expect to pay around this much money for their new home. Property Type & Estimated Sales Price Current Property Tax Info For 2019 Condominium, $200,000 Sales Price  $3400 Condominium, $325,000 Sales Price  $5600 Condomin...

If you are homeowner and considering a home, you would want to see what the real estate activity going on the neighborhood is. The best source for sales in your Danbury,CT area is your real estate pro. Opposed to the major real estate website, it is the most accurate & vetted source for information. Several of the national websites aren't the most accurate and sometimes it takes a while for the local municipalities to update to the current one on their respective tax rolls that one may view online. As a real estate professional serving the Greater Danbury & Candlewood Valley region of western Connecticut, I have access to the local multiple listing system and can easily access the listing history and property details of the homes that are currently on the market, didn't sell or have sold...

One of the most common questions that I'm asked by home buyers when showing single family homes in Danbury,Ct,how far does the property go?There is good news for home buyers or home sellers.  You can get a basic plot for any Danbury,Ct real estate site by going to the town assessor's office website, plugging in the address & click on the map it button.Another useful tool is the city of Danbury's GIS (Geographical Information System) website. You can measure lengths, identify abutting property owners, get an idea of where the building is set on the property and more. You can view on there. I also believe you can get the boundaries by using the home-snap app as well. This information is not the be used a survey or topographical study that you may need to build a new home or put on an addi...

There are several forms that are required when you find a home that you would to make an offer on in the Greater Danbury area. -Offer To Purchase: This a document that spells out the price, terms and conditions of the real estate purchase.-Property Disclosures: These are documents that spells out to the best of the sellers knowledge about the house. There are spaces that ask about the age and types of systems, if they are aware of any problems of the systems,etc.-Lead Based Paint Disclosure: This is required by all sellers of homes built prior to 1978. This requires home sellers to disclosure whether they have knowledge of any lead based paint or any reports available. You can get a lot of property information for a variety of sources for your real estate needs in the Greater Danbury area. When I present with a home buyer or seller, I typically start by reviewing any of the prior multiple listing entries to see whether the home was on the market at some point in time. If the owner tried to sell within the last few years, I could possibly even have access to the property disclosure forms if the sellers agent had attached the documents to the listing. After that as a real estate professional, I obtain a copy of the property tax records from the MLS. That page would display any sales information from many years ago, any old mortgages or liens filed on the house. The next source is the town's tax records, which is found online & shows the size and propert...

Unlike some markets, almost all condos in the Danbury, Connecticut area include parking. There is always off-street parking street or garages available. In several communities, there are restrictions on how many cars can be kept with a unit & what the visitor parking protocol goes. There are also rules for winter parking, as owners must move their own cars that are parked outside & dig them out to be moved in order to have their landscaper plow. In some communities, garages do have separate deeds and can be sold separately, as not all homes have those neighbors have a garage that is included. Those are typically sold privately within the neighborhood. In some cases, when owners go to sell, they might want to have the garage as negotiable as they rent the garage privately.  Parking is imp...

I have had clients over the years made offers while at the house. I have gone from the house to doing paperwork right away at my office. Sometimes it takes a couple of days after the viewing, and then the clients find me to discuss making an offer. Sometimes we finish leaving the house, the clients start to go back to where they can from, I fill out the docs electronically & bu...

There are several apartment complexes in the Greater Danbury Connecticut area. These are different than condos or townhomes, as they are privately owned by an investment company, an LLC or a business group.  Apartments are only rentals. They have different rules and regulations than condos. Some may allow short term leases and sometimes offer move in specials with lower than customary move in funds. They tend to have their own criteria for evaluating tenant applications, their own lease and pet rules & restrictions. They also don't typically work with outside brokers, as they are staffed with their own leasing consultants, which means prospective tenants need to go work with them directly for property information, viewings, etc. Here is a list of apartment communities that are located w...

When you are purchasing a townhome in the Greater Danbury area, one thing to consider is your budget. Part of your budgeting for a property would be any any applicable home owners association dues. They are typically for condominiums or townhomes, but there also can be for single family homes,if there is a private road or if there is lake access. When you are considering the purchase of a townhome or condominium, think about these items when you would be purchasing-Does the common elements look well maintained?-What is included in the monthly dues?-Are there assessments? If so, how much, for what project and for how long?-How has the sales record been in the neighborhood?-Are you aware of any issues?-If you have owned a single home recently or on the past, think about how much over the ...

Having worked with a number of home sellers over the years, I tracked where they go.It can be tough to leave home and start a new chapter of your life. Serving the Greater Danbury & Candlewood Lake area over a decade, Jonathan Hall of William Pitt Sotheby's International Realty is ready to help with your move. A good amount of home sellers decide to stay locally. They either upgrade, downsize or rent before deciding on what to do next.In some cases, I have had the children sell their late parents home & when sellers have relocated to area assisted living facilities. We do a good number looking to move south, Florida, the Carolinas., Arizona or Delaware.A lot of 'baby boomers' are choosing those areas to due to climate, home affordability or better tax situation. 1 I think too much about everything all the time.2. I don't eat eggs, beef, red meat or drink beer. Everything else is pretty much fair game.3.I always have to drive with pretty much no expections. I'm not a good passenger.4. My brain is always spinning at 100 miles an offer, wondering whats next even on off time. 5. I still ride around music blasting and speeding, but not as much as I used too. I don't that when I don't have customers in the car, which almost even happens.6.I'm kind of boring with no tattoss, piercings or dyed hair.7. I always feel the need to go away for my birthday due to the cold weather to somehwere warm, but haven't done that yet.8.I never got to on anywhere fun for spring break in college. For the last couple of years, I was able to do. This year I didn't and I f...

Marketing time in Danbury,Connecticut does vary by the price range and property type for selling your home. In addition to that, the data is gathered through the multiple listing service, which each individual real estate agent is obligated to update their listing for under deposit & in contract. The market time is not reflected automatically of homes that were re-listed after their previous contract was up or if the property went under deposit & fell through or if there were offers previously that were not acceptable to the home seller. Another factor that could play into the factor on the days on the market if the buyers for the listing have to get an acceptable offer on their current home in order to purchase a sequent property. Based on the sales price, here is a chart reflective of...
