We needed a quick and great family weekend getaway from Parker, Colorado. So we picked the mountains and Crested Butte, Colorado. Check out a few photos on Flicker. Click here. We stayed at the Grand Lodge and the accommodations are pretty good. With two kids (3 years and 10 weeks) there is plenty to do. The resort and the town have tons of fun stuff for our three year old. The pool has been a favorite as well as the awesome playground at the town park. Just got back to the "Grand Lodge" here in Crested Butte Colorado after a day of fun mountain biking. We took a quick trip over to Crested Butte to get away from the heat in Parker real estate and Denver. The weather has been great and the trails are plentiful. I definitly need more practice but in my opinion I think video (even amature video) gives a better idea of a property's floor plan and TRUE size. Bubble photos from virtual tours are missleading and don't give an acurate representation of a property. So I think going forward I will be shooting video of all the homes I list for sale. How do you handle the new loan guidelines that seem to be changing every week. Here's the scenario. You have your Parker Colorado home for sale and a buyer makes and offer. Your Parker Colorado Real Estate Broker confirms with the lender that the buyer is approved for their loan and everything looks great. Everyone is happy at this point. The problem arises when two weeks before closing and after all the inspections and negotiations, the lender calls and says wait a minute we have new lending guidelines and the buyer needs to reapply for the loan and qualify under the new conditions. Working with home buyers and home sellers in Parker Colorado real estate is my passion. Lately I've spotted a new trend and it needs to be talked about. Home inspections in Parker Colorado occur every day. Why are buyers killing real estate transactions for no real reason is the question. It doesn't get to me now like it did 24 months ago but I've noticed a weird trend with buyers that I haven't seen before. Buyers are bailing out of contracts completely during the inspection. I'm not talking inspection items that are hazards or structural but everyday items like leaky faucets, carpet stretching and even GFCIs missing or broken.
