The Golden Triangle Neighborhood Association & The Good Neighbor Committee started our Litter League in March.  Each Saturday morning volunteers meet at Daz Bog Coffee at 9:00 to get bags, gloves, and extenders.  We head out in pairs to gather trash from the sidewalks, parking lots, and gutters of our streets.  After an hour, we meet back at Daz Bog for complimentary drinks and lively conversation.  Each week the volunteers may vary, depending on personal schedules.  We want to thank the Front Range Cycle Club for their volunteer efforts on behalf of the Litter League. This week we had 16 volunteers picking up litter in our neighborhood - be an ambassador for your neighborhood and pick up litter and listings

The Denver real estate market is like the old saw about a riddle wrapped in a conundrum wrapped in an enigma. I wish my crystal ball was working better, but I’ll have to rely on instinct, experience and my best guess. Here are some statistics taken from the Denver MLS for May 2008: The upshot is that we have 9 1/2 % fewer properties on the market than we did a year ago, and .62 % fewer than the month before. The dreaded “over-supply” of inventory seems to be diminishing during the season one would expect to see more properties coming on the market, not less. Days on Market The number of days homes are on the market is shortening as well. The average number of days a house is on the market right now is about 100. This equates to a 3 month supply - what analysts consider a balanced market...

Last night, 6/17/08, on the NBC Nightly News, a  piece featured Denver as the "Poster City" for light rail.   The piece is touching on topics that have to do with rising fuel costs and maintaining a quality of life and traffic issues and they looked at Denver's Light Rail as an example.  You can view the piece in its entirety here.  There is another short piece online that was not on the air here as well.  For quite some time I have known many folks that have used light rail to commute into downtown Denver, for many - reasons varied from saving fuel, to saving parking costs, to staying out of traffic.  I also have known one person that made it a point to let others know, it just increased his "me" time, he was able to read uninterrupted twice a day for 20 minutes each way.  That actuall...

Frankly, neither do I. I've made the executive decision that the Foreclosure market is not my thing. In the late 90's, I worked with a lot of investors, but that was a different world - one in which the sellers actually seemed to want to sell! I've heard so many horror stories of deals that seemed too good to be true... and were. Or sales that dragged on and on for months only to eventually disintegrate after wasting an incredible amount of time and energy. Nonetheless, today's Denver market does offer incredible opportunities for the amateur or professional investor and I'll bet a lot of us will wish we'd taken advantage of one or two of them... An article from The Denver Post, reports that the former Fontius Department Store building under renovation on the 16th Street Mall has its first tenant.  Sage Hospitality Resources, a Denver-based hotel-management and development company, plans to move its corporate headquarters to 32,000 square feet on the historic building's three upper floors.  Sage president Walter Isenberg said, "Staying downtown was a priority.  We like the location, and we like the style of the building.  It's historic; it's got high ceilings; it's got beautiful windows.  We've done a lot of historic preservation ourselves, so we feel this is a good fit for us."  Tami Door, president and chief executive of the Downtown Denver Partnership said, "The partnership is thrilled to see such a prestigious tenant locati...

An article from the Rocky Mountain News, reports that the six-story, 69-unit luxury unit Monroe Pointe condominium tower officially celebrates its opening in Cherry Creek.  Bruce Rifkin, a principal of Monroe Street Development who co-developed the $64.5 million building said, "There's a misconception out on the street that we're sold out."  According to Rifkin, one reason is because pre-sales were so brisk at first that many in the real estate industry thought all the units had been snapped up.  Partner Stuart Rifkin said, "The other big misconception is that we only have super-expensive units for sale.  But we have units priced from $350,000 to close to $2 million."  About half of the units have been sold with the price per square foot around $490.http://www.rockymountainnews.com/news...

An article from The Denver Post, reports that last year, the Sisters of St. Francis agreed to sell most of their land to Urban Ventures LLC.  The deal depends on a rezoning, which was approved by the Denver Planning Board.  The City Council will make a final determination in August.  Roughly 18 acres of the 25-acre parcel, extending northeast from 52nd Avenue and Federal Boulevard, would go to Urban Ventures.  The Sisters of St. Francis would keep most of the remaining land.  The deal's terms include the construction of new, condo-style residences for the six nuns who live onsite.  They will continue to own and operate Marycrest Assisted Living in an existing facility. Also remaining will be a transitional home that houses 19 women and children, operated by the nonprofit Warren Village....

Good news for buyers!  It's not too late to buy near the bottom of Denver's real estate prices.  Although May median prices for single family homes showed a slight increase (1.8%) over April of this year, the decline (9.8%) over May 2007 was significant. For condos the median increase in price from April to May 2008 was 10.03%, but dropped 4.5% from May 2007. The steady increase in median price since the first of the year is largely seasonal.  2007's high point came in June when the median single family home was $263,000 and for condos was $157,950. The number of homes sold declined by 8.2% from May of 2007.  The credit crunch earlier this year took a toll on sales.  But with credit requirements loosening the number of home buyers may increase in June.  In May FHA increased loan limits ...
