There are always a few ways to keep your home warm efficiently in the winter.  These tips and tricks will always help to keep your home warm.  There are no universal solutions for everyone, but tips can help overall.  In Highlands Ranch property management, we try to inform tenants during this time of year of these simple tips.  Using a blast email marketing campaign, you can easily reach all your tenants and clients to pass on tips.                 If you have ever found your downstairs living areas to be much colder than the upstairs, there is a neat trick to try to combat that without overdoing your heat output and making the upper levels a furnace.  If you happen to have ceiling fans on the upper level or the ceilings of your great room, you can reverse the output fro...

This should not come as a surprise, but the 4th of July Parade and Fireworks show for the upcoming holiday weekend have been cancelled in Highlands Ranch. Most cities are also canceling their plans to host fireworks due to the social responsibility of forgoing large events while COVID-19 is still very much present in day to day life. In the face of mass re-openings, certain events known to drawn crowds of large sizes should be avoided. Our Highlands Ranch property management team will still be available throughout the holiday. Just because your public celebration is canceled does not mean you should not do something on your own. I am sure that most people will be making arrangements for their own socially distanced backyard BBQ’s. At the beginning of March, when it looked like we would ...

You probably knew this already, but the Spring Bazaar in Highlands Ranch has been canceled this year. Originally scheduled for Saturday 6/27 from 9:00am to 5:00pm, the circumstances surrounding COVID-19 dictate that they will not be able to safely have the event. We have written about the Spring Bazaar the past few years as part of our Highlands Ranch property management blog series, and it is a further trend of the year that the event has been canceled. With many re-openings across the state and country, certain events just still can’t be held safely even with extreme measures in place. Those events will have to take a backseat until the national situation is a little safer. We will be sure to update our blog as community events become available, as not everything is canceled across th...

Some news on our housing market today, it appears that home building is beginning to rebound. Housing Starts were up 4.3% in May, Building Permits went up 14.4% and the National Association of Home Builders confidence Index’s biggest ever monthly gain took it into positive territory. Freddie Mac believes the economy is turning around and noted that “one segment that is exhibiting strength is the housing market. Purchase demand activity is up over 20% from a year ago, the highest since January 2009.” Fannie Mae is similarly enthused, stating that record-low mortgage rates into 2021 will help prices and builds, plus they are contributing to the amount of 2020 refinances which has surpassed the highest levels of 2003. Every month, this will add billion more of consumer spending to boost th...

Gas prices are approaching the lowest levels they’ve been since 2005 and this summer you may want to get more mileage out the gas you put in your tank.  The best way to beat the dependence on gas is to get an electric car, but that isn’t feasible for everybody.  Until more options become available for sustainable transport, try out these driving tips to optimize your gas consumption. When it’s hot in the summer months you will undoubtedly want to blast the A/C.  This can run through your gas tank pretty quickly if you have it on high all the time. Having the windows down creates drag and wind resistance, which can cause your car to push a little harder to maintain certain speeds.  A good hybrid for cooling involves having the windows down at low speeds and the A/C on low at high speeds. ...

If you are a part of a networking group, you will have to hone in your sales manager moment or minute. This is the best encapsulated version of your services that can educate and request a call to action.  You may have to pitch this over the phone or in person and so preparing your perfect pitch is key.  In Highlands Ranch property management, we are constantly answering similar questions when we field new clients.  The same happens in our many networking events we attend.  Here’s how we simplified our sales commercial.                The first thing you need to do is put it into language that the client or networking partner can understand quickly.  Depending on how specialized your field is, people may only have an idea of what your business entails, and not the gritty ...

You need to stay healthy while deskbound all day. Many of us, whether working from home or now returned to the office, you might be in a position where you need to sit all day. In Highlands Ranch property management, there are many days where you are chained to your desk, without being able to leave for a drink of water. If this is you, or you have done this before, here is what you should do. The best way to make up your healthy habits is to set up an ergonomic workspace. At the office, equipment is set up for you and at home, you will need to put in the extra work. Your chair should allow your spine and thighs to be parallel to the floor when your feet are planted at the ground. Desk and keyboard should be positioned such that your hands are at or just below the level of your elbows.Y...

Preparing your home for a sale can be a daunting task. Suddenly everything that you have been putting off or lived with will immediately be under the scrutiny of discerning prospects. Staging can always help the time on market, and some budgets are larger than others. If you are willing to inject some much-needed cash into the home, you will help your chances of getting it sold much quicker. The first step is to seriously consider a fresh coat of paint/brand new carpet and refinished wood floors. Fresh paint color on the walls injects style and personality into a house that may lack cohesion. If you have multiple different colors that are way too unique to the average buyer, you may want to consider getting everything put back to neutral. If you want to improve even further, you can cons...

Many agents will tell you that it is vital to staging a home before it hits the open market. It is near universally agreed that it typically helps the process and urges the property along quicker towards the end of the transaction. More than half of all agents believe that staging cuts down the time on market. If you have sellers who are not warm to this process, or need to stage on a budget, here are some tips to facilitate that. Many sellers may be drawn to the term “free”. If they are living in place, staging takes a different form. If the home is vacant, the same principles can be applied to attain the feel of the home when you were there. First you will need to remove things and free up space. While living in place, that means to de-clutter in a way that you can keep going day to da...

To continue the Highlands Ranch property management productivity series, this blog will explore how best to optimize your internal clock and the circadian rhythm of your day to day experience.  Remember you must always do the most important things at the peaks in your day.  When you are in the zone and ready to commit your highest output, in whatever form that takes, you will optimize that time fully by doing it during the past.  Determine your best times of the day, and make sure you optimize that day to do all your most important task during that time.  Make sure you have gotten used to scheduling all your important tasks during that time.  You can always ask yourself, if I only get one thing done today, what should it be?  Identify that item and be sure to complete it when you are at...

This week’s Highlands Ranch property management productivity series will focus on trusting your body’s rhythms. Everyone is always talking about maximizing productivity and efficiency, so it can be tempting to view yourself as an unfeeling, dispassionate machine that requires optimization to continue at unchecked speed throughout the work week. No amount of careful consideration, structure and strategy can prevent burn out and a drop in performance. After all, humans are not machines, incapable of only achieving the desirable outcomes it sets forth to do. We must be forgiving of and aware of our limitations as well as our strengths. One of the best practices is to always consider your own body’s internal clock. Your body’s natural rhythms are known as the circadian rhythms. The best way ...

Home buying can be a stressful process, and until you have gotten used to the whole endeavor, there can remain some objections. In Highlands Ranch property management, we have come across many tenants who have become homeowners. We have seen the most common objections to buying and we have learned how to navigate this frequent topic of conversation. The first is always the sentiment that a buyer does not need an agent. People are more and more becoming used to utilizing the internet for everything they need. Listing websites already are offering services where you go entirely through them, and they facilitate the entire process. This can be appealing for people, but it does not guarantee the process will be easier. They can make those claims but using an agent will still be a tried and t...

As the summer progresses use any free time you have to declutter your workspace.  In Highlands Ranch property management there may be hundreds of miscellaneous notes in your system about small items that didn’t need to be addressed right away.  Sort through these and take action to the ones that need it and get rid of anything that may have been handled already.  Follow up with certain tenants to confirm the work was done.  Follow up with owners to see if they are satisfied with the work done.                Go through your work cell phones and delete everything you don’t need any more.  This can be a summer’s worth of contacts that you won’t be talking to any longer.  This includes random people for showings, agents you worked with over the summer and previous tenants ...
