“Clients with ITIN Numbers and No Social Security Numbers” Good evening Joe, I have a new client that would like to apply for a mortgage loan, he has ITIN # and he told me that his credit score is 700. He is wondering if he can meet you this Tuesday at 3 pm. I want to start showing them homes next week. You did such an amazing job with the last client I sent you. I am still amazed that you could get someone without a social security number a 90% loan to value mortgage. We have been doing mortgages for clients that do not have a social security numbers for a number of years. Most don’t have a clue that mortgages like this are available.

“Applying for Social Security” After retiring, I went to the Social Security office to apply for Social Security. The woman behind the counter asked me for my driver's license to verify my age.I looked in my pockets and realized I had left my wallet at home. I told the woman that I was very sorry, but I would have to go home and come back later. The woman said, “Unbutton your shirt.” So I opened my shirt revealing my curly silver hair. She said, “That silver hair on your chest is proof enough for me” and she processed my Social Security application. When I got home, I excitedly told my wife about my experience at the Social Security office. She said, “You should have dropped your pants. You might have gotten disability too.”

The holidays are here. Not to be a grinch but right around the corner is a less fondly anticipated time of year. Before you know it, you will be taking down the Christmas tree, pulling down the holiday lights and getting ready for the tax season to come. Just like the holidays, tax season requires lots of preparation and planning, and if you want to be ready, you need to start early.   Why am I writing this article? It's not to spoil your holiday cheer, it's because we've seen what it's like when you're not prepared. We help people who fall behind on their taxes and owe the IRS tens of thousands of dollars in back taxes, and it's often because they simply failed to prepare and they procrastinate on their taxes.   If you do get in trouble with the IRS and they claim you owe $10,000 or...

I Messed Up in Spreading the Lawn LimeI do enjoy doing my yard work and just this past week spread lime so that it would give me a sweet-smelling lawn next spring.  Somehow I must have been a lot more tired when I did the back yard, however as I spread that white powder all over the sidewalk and in the flower beds. When I went out for the paper this morning, I also had extra lime on the front lawn, but it seems to have dissolved with the light rain we had.Guess I will need to be more careful next year. especially when we have moisture falling in late November.I Messed Up in Spreading the Lawn Lime

“Don’t Pay the Rent” I’m sure you don’t remember me, but in 1982 I purchased a 2 bedroom townhouse condo that you converted as part of a 68 unit apartment complex. I paid off my home many years ago and the value has go up 3 fold from the original purchase.I never would have thought at the time that I would ever become a homeowner, but got hooked by your marketing which was basically “Don’t Pay the Rent”. That is reason for my reaching out to you. I am moving to Florida and I don’t want to rent. I would like your assistance in obtaining a mortgage and could use a referral for a Realtor in the Orlando area. I have followed you on Linkedin and know that you do mortgages in Florida, if you can help me again, I would be most appreciative. Betty Wow, that brought back many memories. The simpl...

Happy Thanksgiving 2021!I hope that everyone has a Happy Thanksgiving today.   Do not let the day go by without taking a few minutes to truly give thanks for all you have been blessed with, and if possible take the opportunity to be a blessing to someone else.  Today should not only be a day of giving thanks in word, but in deed as well. Happy Thanksgiving From My House To Yours.

Things I Am Thankful For:  FamilyThe holidays are all about enjoying the company of those we hold dear, our family and occasionally a few close friends that are like family. As we sit down to enjoy the meal prepared with a lot of effort and love today in our households we will have 4 generations at the tables.Mom and Dad will feed themselves and know the names at everyone at the table. No small feat for a couple whose combined ages total 200. My soul mate, Cauna, will be somewhere near me as we enjoy a Thanksgiving celebration for our 34th year as a couple, and even though we know it was not supposed to happen way back then, I could have only hoped we had gotten together sooner. As the family grows the emotions grow as well.  We just had a family wedding and in the spring hope to have an...

“The Wine For Sure!” A husband and wife were sipping some wine, sitting in front of the fire on a cold wintry evening. The wife began purring. “I love you so much, and look forward to the end of each day. I don’t know how I could ever live without you.”Her husband asks, “Is that you or the wine talking?” She replies, “It’s me... talking to the wine.”

Things I Am Thankful For:  The 4 SeasonsEveryone talks about the weather but no one can do a thing about it unless they move to a different area and then it starts again.  When I worked in manufacturing, I experienced the weather at all times of the year across the country. It allowed ne to appreciate December in Texas; July in Florida, September in Indiana and May in Arizona.Regardless of where I was and when, I did know that when I got back to New England, regardless of the month, or weather I was leaving I would be going back to the weather Norman Rockwell painted at the appropriate month.Even though I have come tp areciate the seasons in a ch differentwas as I did as a child, it is still knowing that when the Dec-Mar months are here, so will the wind, snow and cold. With Spring in Ap...

“We’ve Decided Not to Move” Betty and I have been thinking about our conversation, I believe we have decided on what is best for us. It never ceases to amaze us how you are much more than our mortgage guy, but rather a friend that we trust to have our best interest at heart. We have decided, that not moving is best and building the building that we need on the property. Yes, we understand that building what we need is a pain, but we love where we live and so the extra steps would be best for us. We will soon have the contractor in place along with the bid, am guessing we will end up spend $150,000. Our current mortgage is around $160,000, so we think the mortgage we will need is $325,000. Will the math work? Let us know what you need.  Many have thought that waiting for the right propert...

Things I Am Thankful For:  Our HomeEveryone has a place of comfort, where they go to escape the trails of the day and seek solace and just relax.  Our quest was to find a one level home that would take us as far as we could possibly go before having to sell nd get into something more manageable. As I have offered previously, my wife and I are a recycled couple and both of us had homes with multiple stairs. As we sought to find 'our' home we needed to find something that was a reasonable commute to both of our jobs, and still satisfy the needs for space and comfort. After a 4 month search and almost 60 homes we found our house. One day on market and over asking and this was 25 years ago.A sprawling ranch with a full basement that had a 300 sq ft office and siting area,I wasn't in real esta...

“How Could You Get the Client Pre-Qualified and the Bank Couldn’t?” Mr. PetrowskyYou recently pre-qualified a client of mind and I’d like to ask a couple of questions if I may? I had originally referred Becca to my go to loan officer at XXX Bank and they could help her because they indicated her credit scores were too low. What I am wondering is why or how you can do a loan for her and a bank can’t? Don’t get me wrong, I am delighted, but I want to understand and additionally I have had a number of clients that I couldn’t help as they couldn’t get qualified. Many banks will not do mortgages for clients that don’t have a mid-credit score of 640 and some even higher. We have many lenders that will do credit scores much lower. Here is the question, do the loans that are done with lower cre...
