It occurs not long before winter but it is always welcomed and relished as it seems like Spring time. An Indian summer can last a few days or more than a week. I have to bring up the subject because I have been enjoying these warm days here in Park and Teller county Colorado. It is usually the case that the first snow has me out mending the fences and picking up the gardening tools and rolling up the hoses while my hands are encased in gloves and my face is covered with a scarf.   A Daimond in the Rough     I do have to admit that when it comes to dining out in Woodland Park the really good choices are few. But, if you are headed West on Hwy. 24 take a look to your left as you pass Sonic. The restaurant sits down in a hollow right off of Hwy. 24 East. The welcoming log cabin building is home to some of the best steaks in the state. The menu doesn't stop with steaks. Giant salads, pasta, chicken and seafood are also available. The chef only uses Ranch Foods Direct beef which is a hormone and antibiotic free beef produced in Colorado Springs by Mike Callicrate.   Fred and Gail Brocklesby own and operate the establishment.   When our forefathers drafted the United States Constitution, they intended to do all they could to protect the rights of the citizens of the United States. The reasons for leaving England in the previous century were still fresh and clear in their minds. Their desire for religous freedom, to be free of undue taxation, freedom of speech and press, and to provide a better life for their children (unemployment was very high in 17th century England), prompted many to take that very dangerous journey into the unknowns of America.   And You Think You Have It Bad? We're closer to the end of the year than many of us realize. It's right around the corner. So we'll soon usher out 2008, and bring in 2009. It's been an interesting year, and a difficult one for many, so when I came across these statistics from 100 years ago, I thought it might put things a little bit in perspective. I share them with you here... THE YEAR 1908 The year is 1908. One hundred years ago. The average life expectancy was 47 years.  Only 14 percent of the homes had a bathtub.                                                                                                                                       Bear Sightings In Woodland Park We're expecting a big storm today, so I went out this morning to take more photos of the fall color in Woodland Park and around Teller County. Didn't even get out of the neighborhood before I saw this visitor!                                  It's not uncommon to see bear in and around Woodland Park, especially in the fall when the bear are out seeking as much food as possible before hibernation begins.                                                                                                                             Colorado Aspen   I took these photographs on a "AAA" - Altitude Attitude Adjustment" trip through Colorado's high country. We traveled from Woodland Park to Estes Park, Colorado, then through the Rocky Mountain National Forest, up over the Continental Divide, and down into Grand Lake.                                                                                                                         Seven Point "Royal" Elk in Estes Park - in back of our motel!                                                                                A Colorado AAA A friend of mine likes to take what she calls 'AAAs' - Altitude Attitude Adjustments - which is a trip through the high country of Colorado. This weekend, I grabbed my camera and we were off for fall color, and 'shooting' elk.  I don't think we've ever had an AAA as amazing as the one we took this weekend to the Rocky Mountain National Park. Woodland Park sits at the base of Pikes Peak, "America's Mountain", at an elevation of 8465 feet. It is known as "The City Above the Clouds" due to it's abundant sunshine, and boasts a cozy population of about 7,600. Woodland Park - The History The largest city in Teller County, Woodland Park is about 18 miles from Colorado Springs, traveling west on Highway 24 through the scenic Ute Pass. Once the home of the Southern Colorado Ute Indians, the area developed as a resort town to folks from Colorado Springs looking for a mountain get-away. Many log cabins were built in the area for this purpose, and remain here today as private residences.                                                                          Woodland Park - What's Bugging you? In an article dated September 21, 2008 by R. Scott Rappold, the Colorado Springs Gazette reports that the Colorado State Forest Service office in Woodland Park has received numerous calls from people worried that the dying pine needles they see on their trees are a result of pine beetle infestation. The Colorado Forest Service assures us that what we are seeing is the annual dying of pine needles, and not the result of the voracious appetite of pine beetles. "Many types of evergreens shed their needles in the fall, and especially so in dry years like this one", Rappold reports officials as saying. FICO score - Foreclosure vs. Shortsale? We better know the answer to this one! When the  'short sale' activity began to gear up, the big question I heard over and over was  "What's the difference to my credit score with Foreclosure vs. Short Sale?" Most didn't have the answer, but for those who claimed to, what I heard most often was that short sales had less of an impact on credit score than foreclosure did. As REALTORS, I fear we have a liability to our sellers when answering this question, and we'd better have it right. Before you do anything else - suggest the seller discuss their situation with a real estate attorney an a trusted tax adviser. By now, just about everyone agrees that staging a listed home will bring a faster sale and more money to the seller. Yet, I continue to see listing after listing that scream "Stage Me!"  It's true that not all Realtors are trained, or have the knack, for Home Staging. I have spoken with many Reators that tell me they are not comfortable with telling their sellers what needs to be done, (i.e. pet odors, general cleanliness, etc.), and they're afraid of compromising their relationship with their sellers by hurting their feelings.
