I showed a home over the weekend to some past clients that are very savvy.   I have done 7 transactions with this specific family, as I do think they really like to move. This home seemed to check all the boxes they were trying to achieve before we got to the home, and could feel the excitement on the phone!    There are only 30-minute showing times, so absolutely have to get to the home on time, so you can spend the entire 30 minutes checking the home out! This home was built in 1977, but completely remodeled.   In the eating space of the kitchen, there were some noticeable black brackets on the beams, like there had been some shifting and repair done.   The home had fresh paint, so maybe repairs were just completed?   This made the buyers pause, as they did love the home, location, ba...

 The stats are out for the month of February, and it was a busy month!   As of the end of February, we experienced SERIOUS low inventory, down 8.2% over one year ago.  I think many Sellers are nervous about being able to locate a replacement home!       The following data is courtesy of Joan Cox - House to Home, Inc. GOOD NEWS - this past weekend we saw a huge uptick of more new listings than past weeks, and sure hope this trend continues.   It will be much easier on buyers! We are seeing homeowners pricing their homes higher than "fair market value", and also seeing offers WAY over list price.   Appraisers are trying to make it work, but it helps when buyers "make up the gap" between the purchase price and appraised value. See what homes are currently available - Active Homes for sale ...

Just as we were enjoying springlike weather (60's and low 70's) in March, we hear there is a doozie coming our way.   The last storm brought nearly a foot of snow, and luckily it did not take long before it all melted, as warmer weather appeared right after the storm. This next one coming from the West has some forecasters expecting more FEET of snow depending on what path the storm takes.   If it breaks from the ridge, and the low goes over Albuquerque, there have been reports of 10" to over 2 FEET.  No one is willing to make a prediction this early. March is our snowiest month, but also every week we see really nice days with high temps, full sun, and bright blue skies.   This is when our foliage gets a bit confused!

You won't want to miss this unique event in Leadville Colorado!    You won't see horses and skiing just anywhere! The point is to collect the rings as you are going up the jump (which is 4-6' high), and don't crash on the way down as the horse is pulling you!   You are at the mercy of how fast (or slow) the horse is going.

 In many cities across the Country over the last few years, have enjoyed a very strong Seller's market.   It is not unusual to see multiple offers in a few hours of a property hitting the market.   With extremely low inventory, Buyers are scrambling to "win the bid" on a home in any manner they could.   What is secret potion?   I know my Buyers have asked if they could submit one. We saw many Love Letters attached to offers trying to pull on the Sellers' heartstrings to have an accepted offer.   Many of these letters violate the Fair Housing Laws put into place to protect special classes.    The letters plead to the Sellers that their children can grow up in the home, play in the yard, or a single mom have a desire to purchase.     What do you do with these Love Letters? Our Colorado De...

The Gas Company (Xcel) had some helpful hints in their latest bill --- BE ALERT! Keep gas meters clear of snow and ice! - Routinely check the outside gas meter and surrounding area for snow and ice buildup. - Gently clear snow and ice from the gas meter and any associated piping, and divert any snow and ice gathered on rooftops away from it to avoid a dangerous situation.- Keep the path to your gas meter clear, but avoid using snow removal or sharp equipment on and near the meter. Here in Denver, we got a foot of snow Wednesday overnight, but the rest of the week looks sunny and warm.

 All Realtors have been there!     You walk into a listing presentation, the smell hits you smack in the face!    You SO try to ignore it, but upon closing the front door, you see all the black fingerprints on the back of the door.    As you carefully walk around all the shoes PILED around the front door -- you wonder as you walk on the filthy carpet, when they decided to remove shoes!    The dog that has not had a bath in a few seasons, is jumping on you and make a mental note. As you enter the kitchen, you understand WHERE the smell came from, as you see the overflowing trash, and the dirty dishes in the sink.     They apologize they did not have enough time to pick up before I came over!      (They called the week before for this appointment, so you know how this is going to go....) ...

This is a perfect example of why we here in Denver don't mind snow....  It was mid-55's yesterday. Checked outside before I shut down for the night, and was surprised at how much snow we had gotten, and was still snowing.    What a pretty sight.  Still only got about 3" it looked like this morning.  But, this morning was even prettier, as the snow with the absolutely blue sky was such a wonderful sight this morning!

 In Denver, I always watch the weather when I have a listing coming on the market.    This weekend and early next week we have a DEEP FREEZE plus snow rolling into the Denver metro area.  I woke this morning to hear it is only 10 degrees outdoors.  This weekend the highs will be in the teens, and expecting negative numbers overnight. When you have a vacant listing, and there is snow, you need to be sure to have someone shovel for the showings.   Also, keep the heat on, if it is too cold in the listing, buyers won't stay.   If there is too much snow, some buyers will opt to miss out, rather than risk an accident racing to a listing in this type of weather. There is a lot to think about when you have a new listing --- PHOTOS - taking these with full sun is optimum, but at least behind the...
