In January of this year, I moved into my 1927 Bungalow. I’ve owned the house for 3 years, but it’s always been a rental. I never dreamed I could actually fit into a 950 sqft home – after all, I’m an adult with lots of stuff. My last 5 houses (I move a lot) have been much larger – specifically, 2,500 sqft, 2,700 sqft, 3,300 sqft, 1,700 sqft and 2,300 sqft. Well, life throws you curve balls sometimes and I found myself moving from my 2,500 sqft home-in-the-country to my Classic Bungalow-in-the-City. I love it. I absolutely love it. It’s a traditional Bungalow – living room in the front with fireplace, dining room in the middle, small kitchen in the back. Two bedrooms and a bath on the side. Why gamble with your new listing?  Am I to believe that Realtors gamble that they know more about staging than a stager with formal training?  It's possible, but not likely.  I used to be a Realtor who thought I had an "eye for design."  And, I did.  However, after formal training to be a home stager, I found out I had a lot to learn. I'm sure Realtors don't tell their sellers they want to save the low cost of a home staging consultation, and "do it themselves" for a period of time first.  If it doesn't sell after several months - then they call in the "big guns?" Why gamble with your commission?  Call a home stager BEFORE your listing goes on the market, BEFORE the photos go on the Internet, BEFORE your open house, before the negative feedback, and BEFORE your price reduction!

To stage or not to stage - that is the question . . . You do NOT have to stage all your listings - only the listings you want to sell in half the time or less! I would gladly pay as a Realtor (if I were not already a certified home stager) for a home staging consultation for an owner-occupied home, and get paid a commission at the closing table in half the time or less.  What about you?  Sounds like a "good investment" to me. Several Realtors I work with repeatedly call after their listing has already been on the market 60-90-120 days or more.  I go to the seller's home, do my home staging consultation, which includes an interior redesign (most of the time), plus a full report listing a minimum of 40 items or more that we (the seller & I) did when I was there, and things to be completed...

Home staging is NOT a new concept, although it appears to be a new concept to most of the Denver area Realtors.  New home builders have been staging model homes since the cave . . . Why?  They know the importance of drawing on emotions to sell their product.  The model home is the first home built in the community. It's been my experience as a Realtor for over 14 years, and certified home stager, that when I go into a model home with my prospective buyers, they usually fall in love with the home via the furnishings and decor.  They start to imagine themselves living in the home, entertaining in the great room, cooking the holiday meal in their new kitchen - their new lifestyle.  We then leave and go directly to the "spec" home that is available for the buyer to move into.  Once we arriv...

School search while relocating? My kids know everything, they don’t need to learn. They certainly know way more than I do - and they won’t hesitate to point that out on a daily basis. But some people seem to want to provide an education for their offspring. Cheesman Park Congress, which had originally designated the acreage for burials, switched it to park land at the request of Denver officials. By 1894, graves had been relocated, burials suspended, and the area fenced, but the incipient Cheesman Park remained barren and deserted until landscape architect, Reinhard Schuetze, drew up formal plans in 1898 that included a lily pond, Pavilion, and rows of Linden trees. An exciting event is on tap for this Sunday, May 4th in the University Park neighborhood. The annual University Park Home Tour will include five fabulous homes as well as tours of the historic Chamberlin Observatory in lovely Observatory Park (”O Park”). The home tour begins at 11 am and ends at 5 pm. Tickets are available at University Park Elementary or LuLu’s Furniture and also at the door (the school ~ 2300 South Saint Paul Street.) I had a little time this week between meetings so I stopped in at City Park to take a few photos.  Spring is definitely in the air in Denver, the flowering trees are blooming, the grass is greening up and even the ducks and geese seemed to be celebrating.    I don't get extra time in the city very often, so it was a treat for me.     So far this week, the weather has been really nice in Denver.  A little overcast here & there but warm and mild.  But it sounds like tonight yet another cold front is going to blow in and we will have some rain or snow tomorrow.  Rain I can live with, but I am officially now tired of snow.    Even if it snows, I highly doubt it will stick to the ground - maybe the grass if its cold enough, but it would have to be a really big storm to get accumulation on th...

As you may have heard, the Denver City Council had a marathon session on Monday night - rumor has it that it finally broke up at 3am! I say "rumor" because I gave up around 9pm - I'm a lightweight when it comes to political events. The topic at hand? Whether to approve a request to "downzone" two sections of my beloved Northwest Denver neighborhood in Sloan's Lake and West Highland. "Downzone" means, in this case, to change the zoning of an existing property from R2 to R1. Why downzone? To stop the destruction of existing single-family homes and the subsequent construction of multi-family homes, specifically duplexes and triplexes.
