Stone Mountain Village is one of Delta, Colorado's newer neighborhoods. It was wonderful Grand Mesa views and it's own park. There are three and four bedroom floor plans. This neighborhood is in north Delta, and it's convenient to just about everything in Delta. The weather is warming up and we are starting to see more listings come on the market. Buyer activity has stayed high over the winter months. I expect we will continue to see that increase. Real estate activity has been slow in the Pioneer Place neighborhood. I believe that is mainly due to the lack of homes that have been on the market. This is a great neighborhood near the high school and not too far away from the hospital.  At this time there are no homes on the market.  In 2016 five homes sold. Two of them were bank owned homes that needed work. They sold for way less than market value. Of the three remaining sales, one was a manufactured home that sold for $138,000 and the other two sales were traditional construction homes. To determine a value for your Emerald Hills Subdivision home, it's necessary to look at the market trends. This includes past sales in your neighborhood, and the current trend throughout the area. Let's start with the past sales for Emerald Hills. This report will go back three years. In 2014 there seven homes sold. The price range was $122,829 to 163,500. The average sold price was $145,147 and the median sold price was $145,000. So there were no surprises with a higher or lower end sale affecting the average price. 2015 saw five home sell. The prices ranged from $150,000 to $165,000. This report will cover the condominiums and townhomes available in Delta. The inventory of condominiums and townhomes is always low in Cedaredge. The highest concentration of these types of homes is on the Cedaredge Golf Course. There are a few townhomes scattered throughout the town, but overall the number of existing condominiums and townhomes is very low in the Cedaredge area. This report will cover Cedaredge and the surrounding towns of Austin, Eckert and Cory. The cold weather set in on Thursday and stayed with us until late on Saturday. But that didn't mean it wasn't time for some fun and exercise in all that snow.  I think it was about 16 degrees at the dog park at Confluence Park in Delta. I was amazed how much snow Delta received from the last storm. Delta usually doesn't get much moisture. About six inches of snow fell there. I was dressed in my warmest hat, warmest coat, heavy boots and I even had my down gloves with me. The dogs didn't seem to mind the cold. Lucky had a play date with his friend, Odessa.  The dogs spent about half an hour rolling and running in the snow. They made fresh tracks throughout the dog park and loved every minute of it.
