Moose hanging out in the neighborhood this spring. As we spend time this Memorial Day remembering those who have made the ultimate sacrifice in service to America, I find my thoughts lingering upon a friend, a young man who died in Iraq. I am honored to have known and spent time with Marine Corp First Lieutenant Nathan Krissoff. Prior to his enlistment, my family and his enjoyed some wonderful adventures....and we lost someone very special because of a roadside IED in Iraq. (but don't just take my word...google "Nathan Krissoff" for a real definition of hero) Sadly, most of us know someone who served and lost their life in service to the USA throughout the ages. It's blowing and snowing....bringing great moisture for a green summer! April showers bring may flowers....except in the Colorado mountain resorts...then, May blizzards bring verdant summers! Steamboat Springs real estate saw 12 closed whole ownership sales this past week for $8,042,750 in transaction dollar volume. Three million of that dollar volume was a 900+ acre ranch located in north Routt County. There were 5 closed single family homes, 5 townhome/condo sales and 2 lot/land sales. As of today, there are 136 pending sales (excluding the $18 million ranch) for a pending dollar volume of $70,183,699. The average pending price is $516,056 and the median is $359,000. 11% are pending for a list price of over $1 million, 6% under $1 million but over $800K, 10% are between $799,999 and ...

Second-Home Market Strong in Mountain Towns Second home sales jumped nearly 30% nationally last year according to an annual survey by National Association of Realtors, making up about 13% of all real estate transactions in 2013. Dog, Dog, Dog Replaces Location, Location, Location Oh goody, we are going for a ride! My humans are going to look at a home that's for sale (410 Kelhi Court) in a neighborhood called Fish Creek Falls in Steamboat Springs, CO aka Dog Town USA. I really don't care where we go, I just like to go! This is me in my favorite seat. Things are starting off well, as we turn on Kelhi Court we realize it's a cul-de-sac. That means it will be a safe and quiet street for the kids and I. Then we turn into the driveway..... ...just look at that yard! The view to Walton Creek Canyon Week 7 of 2014 shows Steamboat real estate sales of $4.731 million on 9 whole ownership closed sales. Similar to last week's closed volume, there were 4 condo/townhome sales, 3 single family, and 2 lot/land sales. Total pending sale dollar volume on 109 units is $66,813,996. The average pending price is $613k thanks to 2 pending transactions listed for over $6 million, and the median pending sale price is $312,500. 13% of Steamboat Springs pending real estate transactions are over $1 million, including the 6% over $2 million, 7% are pending below $1 million and $800,000 or above, 9% fall between $799k and $600,000, 15% are between $599,000 and $400,000, 9% are in the $300's and 48% are pending under $300,000. Alpenglow after days of snow Whew! This past week snowed me in with a couple of feet of new snow! The reward is beautiful, soft snow for skiing and an alpenglow sunset like this. Steamboat real estate sales are picking up. There are currently 112 pending sales representing total list prices of $81,214,888. Closed transactions this past week produced a dollar volume of $3,600,898 on 9 whole ownership sales. Of those 9, 4 were single family, 4 were condo/townhome, and 1 was a land/lot. There were 2 fractional sales recorded, both at One Steamboat Place. The current average pending price of the Steamboat Springs MLS is $$566,999 and the median is $309,000. Last year, 225 single family homes sold in Steamboat Springs and through the Steamboat MLS.  ( Hayden, Phippsburg, and Oak Creek are not included.)  The average price of a Steamboat home that sold in 2013 was $753,264 with a median price of $535,000.  Homes that sold ranged from a $150,000 for a home in Willow Creek Pass by Steamboat Lake to fourteen homes that sold for more than $2,000,000 including a $5,600,000 home in Priest Creek. Flattops Wilderness from afar This view of the Flattops never ceases to take my breath away! Ok, my first ski report from an upclose and personal perspective in over 6 or 7 years.....the snow is unbelievable (soft with great coverate) ...all over the mountain! Steamboat real estate closed sales this past week were 9 whole ownership properties sold for $3,432,900 and a little over $800,000 in fractional/time shares. Of the whole ownership sales, 4 were single family, 3 were condo/townhome, 1 land, and 1 commercial. Also of note, the average pending sale price has increased to $476,933 and the median price has climbed slightly to $287,000. Luxury Design Has Gone to the Dogs Last week the Wall Street Journal had an article about luxury home owners building and upgrading their homes to suit the needs of their pets. The article, In the Dog House: Pet-Friendly Luxury Design, with a subtitle: With pet ownership at an all-time high, builders and developers are pulling out the stops to please residents of the four-legged variety. I am all for making Fido and/or Kitty comfortable at home, and actually, a lot of the design ideas in the article are good ones.   Last nite's alpenglow while snowshoeing Steamboat Springs....snow, snow, and snowing right now! Skiing in Steamboat Springs is the best it has been in years with a 58 inch base at the summit and a total of 163.5 inches this year, so far!
