While Grand Mesa is known as the world's largest flap topped mountain, it has it's ups and downs. It does appear to be very flat, but once you get on top you can see the topography is rolling with some peaks including Crater Peak, Green Mountain and the Crag Crest. It's also very rugged in a lot of places. On top the elevation varies from over 10,000 feet above sea level to over 11,000 feet. The highest point is Crater Peak at 11,333 feet. The County Line area (where Delta and Mesa Counties meet) is around 10,500 feet. This is also the location of some great cross country ski trails. There have been no new sales or listings on Grand Mesa in the last month. Right now there's too much snow to get around to even look at property. It's been difficult to measure the snow due to high winter winds. I talked with one of our local water experts, and our best guess is there's probably eight feet of snow blanketing the top part of the mesa. Once again Grand Mesa has some of the best snow in the state. It's a wet snow, too. Snowtel reports at least 20 inches of water in the snow. It's snowing on the mesa right now, so these numbers will be higher by tomorrow morning. Now on to the real estate information for the area. Right now there is probably between three and four feet of snow on Grand Mesa. Quite a bit of snow has fallen up there in the last few weeks, but the last snowfall was a wet one and the ground amount has settled. The last report I heard put us at 105% of our water amount in the snow for this year. That's great news. Let's hope it keeps snowing. I know the skiers and snowmobilers feel the same way. This is the time of year when we don't see much real estate activity on Grand Mesa. Most of the cabins are snowed in, although a few people do live up there year round. If you have a snowmobile and a couple of good shovels I would be happy to set up some showings. The more snow, and the wetter the snow, the more difficult it is to access the cabins.  Nothing has changed since last month's real...

This is the time of year when we really see real estate activity slow down on Grand Mesa. In fact a lot of the cabins have already been winterized for the season. There hasn't been a lot of snow fall so far this fall, but it's coming. Before too long the only way into most of the cabins will be on skis or a snowmobile. If you aren't familiar with Grand Mesa...it gets a lot of snow. In early May of this year there was still at least six feet of snow around the lodges on the top. There hasn't been much change in the real estate listings and sales since last month's real estate market report. Even on an ordinary day with no clouds...the Grand Mesa stands out on the Delta County and Cedaredge skyline and looks beautiful. When we have clouds and weather coming in, the mesa moods change, and it can look really amazing with the clouds settling in around it. Of course the sunrises and sunsets are also beautiful. These pictures were taken from the south side of The Mesa looking at the West Elk Mountains. I had more property showings in that area last night. It was a nice trip in the woods. I shot this one on the fly after spending several hours on Grand Mesa showing cabins. I was tired and still had to go to the office to do some work, so I didn't put much effort into the picture, but I couldn't let this sunset go by.The days are getting shorter, and I'm going to have to start remembering that when I set my showing appointments.  It was a beautiful afternoon on Grand Mesa, but the nights are getting cold. It was 48 degrees when I took this picture. The fall colors on the Cedaredge side of the mesa are still really beautiful. Buying a cabin or lot on Grand Mesa is a bit different than you might think. The Grand Mesa Resort Company owns the lots, and real estate is transferred via a stock certificate. So the buyer is actually buying stock in the resort company. This may sound very complicated, but that's only because it's different than a traditional sale. The process is really quite simple, and it's done each time a lot or cabin changes ownership. Each month I do a real estate market up date on the lots and cabins that are available on the mesa. We haven't seen much change in the market since last month's report.  Sales have been slow again this year. Two cabins sold in all of 2015 and so far this year, three cabins have sold. Cabin sales have been slow but fairly steady over the summer months. Since last months Grand Mesa real estate market report we have seen some new cabin listings come on the market and other activity.  At this time there are seven cabins for sale. Another cabin is pending a sale.  Prices start at $175,000 and go up to $329,000. The average list price is $243,437, and the median list price is $234,000.  Four of the listings have come on the market in the last month.  Two cabins have sold so far this year. It's that time of year when the ice is melting off the lakes and most of the snow that remains on the ground is in the heavily wooded areas of Grand Mesa. After a snowy winter, the summer is finally here. I know it doesn't look like it from the pictures, but trust me on this. These pictures were taken about two weeks ago, and a lot of snow has melted since then. We had some late winter storms that dumped quite a bit of snow on The Mesa, and until just recently some of the roads were still closed. Spring is here...in spite of the winter storm we are expecting this weekend, and there is still a lot of snow on Grand Mesa. This is the time of year when I don't expect to see much in the way of new listings and sales on the mesa, but there is already real estate activity happening. Since last October there haven't been any sales or new listings to report. Now that has changed. Here's last month's report. Keep in mind there's still over five feet of snow on Grand Mesa. 2016 Cedaredge 4th Annual Ice Fishing Contest InformationSharpen those augers. This is another one of those fun winter events in this area. Recent Storms Bring Avalanche Warnings on Grand Mesa Dec 2015Several storms over the last week have dumped a lot of snow on Grand Mesa. While the skiing is great, for both cross country and downhill at Powderhorn Mountain Resort, there is a high risk of avalanche danger in the back country. The state has issued an avalanche advisory that will remain in place on Grand Mesa until at least noon on Saturday the 26th. The state advises that avalanches could be two to three feet deep, and human triggered slides are highly likely. It's best to stay on the groomed trails and avoid back country travel until the advisory is lifted. You can check conditions here. Locals have reported new snowfall amounts of up to 4.5 feet on the mesa. That was yesterday and includes snowfall from all of the storms...

Serendipity Sunday...Snow Scenes on Grand MesaA recent snowstorm in the area dumped about two feet of snow on Grand Mesa. In town we only had about four inches stick to the ground, but it was very wet and heavy and caused a lot of tree and limb damage and power outages, too. Nature does have a way of getting your attention...in many ways. While the storm wreaked havoc in town, the winter scenes on Grand Mesa are beautiful. I'm sure due to the elevation and colder temperatures the snow wasn't as heavy and I didn't see any signs of tree damage. The blanket of white adds a peacefulness to the mountains and has a beauty all it's own. The cross country ski trails are open.
