So today we took a road trip to Salida Colorado. It was a beautiful drive before the storm and I had a great time talking with my father about the history of that area. When we decided, it was time to eat we stopped by a place called Highway 50 Burger. It was amazing! I had the Fifty Burger and it was delicious also they had one of the best milkshakes ever! I don’t get over that way too often but I think when I go that direction and am hungry I am going to stop in there. It is so convenient right off Highway 50!  03/28/2017

Shedding a Little Light on 2016 Salida Area Home Sales There is a hubub around the country with respect to the market. Most areas are either flattening or beginning a downward turn. As we say, a "Shift is Happening". Our market has followed the Denver market slooooowly. 3 years after Denver started soaring, we woke up, stretched and began recovering at a leisurely pace. This report will first address Salida Colorado Market Trends and Home prices.  The second part of the report will address trends in our surrounding sister communities.The first quarter of 2016 is showing mixed trends for the Salida area. Who took my Salida Real Estate Market Crystal Ball? It is quite annoying when I misplace something like my Real Estate Market crystal ball....Especially when I need to to interpret our market which is NOT marching to the drum of the rest of the nation.  For the past 4 years, markets recovered quickly. Not us. We started slowly 2 years ago and last year, make an 11% jump... fabulous in my book. Now the country is beginning to see signs of a downward shift. Last month I said... NOT US!  Although inventory was going up (more houses were coming onto the market than being sold), prices were still increasing.  Without my crystal ball (if you borrowed it please return, no questions asked), I can only guess. Salida Colorado Home Values... Sell now or Later? In many parts of the country, the market is beginning to shift.... either leveling off or declining. Denver CO agents are alarmed.. they only are getting 5 offers on a property instead of 15 and the market time is increasing... from hours to weeks. Salida Colorado Real Estate Market: When Straggling is good!From leading real estate experts to whispers among realtors at conferences, the news is similar... we are either entering or coming up to a market shift. Inventory is creeping back up, prices are flattening a bit, market time is longer. In the past, the Salida Market followed the Denver market by about 18 months. This time, it took 3 years. We really just started recovering at a decent clip last year....up 11% in sold prices. Because we were stragglers, not following the nation's boom, we may have been granted a reprieve on the shift, at least for now. Home Prices Near Salida Colorado: 2nd quarter 2015 We recently attended the Keller Williams Mega Camp where Gary Keller talked about the beginnings of a another market shift.  The average growth in real estate is about 4% and year and we naturally move in that general direction. Many of the faster growing markets like Denver are already experience a bit of a market softening. Salida Colorado Area Home Prices: July 1, 2015 Across the nation, from 2011 until 2013, the average home prices increased 15%. In our area, home prices went up 7.8%%. That number, similar to the rest of the nation varies greatly as you look at the various communities. If you look at the local graph below, since 2011 we have increased 27%.  In the last 6 months, our home prices have increased 7.8%. Our growth has mostly been in 2014 and 2015. Our market is healthy and not out of control, but prices are going up.We are still in that perfect storm. When you compare our area to the front range or other resort towns in central or western Colorado, our prices are still very good and interest rates are excellent.
