I heard on the news last night that HUD has introduced a new program to help homeowners facing foreclosure.  They have instituted a program where they are now offering bridge loans of up to $50K to help borrowers transition a difficult time until they get back on their feet to avoid foreclosure. I'm going to check this out further but is seems like it could help some and just prolong the inevidible for others. I guess time will tell.

Foreclosure and short sale help. Price it right with a short sale There are many challenges facing the Colorado homeowner or investor who needs to sell their personal residence or income property in today’s market. We are presently experiencing one of the greatest reductions in market value in recent history. It no longer matters what you paid or what you currently owe on your property. The present value is only dictated by what a buyer is willing to pay for that property in today’s market. In an ideal world a seller would enjoy an offer on their property which would fulfill the payoff requirements of the lien holders as well as pay all the typical seller’s closing costs and hopefully put a few dollars into their pocket. Unless there is substantial equity in the property, in the real wo...

Are tax deductions worth the interest? Should you pay off your mortgage? I think most people should. Today I'm talking about mortgages, paying them off and what I consider to be a load of crap pushed on home buyers by the lenders of America, accountants and YES the real estate brokers. I've never understood why everyone says "oh you have to have a mortgage because you get the tax write off." I say BS. Wouldn't it be better to have a paid for house with no interest payment and just pay the tax? Here's my way of thinking and no it didn't originate from me. I was raised by two depression era grandparents that were basically in a steady savings cycle preparing for the next GREAT DEPRESSION. (BELOW-I may be off a little but I hope you are getting the picture. I'm going off memory as I did no...

Reposted from Jeanie Reed's Blog on Trulia.com                          The Do's Do plan your project carefully. Do shop around before hiring a contractor. Do get a least three written bids on your project. Do provide all contractors with accurate plans or drawings that will enable them to determine the scope and cost of work when requesting bids. Do check with the Contractors State License Board to make sure the contractor is properly licensed, and to check the status and disciplinary history of the license. Do check out contractors with your local building department, trade associations or unions, consumer protection agency, and the Better Business Bureau. Do look at the work the contractor has completed. Do ask your contractor to furnish a completion or contract bond. Do consult with...

There has been much talk in Parker, Colorado this week, regarding a suspicious person driving a green van approaching young children. While this sort of occurrence is extremely rare, especially in low-crime areas like Parker, Colorado, it serves as a reminder to all of us that we need to talk to children about safety, and about what to do if they are ever in this situation. This is especially important during the summer months when everyone is outdoors. Parker is an extremely safe place to live with a very low crime rate, but it never hurts to have a reminder to talk to your children about their safety. If you live in the Parker area, please pass this information onto your contacts. Please stay safe this summer! Press Release from the Parker Police Department

While your first thought when considering the Denver real estate market isn't likely to be the possibility of flooding, it is something to think about when purchasing a home. Historically, the most extreme flooding in the Denver area occurred in 1965. In June of that year, the flood of the South Platte River caused over $540 million in damage, and spread to over a quarter million acres of farmland. On a positive note, the South Platte River flood led to construction of the Chatfield Dam, and municipalities all along the river worked hard to turn it into the beautiful greenbelt it is today. Even though this kind of flooding is relatively rare for our area, knowing whether your home is in a flood zone and what risks you might be facing just makes sense. But what is the best way for you to...

Parker Days Carnival Parker Colorado | Parker Days Parker Days Starts today June 11, 12 & 13th. Parker Days is a big carnival held each year right here in Parker Colorado. Kids across Douglas County look forward to this each and every summer. They set it up differently this year so be prepared. All the rides are now up on the hill away from the center of town. Up by the RTD parking lot. The arts and crafts and food booths are still in the center of town and in O'Brien Park. TIPS: Make sure to bring your own water. Drink and food lines are long and the carnival food stinks. Except the funnel cakes. Load up on sunscreen. Being up on the hill this year we should have a decent breeze but the sun is still going to cook you. Go early or late. Mid day is packed. The teenagers inhabit the park ...

Stonegate is where I live. I love it here and generally have never had much of an issue with the HOA (Homeowners Association) until now. "If it's the last thing we do we will protect this POOL from NON-RESIDENTS" OK what about the people that live here? Apparently several homeowners were angry last year when on occasion some non residents invaded our pool. Evidently these homeowners really made a huge issues out of it and have NOW caused a major problem with pool registrations and getting pool passes. Please understand that I am not alone in this beef. I've talked to dozens of homeowners through email and by phone and know that there are hundreds if not more that are just as angry. Please feel free to leave a comment below. Click the comment link. It seems the Stonegate HOA took it upon...
