The Town of Larkspur is located 40 miles south of Denver and West of I-25.   The town was incorporated in 1979 and today is known for the Renaissance Festival held every year in Larkspur and the Yogi Bear's Jellystone Campground.   Most homes in Larkspur are on lots of one acre or more and surrounded by trees.   You will see lots of wildlife - deer, mountain lions, bears (brown & black), foxes, coyotes, and lots of birds.  Going to the grocery store will require a trip to Castle Rock, and depending on where in the town you live, it could be 15 minutes.   There isn't much in the "town", but a gas station, post office, three restaurants, and of course two golf courses with restaurants.   Bear Dance Golf Course is closer to I-25, and Perry Park Golf Course is on the West side of town. The...

Laura has a buyer that found a home, that I am showing on Friday (she will be out of town), that asked her - What do you think - will the Seller take a contingency? I would have said - don't get your hopes up, but the market has slowed (in some areas), so now may be a different story.   Having written a few offers for a buyer lately that was up against other offers, a contingency may not work. Right now, there are 12 ranches and one coming soon, so there may be a better chance of getting a Seller to approve this.    She was trying to get ahold of these buyers and have a conversation about this before she left town.    I told her to include a conversation - the Seller may ask for a first right so they aren't stuck in a contract for too long.
