I spent the day showing mountain properties, always one of my favorite things to do, and what was a grey, drizzly day down in town turned into a winter landscape as soon as we gained a bit of altitude - up to around 8700 feet - and the temperature went from the low 60's to the mid 30's. It got me excited to see some early signs of what's to come - my favorite season.

The Crystal Lakes real estate market is doing quite well! 2014 brought new neighbors to 44 homes in Crystal Lakes. That's 10 more home sales than in 2013, or an increase of 29%. The Median and average prices for 2014 are up: Median 2014: $222, 500 - 2013: $175,000 Average 2014: $228,712- 2013: $186,348 Average days on market are down. Listings in 2014 sold for an average of 96% of list price Presently, there are 37 homes on the market, with 3 other under contract. Absorbtion rate= 10.09 indicating it's still a buyers market, but in this mostly recreational/second home market it doesn't feel that way!   Inventory is low and we need more listings! Yesterday I was showing cabins in Crystal Lakes – Crystal Lakes is a mountain subdivision in Red Feather Lakes, Colorado.  It was a chilly day in Red Feather and as the day went on it was getting cooler. A drizzling rain that would certainly turn into a light snow after sundown began to fall as we neared the last cabin on the tour.   Actually, appointments were made to see more cabins, but we simply ran out of time because each stop before  had rock outcroppings and meadows to explore and jaw dropping views that demanded silent deep breathes and extra time to drink it all in….all of which prevented us from moving forward in a timely fashion.  It’s a beautiful place- what else can I say. Red Feather Lakes, CO and Crystal Lakes  Real Estate-Third Quarter 2012   When comparing sales of residential property in Red Feather Lakes, CO and Crystal Lakes to the 3rd quarter of 2011 it looks like this year is only slightly better in sales volume.  We have quite a few sales pending so we’ll have to wait until December to see how the year stacks up. In Red Feather Lakes and nearby Livermore, average days on the market were longer, while average and median prices were higher.  However, Crystal Lakes residential sales are trending with lower average and median prices. Averages don’t necessarily reflect an increase or decrease in value…because a large sale will throw the averages off.   Median is the “middle line” with ½ selling above and the other ½ selling below. It was Friday morning at 8:37 and the West Lake Campground was already full, I'm not sure about the others but I know it's not any fun drving around looking for a place to camp. It's disappointing to get all packed up and ready to enjoy a weekend of relaxation...
