Moving into Fall in Watertown Connecticut 2025-6We had some fine colors this year but very rare and not at all what I would have expected from the golf Course at Crestbrook Park, which has the high vistas that make the course play so challenging. This post has some of the shots I have taken here of the foliage only and what I would have hoped to pass along as current.Upon entering the drive at Crestbrook, Merriman Pond occupies the view on one's right When in full sun and color the reflections off the pond's surface are a match to the stand of color on the banks. The view from the parking lot gave a hint of a frost delay and hopefully not too long. The bend on the par 5 4th hole shows colors that were always a distraction to add to the difficulty of the hole. The green on the par 3 5th is ...

There are a few differences between the mls listing and a contract. The mls listing is put together by the sellers agent when they have a client that wants to sell their home. Some of the information comes in from the town's public records. Other information they gather from the homeowner, for say the type & size of a hot water heater, and other information they get on their own like room measurements.  The agent also puts in what appliances or personal property if any would be included in the sale of the real estate. It is for the marketing of the home.  When I listed a home, I always share, unless not requested, a copy of the write up before the listing goes 'live' .   The MLS stands for multiple listing system, which most agents use to post their properties. This data gets sent out t...

Friday Flags:  A Colorful Background for The Prospect CT FlagOur fall colors this year have been very weak. As I was passing McGrath Pond in Prospect I had to stop as the breeze was moving. There was still some color on the trees behind the pond, and aeration pump was working to keep the pond healthy. I was also fortunate to get the shot as this area is sheltered and that flag doesn't blow that hard to get the flag moving. These shots are aways special and the backgrounds are a bonus.Friday Flags:  A Colorful Background for The Prospect CT Flag

Something to consider when purchasing a house is whether you want a single family home or condo. There is a big difference in pricing in Danbury, with the average condo/townhome being sold is close to being $200k more affordable, with any condo or townhome being aroun $390k. With this difference, the monthly mortgage payment should be more affordable even when considering association dues. About as many townhomes in Danbury have sold as single family homes in the last year. They have appreciated at about the single rate as a single family. Some communities have amenities like a pool & gym. It is a lower maintenance lifestyle, as the associations typically things cover snow removal, landscaping, deck maintenance & roofs. Anything on the inside of the home is owners responsibility, such ...

Friday Flags:   A Fine Sight at The Top of The Hill in Watertown CTIt's been a hectic week on top of a lot of rain and overcast skies. I had t make a run to Watertown CT and didn't have much free time. As I do so often, I look to find a flag for this series. As I turned a corner, I looked ahead and saw my flag just waving excitedly to me. I pulled over and took the shot and then continued on my task.It was as though the wind gods knew I was stressed.Somehow the universe senses when we have problems, and seem to give us a break, as they did this week with this photo. Friday Flags:   A Fine Sight at The Top of The Hill in Watertown CT

Waterbury CT  Brass Capital of the WorldBy population, Waterbury CT is one of the top 5 cities in Connecticut. In heritage it could be the top city. Early settlements in the new world were established around farming as all needed to eat.The core of the land between the two rivers, or the Indian name Mattatuck, later changed to Waterbury was not as suited to farming because of the hills and the flooding created by the rivers. The power generated by the water, however, was ideal for manufacturing and metalworking in particular. It became a center for artisans, gifted in metalworking that spawned its growth. The first products were brass buttons made by the Waterbury Button Company and were worn on the uniforms of the revolutionary soldiers.Waterbury Clock Company was a huge complex, and at ...

Moving into Fall in Watertown Connecticut 2025-5In making my color walk at the Golf Course in Crestbrook Park in Watertown, CT it was most apparent that we hit peak, on the course.I suspect that it would have to do with the openness of the fairways that would allow more wind penetration of the leaves, as the surrounding areas did not have much of a depletion. The gazebo alongside the lake was cleared of leaves as were the trees. The trees alongside the lake were baren with a minimal reflection off the water. The opposite bank is the same.Looking down to the 2nd green there are very few trees left on the trees.Looking across the 3ed to the 4th fairways there are very few leaves on the treesThe 4th green shows well but the shade doesn't allow it to display colors. The 7th fairway has a lot of...

Friday Flags:   Some Subjects Never Have a Bad Side I was making my weekly run to the Golf Course at Crestbrook Park to take photos of the tree colors and noticed that the wind was blowing at a different direction this week.Normally the wind blows East or west which on the 1 and 10 holes is either an assist or a detriment. This week, it was blowing to the North which would have required a stance adjustment, but for the flag, it just meant get to a new position. Some subjects never have a bad side, and that is exactly the case here. Friday Flags:   Some Subjects Never Have a Bad Side

Moving into Fall in Watertown Connecticut 2025-4The progression so far this year has been slow and after a few days of rain and wind from a Nor'easter I didn't know what to expect when I went to take pictures this week.  The day was overcast and the pond at the entrance to the Crestbrook Park didn't give me the reflection it has in the past, but at least the colors were there. There was a touch of wind, and no sun to offer a reflection but the colors still shown on those trees that still had leaves. The view from the parking lot to the lake with the gazebo on the grass was a pretty sight as well.Getting up to the fairways, I glanced down towards the clubhouse and with the flag flying, I got a pretty shot from the first green. The second fairway had a golf cart er approaching the green and ...

Friday Flags: While Gathering Colors in Watertown CTI made a drive to the Golf Course at Crestbrook Park in Watertown, CT to take shots of the trees for the fall progression series. While there, I had a view of the clubhouse from the top of #1 and the flag was waving to me.Of course, from this distance the photo doesn't allow one to see the flag, but I presumed that I could get a better shot once I finished the primary task.Once done, I made the walk down to the parking lot almost forgetting that I needed 1 more shot. The flag responded to my request as if to say gave a great rest of the day.  As for the rest of the shots I took, they will be posted soon as well. Friday Flags: While Gathering Colors in Watertown CT

Moving into Fall in Watertown Connecticut 2025-3There was very little change in the colors this past week. The dry spell continues, and the temps are still mild.We are going to have a lot of rain for the next 2 days which may drop the leaves before they reach full color,  When I take my photos this week it will be interesting.Looking at the hill beyond the course, it would be ablaze with color yet still is relatively colorless. The 11 fairway is still not showing its splendor. The 13th fairway is similar with a lot of green still on the limbs. In past years, the trees on the bottom side of the 17 fairway would provide a backdrop for the reds of the maple in the foreground. The long par 5,  15 fairway has always been spectacular and I have used this shot on my screensaver on my computer for...

Moving into Fall in Watertown Connecticut 2025 2The changes this week were not very noticeable. Our weather was consistent with a dry fall, and temps dropped a little overnight, but daytime highs were consistent. The hillside looking down to the clubhouse is not striking as yet.Similarly, the drop from the 11 tee lacks the striking hues of previous years. The trees that surround the green on 11 especially with the water seems to be in a holding stage. The tress that bound the 13 fairway have always been striking in previous years. The lone tree behind the green is still the only one with its deep red. Must not be on strike like the rest of them.I'll get some shots of the top side for next week. Moving into Fall in Watertown Connecticut 2025 2

Friday Flags: Another Housing Develpment with Pride in Watertown CTMy Wednesday morning drive back from the course offered me another opportunity to catch a flag.I had to run into the town center but along the way passed a housing development that had a large flag at its entrance. As there was wind this day, I did not have a long stop to get what I wanted. It does the mind and heart good to see the flag flying, especially when there are so many that look to use its resources for selfish reasons.Fundamentally we area  proud nation, it only our leaders would understand and honor that.Maybe a requirement of being elected is to first have served in our armed forces.Friday Flags: Another Housing Develpment with Pride in Watertown CT

I realized that I have closed My 14th Timber Oaks Transaction: Why Deep Community Knowledge Matters in Real Estate"Blog Post:Another successful closing in Timber Oaks, and I can't help but reflect on what this milestone represents. This marks my 14th transaction in this community over the years—a track record that encompasses helping buyers find their dream homes, sellers achieve top dollar, and landlords and tenants navigate the rental market.Over the years, many of transactions in the community have been valued repeat clients or referrals.  I appreciate the opportunity to assist clients in their important real estate matter.  I remember when the complex was just getting started,  converted an old concrete plant business; the complex has really matured & cleaned up for the neighborhood...

Moving into Fall in Watertown Connecticut 2025We are a week into the fall season yet the colors on the trees seem to be lagging. We had a very dry late summer and even now there has been very little moisture.I don't know if it will impact the foliage, but as we walked the course this past week, I did not see a lot to indicate color. The hill on this fairway always provides a vista that is beautiful when the colors are in peak form. Not much to appreciate as yet.Same hole, looking back up towards the tees and still very little color. The views down towards the clubhouse can be a distraction if trying to putt and the wind makes the leaves rustle.I suppose it will require a sacrifice again this week, to go back and see if the trees have changed a bit. May bring the clubs as well. Moving into ...

Friday Flags:  Watertown Senior Housing Would be ProudMy Wednesday morning drives to Watertown CT are often hurried as I don't want to be late for the tee time.Along the way, I pass many a flag on residential lawns as well as some businesses. This past week, I saw a flag at the entrance to an elderly housing complex, and it just beckoned me to stop.I try to take advantage of every opportunity, and it worked, as not only did I get the shot, but I wasn't late for the tee time either.Within any elderly housing complex, there are sure to be veterans and if the HOA doesn't allow them to display at their unit for sure they would insist at least at the entrance.Friday Flags:  Watertown Senior Housing Would be Proud
