Sidewalks/Streets upgraded in Stonegate Village Parker Colorado- In March 2010, Douglas County started a sidewalk and corner/handicap ramp replacement project that is scheduled to be complete by end of May so that the overlay and surface treatment of the asphalt streets can commence in June. The current project, as of today, will replace between 3,400 - 3,600 linear feet of concrete sidewalks in Stonegate Village Parker Colorado and does not include the handicapped ramps at the corners of each street. Took the kids to the Monster truck Jam in Denver over the weekend. They loved it. We all had a blast and it wasn't very expensive. At least until we valet parked for $20 but to be honest we couldn't pass up the front row parking by the door when it was so cold out and we were a little late. Here it is. The 2009 real estate market report for The Pradera Golf Club. Please make sure to see the FULL spreadsheet here of the sales and numbers. If you consider the pre and post election depression the entire country was in last year and early in 2009 I think the Pradera real estate market did really well. Basically nothing much was selling just after the elections and it took a few months for everyone to cool down before they started re-entering the real estate market. That being said you should take note that while the main market which is homes under the $700,000 level sold really well while the homes priced $800,000 and up fared far worse than the year prior or any previous years. With only 6 homes selling in 2009 with a NET proceeds to the seller of over $900,000 it was a toug...

Today was the first day (or evening) of Winter Wonderlights at the Wildlife Experience in Parker CO. You can view the displayed light sculptures and lighted paths outdoors and visit with Santa and Santa's village inside. Oh, and you should get a glimpse of real live reindeer too! The Winter Wonderlights runs from Dec. 11th through 24th every evening from 5:30pm to 8:30pm. Tickets are $9 /adults, $8 / seniors, $6 / kids 3-12, 2 and under are Free.   Gaspare's is a restaurant and a bakery located in Parker, Colorado. The bakery is next door to the restaurant and it all looked very good and there wasn't a lot left buy 1:00 in the afternoon. The Strawberry Cheesecake really looked good. It's another great way to have fun in Parker, Colorado. If you are looking for a nice place for lunch try their lunch buffet. Not a huge selection but all the food was very good and fresh. My wife loved the Jalapeno Corn Chowder. I tried the sausage and peppers, pasta and broccoli and the tomato with goat cheese salad.   Every year we get the same calls from our sellers and they all want to know if they should decorate their homes for Christmas if the house is on the market. My standard answer is live like you normally would if the house was not on the market. (BUT KEEP IT CLEAN) If you decorate every year then decorate. I should emphasize that if you decorate like Clark Griswold then please tone it down. I have never in 11 years had a buyer complain about Christmas decorations in or on a house when showing homes during the Christmas Season. Realtors and buyers love walking in homes with fresh cooked sweets and the good smells of Christmas.   Miracle? Yep I think so. Investment property miracle is what it really turned out to be. If it wasn't a real estate miracle it was sure a great deal on a sweet little investment property. 57% of asking price is great in my eyes!   Last week I found a sweet little investment condo for a client of mine. This guy had his eye on a newer condo complex in Parker Colorado for over a year. Last year 1 & 2 bedroom properties were selling for between $90,000 and $110,000 in this complex. Just a little too much to cash flow so we kept watching the prices fall through the summer.   When I called him last week we ran over and looked at 6-8 of the available units and were searching for the best deal.
