Greetings from Estes Park! Last night I had the pleasure of attending a housewarming party for one of my first time homebuyer customers. There was a great mix of his mountaineering and music friends, along with his relatives, and everyone was so happy that he finally has a house of his own. We looked for two years for a suitable home in his price range. With interest rates being low and the first time homebuyer tax credit, he was able to afford a home that was perfect for him, that had been out of his price range before. It's nice when the realtor gets hugs of thanks for helping someone find the house of their dreams!

Greetings from Estes Park, Tomorrow is our Duck Race, sponsored by the Estes Park Rotary. The race was started 21 years ago by Steve Nagl of The Wheel Bar and has been a local tradition ever since!  The ducks are dropped in Fall River at Nicky's Restaurant and Resort and travel down the river, sometimes with a little assistance to the Riverside Plaza. The Estes Park Village Jazz Band will be playing from 12:30 until 2:00 P.M., and there will be jugglers, face painters, clowns and assorted local characters until the ducks cross the finish line.  if you're in town, stop by!

Greetings from Estes Park! I have been invited to be a part of a fundraising group in Estes Park, Colorado for a Performing Arts Complex. Local architects Thorpe and Associates have completed the design and now it is up to us to line up matching funds to get this project off the ground. I'm excited! Greetings from Estes Park! I was out in the latest snow with sun breaking through the clouds with the intent to capture an interesting shot of Long's Peak for my blog today. In the blinding morning light, my camera started "freaking out"...I thought it was an LCD screen malfunction, but when I put the photos in the computer, it seems that the problem is more serious. On my camera's way out, it is taking some SERIOUSLY cool shots that I'm hoping I get a few more of before it dies completely!  Here's what my camera thought Long's Peak looked like this morning....

Greetings from Estes Park! The Estes Park Oratorio Society is having its spring concert this afternoon at 3:00 P.M. with a reception to follow. Last night's concert was wonderful, the Chorus did a great job with Randall Thompson's "Peaceable Kingdom" and the Orchestra played Beethoven's "Symphony No. 7" with finesse! This is one of my favorite photos from a rehearsal...it really shows what the Oratorio Society is all about. Young and old, amateur and professionals all coming together to create a thing of beauty.

Greetings from Estes Park! After a snowy Easter weekend, the sun is out, the sky is blue...the first daffodil has poked its head through the winter grass and the first fat chipmunk has come out of hibernation! It's our signal that the busy summer season is not too far away, that snowbound hikes will be melted out and we can go outdoors and enjoy our mountain paradise again.  Real estate listings are popping up everywhere, too, interest rates are still low, and there are excellent opportunities to purchase that home in the mountains that you've always dreamed about. We look forward to seeing you in Estes Park soon!

Greetings from snowy Estes Park! We are getting one of our famous (infamous, maybe) wet spring snow storms. Though we may be ready for more springlike weather, these storms deliver heavy snow loaded with much needed water for the upcoming summer, so we're really happy about that. If you would like to take a peek at what it's doing up here, click here to view the Estes Park Visitor's Center webcam! Have a great weekend!

The sun is shining, the birds are singing, and it looks warm enough outside to go for a hike without a jacket! That's my April Fool's joke...it's really cold and snowing, and we're happy about that because we need to catch up on our snow levels just a bit. But it did make me feel better just to post this photo. Because it WILL be like this soon!  Happy April Fool's Day!

Greetings from Estes Park! In addition to selling real estate, I am fortunate enough to be able to play my trumpet with the Oratorio Society of Estes Park, and also use my graphic art skills to do their advertising and program designs. Our spring concert is coming up in April and will feature classical pieces performed by the Oratorio Chorus, Orchestra and Brass Ensemble. Just about the time that thoughts turn to daffodils and tulips is about the same time it starts snowing in Estes Park. The best part is that the sun comes out again and it warms up to a picture postcard day. Spring skiing is close by, and all the resorts are having the best conditions of the season, just in time for the kids to have a few days off school to enjoy it! So, even though i describe "Springtime in the Rockies" as Mother Nature with PMS, days like this are one of the many reasons we love living here!

OK, so the winters may get a little long here in the Rockies, but the Estes Park residents can still have a great time at a fun local event called "Savor Estes Park" Every Thursday night in March from 4:30 to 7:00 PM, a group of restaurants host a "tour" of sorts. For $3.00 per person per restaurant, you can have a small sampling of their best dishes with a soft drink, beer or a nice glass of wine. Tonight there are 23 restaurants ranging from the Historic Stanley Hotel to Poppy's, The Wapiti Grill and Smokin Dave's BBQ. Last week nearly 1000 people enjoyed the sampling and socializing! For more info, visit http://www.enjoyestespark.com/savorestesmap.php  I'm taking all the boys and a few real estate customers...should be fun!

A few years ago, I ran an ad that had the headline as the ad copy and a photo of my gorgeous dog, Arrow. It went on to say that you should be friendly, loyal, and wipe your feet before you walk on the carpet. Everyone always loved it when the ad was in the local papers. On Monday, it was time for Arrow to go to doggie heaven, much to everyone's dismay. He was 15 years old and had survived cancer three times. After Sunday, he was no longer able to go on our three mile hikes through our mountain subdivision and was starting to have a lot of pain. Not easy to make that decision, even when it is the obvious and kind thing to do. Arrow was a crazy mix of black lab, bloodhound, chow, border collie and great dane. He was pretty much the primary resident of our home and we were his loyal servan...

Greetings from Estes Park! One of the things we encounter in real estate is the thought that "I wish I would have bought that property 10 years ago!" The price was great, interest rates were better and now it would be worth that much more. Wishful thinking in a typical market, however... George Harvey is a friend of mine and a very successful REALTOR in Telluride, Colorado. He will be the president of the Colorado Association of REALTORS next year, and he made the headline statement at the winter meetings in Denver a few weeks back. I think he's absolutely right, we have a rare opportunity at this moment to "buy 10 years ago right now".  Interest rates are low, prices are good...so NOW is the time! Whether you're looking for a residence, second home in the mountains, rental income or co...

Greetings from Estes Park! For the second year, another local business and The Yellow Mailbox Real Estate Services have co-sponsored a Valentine's Day "Road Show" featuring a barbershop quartet called the "Senior Moments" and my sons delivering cards made by their classmates at the Estes Park Elementary School. We started out at Prospect Park Living Center, our local nursing home, then made our way to the Good Samaritan Village and finished things up at the Estes Park Senior Center. I'm not sure who had more fun, the barbershop quartet in one car and me and my kids in another racing from location to location, or the senior citizens being serenaded by the barbershop quartet and receiving the cute elementary school cards!

Greetings from Estes Park! With the tax credits available for first-time homebuyers, and interest rates being so low, now is a great time to purchase a home in Estes Park. I was fortunate to be part of an Estes Park Housing Authority symposium regarding the need for attanable/affordable housing in our area. Since we are a resort town, our prices are above USDA and FHA upper limits. That motivated me to initiate a program for downpayment assistance for the working families of Estes Park. The Board of REALTORS, in conjunction with the Housing Authority, are setting up a non-profit foundation that can receive CARHOF funds, monies from Estes Park Board of REALTORS fundraisers and local donations to aid families in purchasing a market value home that can be above the USDA/FHA limits. I am h...

Greetings! Yesterday, my real estate company sponsored two groups of school kids in a Christmas visit to the retirees at Good Samaritan Village in Estes Park. My 5th grade son's class, with the efforts and support of his art teacher, Valerie Bowles and his home room teacher, Caroline Evans, made ornaments in art class to pass out to the seniors.  The Middle School group that sang Christmas songs to the seniors is called "Friends of Rachel" and was started by the friends of one of the Columbine shooting victims in Denver. The concept of the group is to create happiness for others and inspire them to do the same, creating a widening circle of goodwill. Nice. My son promised the 50 kids that I would provide lunch, so I ordered 13 pizzas from our local favorite, Village Pizza, and the kids ...

Greetings! Our Estes Park Board of Realtors sold report came out yesterday for November.  We experience seasonal slowness in our market during the winter...Estes Park is the location where Stephen King came up with the idea for "The Shining" during his stay at The Stanley Hotel, just as they were getting ready to close up for the season way back when!  In spite of our off-season, properties are still moving in all categories. 9 Single Family Residential properties sold, along with 7 condos, 2 vacant land properties, and one commercial. So, in spite of how cold it is outside, our market isn't in the deep freeze! Happy Holidays, Lisa

Pricing your home accurately is the most important part determining how the sale of your property will go. I've talked about The Art of Pricing Your Home To Sell before. However, I think it is just as important to discuss what not to do when considering selling Real Estate in Estes Park. Market Value is defined by what a willing and informed buyer and a willing and informed seller agree upon. There are many factors that influence true market value and unfortunately, homeowners can easily be swayed into thinking their house is worth more than it is. Remember, true market value is NOT influenced by: Previous Sale Price How much you owe against a property Thats not all: check out my blog for more tips on establishing market value for real estate in Estes Park.
