It’s that time again! Time for Denver Real Estate Statistics, and I’ve got a great deal of information this month. The chart is provided by MetroList, metro Denver’s MLS provider. For the past several months we’ve continued to see inventory declining - number of homes on the market going down. What that tells us is that we’re on the road to a more balanced market. As fewer and fewer homes come on the market, you’ll notice that homes are beginning to sell faster. That’s due to the fact that buyers are now competing for homes where they once could just move on to another if an offer didn’t pan out.  Recap of First Half 2008 Home Price Performance By Lon Welsh and Terry Wenze, Your Castle Real Estate. The average home price in Metro Denver increased +2% in the full year 2005 to the full year 2006. Comparing 2006 to 2007, the average home price across the metro dropped 3%, to $303,000. The half of 2008 was $275,000 vs. the first half of 2007 was $306,000: a 10% decrease. These numbers will be slightly different than Metrolist, as they are just Denver Metro and don't include outlying areas like Fort Collins, Colorado Springs, or Boulder. The average price of a foreclosure dropped -6% to $168,000 in the first half of 2008. The average short sale was steady at $212,000. The average price of a non-distress sale decreased 5% to $352,000. Recap of First Quarter 2008 Condo Price Performance By Lon Welsh and Michael Canon, Your Castle Real Estate. The average condo price in Metro Denver decreased -2% in the full year 2005 to the full year 2006, from $190,000 to $187,000. Comparing 2006 to 2007, the average condo price across the metro dropped -3%, to $180K. Looking at the first quarter 2008 vs. the first quarter of 2007, prices dropped 4%, from $175K to $169K. The average price of a foreclosure or short sale condo dropped from 2006 from 2007 by -6% to $108,000. The average price of a non-distress sale increased +2% to $211,000. Sales volume in January and February of 2007 was 1,316. In the same period in 2008, it was 1,223, or -7%. Some areas did better than others. Comparing 2006 to 2007, the average home price across the metro dropped 2%, to $311,000. The first quarter of 2008 was $278,000 vs. the first quarter of 2007 was $296,000: a 6% decrease. Note that prices in the first quarter are usually a bit less than the rest of the year. This is because families that tend to purchase larger, more expensive homes tend to move in the summer months when their kids are out of school. Where else can you combine the  Denver lifestyle in a new-classic neighborhood along with some good old-fashioned family fun? At this weekend’s Lowry Glory Days festival. The Lowry neighborhood is a prime example of infill development at its best.  The old Lowry air force base was recomissioned in the 1990’s and turned into a premier area for Denver residents who prefer newer construction but still want to remain city-close. Putting my own sweet little Denver Bungalow on the market today. Voluntarily. Intentionally. No, I don't have to sell, but my market is HOT! Yeah, seriously! My part of town is known as Northwest Denver or Highlands... and it's quite the trendy spot. In fact, my zip code (80212) was written up last spring as being the 2nd highest appreciating zip code in Denver at something like 18%. And I believe it! Here's a virtual tour of my beloved 'hood. I saw this video, laughed out loud, and immediately though that this is what I feel like dealing with the incompetence among the countries big lenders. Stonewalled and ran around, day after day, their actions and attitudes communicate an overwhelming aire of indifference! [Read examples from previous posts here and here ] If you are considering the purchase of a foreclosure or short sale, please bring your patience. It will be needed, I promise! If you are an exec at one of these mortgage companines, Please get your act together and try and make the process easier for everyone (it will become more profitable for you!) Plus, my head hurts!

On Wednesday August 28 I was invited to go to Sunfest, held in Denver at the Coors Field parking lot. I was a guest of Allied Building Supply, thanks Pam Simmons, Gregg Chostner and Jake Walker.   This solar event was the place to meet like minded people, visit with company representatives and enjoy the day. Despite the fact that the DNC was nominating Barack Obama the traffic inside the event was good and the traffic on the roads was also good. I went around passing out my business cards and explaining to the people I met why they should have an Ecobroker on speed dial. Much to my surprise approx ½ of the people I spoke to had heard of Realtors who were also Ecobrokers. If you are a fan of forward thinking building design, I recommend taking a few minutes to look at the web site of SOLiD Architectural Design, a Colorado company.  You will see homes like the ones pictured here, and you will also see some of their unique commercial projects, including the Tokyo Joe's Restaurant on 13th Avenue in Denver.  They were also responsible for building the Shoshone Development, which is an urban infill project in Denver (pictured below).    I contacted Owen Beard at SOLiD recently, and asked him if his company incorporates any 'green' features into thier designs.  He answered with the following: 'It seems that Solar electric is the most popular green feature.
