I'd been waiting for weeks to see one of my favorite movies, Indiana Jones and the Raiders of the Lost Ark. The night was finally here, so I packed up my car with my favorite lawn chair and snacks and headed out in the direction of Sloan's Lake to meet my sister and her husband. I arrived a little early. It is a beautiful area. People were out riding bicycles, water skiing and jogging. Even Indiana Jones was there to entertain the crowd.I did a little recon before the movie. Here is a quick summary of May 2007 home sales in the Lowry neighborhood. The area is generally located between Yosemite Street (east) and Quebec Street (west), E. 11th Avenue (north) and Alameda Avenue (south). There is a small pocket that extends out a few blocks west from Alameda Avenue to 2nd Avenue. The Lowry neighborhood was developed as a result of the Lowry Air Force Base closure. It is a wonderful community that has a variety of parks, the Lowry Town Center and neighborhood activities that are scheduled year round. According to Denver Assessor’s Office, University Hills neighborhood has the fastest growing property value of 38.36% from 2005 – 2007. Median house value in 2005 was $247,700 and now grew to $348,250 in just 2 years! Country club’s million dollar homes are also gaining big! Ranked as number two, the median home value has hiked up 36.34% from $1,047,700 to $1,599,900 in just 2 years. Other hot markets are University Park (33.23%), S Cherry Creek(32.72%), and Polo Club(32.35%). The amount of foreclosures in Denver is going through the roof! One out of three sales we deal with here is a foreclosure. OUCH!!! Then everybody blames the lender for writing those risky optional ARM loan which provides a teaser rate and resets shortly after, pushing the home owners out of their homes after the payment is increased drastically.  So, here is a question you may ask. If lender knows that you can only afford $1500 a month payment, why would they give you a loan that will reset to $3000 a month payment a short time later? Well, if the interest rate stays as low and the housing market continue to go upwards, then it may not be such a big problem. But it is just not the case right now. Somebody made a wrong bet. A while ago, I came across two properties in Congress Park area that were selling for the same price, but totally different architectural designs. The first one is a roof top modern penthouse. Check it out: If you are wooing and wowing, that was the exact reaction I had when I saw this place. Now, let's look at another property that has more of the early 1900's charm that was selling at the same price: It's an ideal 3bed/2bath house. Nothing jaw dropping, but very practical.
