For years Pit Bull dogs have not been allowed in the city limits, as there had been many issues with violent dogs.  Those residents with this breed would have to search for homes outside these cities. Denver approved residents to have Pit Bulls last week, and in the City Council meeting last night, the council made the decision this would not go to the public for a vote, but voted within themselves and approved this breed in Aurora as well.  This now will be easier to find homes for our Buyers who have this breed.   Residents will have to register them in both Denver and Aurora.

 Our local association offered a class on the new 2021 contracts.  Not all are changing, but a few, and was interesting to hear about the changes. The instructor reviewed the transfer of the Deed, and which ones should be used in Colorado.    During this time, it reminded me of an interesting transaction a few years back. My buyer LOVED this house - it was a 1970's house but had been completely remodeled.  The kitchen and bathrooms and had been gutted, new flooring, new windows, so did not feel like an older home.   The Buyer went pending, and when we got the title work there were quite a few items that needed correcting. Come to find out, the agent knew this homeowner, and he was in trouble financially, and this agent bought it from him, ON A QUIT CLAIM DEED. This was the kicker - a co...

  It is most interesting being a Buyer's Agent, and seeing how many Listing Agents DO NOT put all the details into the MLS.   If you list a luxury home, BE SURE to list the luxury details.    Showed a home last week that had a huge walk-in pantry that you could not see from the photos.   There was no photo of the loft, no mention of the SIX burner gas cook-top and again, could not see this feature in the photos.    This home had been on the market for almost 3 months, and wonder if it would have sold quicker had all the details been listed?   Will the cedar-lined master bedroom closet make a difference?   It may to the Buyer that loves the floor plan! When I am working with Buyers and looking at listings, it gives me lots of information to share when I go on a Listing appointment.  I DO...

 You found the perfect home, and you need possession right after closing.   BUT, the Seller has not found a home, and asking for a rentback for a month.  What do you do?   Is this the right situation for you?First, the Post Closing Occupancy Agreement spells out to the both the buyer and seller, how long the Seller can remain in the property, who pays for the electric and gas, and water.   Also, this document has an area to require the Seller to keep insurance on the property after closing.  (After closing, there is no homeowner's insurance, so they will need renter's or contents policy.)   Buyer also has the right to ask for a daily rental fee (usually the amount of their daily mortgage, but if competing with other buyers, sometimes this is waived just to get their bid accepted.)I have...

 All these years, when I remind clients to change their clocks for Daylight Savings Time, another reminder was for everyone to change the batteries in their smoke alarms.   In the newer homes, this meant, A LOT of 9-volt batteries!   (now that they go in all bedrooms, hallways, etc.) I had to buy a new one recently and discovered Kidde has one now that has a long-life battery, and lasts for TEN YEARS.   No chirping at 2 am now!    SO, if any of your smoke alarms are starting to turn a bit yellow, it could be time to change them out anyway.   This could be a good time to get these new ones, and never hear another chirping alarms for YEARS.

  Happy Thanksgiving!         Hope everyone enjoys a safe and peaceful day with friends and/or family.  Today I am grateful I can share an abundance of food on my table, have a roof over my head, enjoy a good real estate market and am surrounded by friendship.      Today we can be thankful to be able to enjoy Thanksgiving, and wishing we could do our normal gathering, but not this year.   Thankful I will have a warm meal on the table, and don't have to travel far to enjoy this day!  We have buyers ask this question all the time.   Here in Colorado you or I could become a home inspector today, with or without experience. The State of Colorado has had a few bills that have been attempted to get through the channels but keep hitting roadblocks.    I have heard it will again be submitted this year. HOWEVER, there are inspectors that have gone through official training, passed exams on each aspect of a home, and gotten "certified".   These candidates go through training in ten days to 4 weeks. There are a couple of organizations they join and there are meetings and communications to keep inspectors aware of new issues and changes they may experience in the field to keep them updated.   The inspectors I use carry appropriate insurance also. When a buyer needs an inspect...

 Buyers have choices when ready to buy a new home - either resale or brand new.     Builders right now are being very picky when it comes to Buyer representation.    If you sign in when you visit a new community or put a check down for a lot, you cannot have a REALTOR represent you.  We MUST attend with you on the first visit.   Over the years, builders change their rules, and that is where we are right now in 2020. The sales representative DOES NOT represent YOU!  They represent the builder and their best interest!    I have had a few buyers needing over and above representation during a transaction, as things were not progressing how the buyer had thought and contracted for.   I have even had builder upper management at a closing because of issues that still were not addressed before ...

  Denver has seen a couple of snowstorms, and the thought came to me - wonder if I have all the necessary needs in my car just in case I break down.   I had to put those scrapers back in the car!   This weekend we are to possibly see more snow. Some items you should have in your car during the winter months --- ` Water ` Blanket ` Gloves & Hat ` Breakfast bars and water  - Emergency kit ` Flashlight ` Windshield scraperand a roll of toilet paper! The Red Cross suggests extra winter clothing and a utility knife as well.   If you have a medical condition, extra medicine should be included in this list.     If you should get stranded for a few days --- what would you need? Cat litter is really good if you should get stuck in the snow, and even a small shovel is a good idea.   Be sure your ...
