I don't know about where you live, but here in Denver we're searching for warmer weather! The spring has been by turns cloudy, cold and windy, or warm and wonderful.  I can't get my morning glories to do much more than just endure, growth is out of the question.  And all the rest of the container plants on my 26 foot long balcony are longing for a little heat to start summer growth. But when I look at the average for June 1st over the last several years, it's only 74, which isn't all that warm.  So my impatience will be rewarded, but not for a couple of weeks.Meanwhile, here's what's growing now.  Thank God for spring flowers! What's growing in YOUR garden??For information or questions about Denver gardening or real estate contact Judith Clausen at Buyers Advantage Real Estate of Metro De...

Downtown Denver, revitalized during the 1970s, has continued to keep pace with Denver's growth and is a vital center for living, working, entertainment and dining. In fact Denver is second only to San Francisco in restaurants per capita, and has more microbreweries per capita than any city in the country. Denver is ringed with world-class shopping areas, including a thriving downtown shopping venue, the 16th Street Mall.  Denver's downtown is the 10th largest in the U.S.  For information or questions about Denver real estate contact Judith Clausen at Buyers Advantage Real Estate of Metro Denver, 303-587-3509.

Downtown Denver has big plans to develop its newly designated Theater District as an entertainment destination for visitors and locals along the lines of New York's Times Square. What is already an entertainment venue for theater, ballet, the Colorado Symphony, the Denver Convention Center and plenty of restaurants will become a place for street theater, moveable public art projects, music and lit screens on the sides of buildings along 14th Street from Lawrence to Colfax. The first event is Fridays in the Park featuring bands at the Sculpture Park behind the Denver Center for the Performing Arts.  Fridays in the Park starts June 15th from 4:30 to 7:30 p.m. and will run through August 17th.The 14thStreet Initiative which plans to widen sidewalks and develop a lively streetscape inspired...

Traditional buyers, who don't use the internet, only do research for 1.7 weeks.  Traditional home buyers spend an average of 7.1 weeks looking for a home with an agent, whereas internet buyers bought their home spending only 2.2 weeks looking with their agent.Internet and traditional home buyers all use the internet, but 86% of internet buyers started doing research before looking at homes, while the other 14% only started searching the internet after they started looking at homes but before they contacted an agent.  Internet buyers looked at an average of 6.7 homes, but traditional buyers looked at 15.4 homes on aver...

Membership to Denver Zoo must be the best deal around! Open every day of the year, Denver Zoo is home to an amazing group of creatures one never tires of watching. Denver Zoo has been at the forefront of conservation and design. In the early 1900's Denver Zoo created the very first naturalistic habitat known as Bear Mountain. The creation was built by creating plaster casts from actual Rocky Mountain hillsides in Morrison, then reconstructed on the Zoo grounds for a bear habitat. Innovative tradition continues as Denver Zoo prepares to build the Asian Tropics Exhibit. The vision is to bring endangered Asian Elephants into a large 10 acre habitat where they can live and breed. The habitat in itself will be divided up into five sections where the various animals will rotate throughout the...

Today, I sat down to read the May 18-24 edition of the Denver Business Journal http://www.denverbusinessjouranl.com/ , as a real estate professional I was impressed by the number of stories announcing the ground breaking of residential housing projects in the central core of Denver, Colorado. By far the most ambitious of these is being carried out by my client and friend Randy Nichols of The Nichols Partnership. The project is known as Spire Denver http://www.spiredenver.com/ and when completed it will be one of the largest buildings to grace the Denver skyline and "the tallest residential tower between Chicago and Las Vegas" according to Randy Nichols. Spire Denver is a forty-one story condominium development located along 14th Street in the heart of Downtown Denver, which is becoming ...

As you were lying on the table making a contribution for life in the form of donating blood, you probably were working with professionals from the Bonfils Blood Center. I've heard the name over the years and was aware the Bonfils family were philanthropists that made a huge difference in Denver. So, just like Bonnie Brae, I decided to do a little more research and find out more about them.Frederick Bonfils - (1860-1933)Frederick has a bit of a checkered past. He and Harry Heye Tammen bought the Denver Post in the late 1800's. The competition between the Post and what was the more popular Rocky Mountain News newspaper got heated. In 1900, the Post was working to get convicted cannibal Alfred Packer out of prison and attorney, William Anderson, was assigned the job. After an intense argum...

I often run across a great idea or a new way of providing great service to the real estate community and the home buying public at large. My response is usually, "I wish I would have thought of that," and I move on. The next best thing to creating the next big thing is being ask to be a part of someone else's brain child and so it is with the Real Estate Libraries http://www.relibraries.com/ located at the Cherry Creek Mall in Denver Colorado http://www.shopcherrycreek.com/. Touted as "a preferred real estate resource," the Real Estate Libraries is truly a unique way to showcase Colorado Real Estate allowing buyers and sellers to obtain information from variety of builders and real estate companies. Neighborhood Evolution: Aesthetic Plague or Financial Bonanza? The urban redevelopment occurring in Denver comes as a surprise to no one. But unanswered questions about this transitional process taking place in our neighborhoods has left residents unsettled. Questions include: What will my neighborhood look like in the future? What is the source of the pressure to change? What are the tools available to control what seems to be uncontrollable? And, finally, will these investments have a positive financial impact on my home? Denver’s development trends are complex and are very apparent in metropolitan neighborhoods such as Jefferson Park, the Highlands, Congress Park, Cheesman Park, Capitol Hill, City Park, Hilltop, Belcaro, Bonnie Brae, Cory-Merrill, Platt Park and Washington Park. Urba...

One of the many beautiful residential areas in Denver is the Bonnie Brae neighborhood located between University Boulevard on the west, Steele Street on the east, Exposition Avenue on the north and E. Mississippi Avenue on the south. So, who was this wonderful neighborhood named after? So began the search for the infamous Bonnie Brae. She must have been a fascinating person with neighborhoods, restaurants and charities named after her. It turns out that Bonnie Brae is actually Gaelic meaning "Pleasant Hill". Whether or not there has been an actual person named Bonnie Brae I'm not sure, but this neighborhood was planned and named in 1923 by Saco Rienk DeBoer, an influential Denver city planner, to have the feel of a Scottish village inside of Denver.Houses were first built in 1923 but de...

Flat Jonathan rolled into town this weekend with Active Rainer Kristal Kraft after a fun-filled road trip to Denver he was ready to get out of the car and take a look around the city. After reading my blog at http://www.denverfresh.com/ he really wanted to take a bike ride through the paths of Denver so we started out at the REI Flagship store to get him decked out with a bike.  Safety first, so we got him a helmet.  To our dismay the REI had NO bikes available for a 9-inch tall FJ?!  After a little persuasion he convinced me that I could pedal the both of us on my bike.  We worked up quiet the appetite pedaling the Cherry Creek path and needed some fuel.  Jonathan couldn't help but comment how fit and active the Denverites were and how he'd love to take some steps to having healthier ha...

The number of Denver homes and condos sold in April increased by 2.92% over last month and 2.3% over April 2006, an active buying season.  Average sold prices for single family homes increased 6.76% over last month and 1.12% over last year this time.  The exception in activity and value was in the condo/townhouse market which saw a drop of 3.34% over last month and 7.02% from 2006 in the number of condos sold, and a drop in value (average price) over last month of .49% and over last year of 2.97%.  Experts attribute the drop to overbuilding in the condo market, and predict it will continue throughout 2007.Homes were selling faster than they had during March 2007, largely due to warmer weather and the beginning of the traditional spring selling season.  Average days on market for single ...

Everyone knows that Denver has lots of foreclosures.  The problem is that there are lots of first-timers who think they should give it a whirl.  I've currently got a few contracts pending with banks and all of them are with investors, or seasoned buyers.  Aside from the usual things to watch out for with foreclosures:"AS IS": that's right, forget about getting out on inspection issues, you are going in unprotectedRedemption: one must remember that homeowners have over two months to get back into the home if they can come up w/the cash.Property Disclosure: you probably will not get a peak at a property disclosure, so you're flying blind.Title, etc...But you've also got to deal with THE WAIT.  And when you are emotionally charged up about buying your first home it can be a tremendous stre...
