The weather is still cool and rainy in Cedaredge. We can expect another day or so of that type of weather and then it will warm up again for a bit before it rains again next week. Lately the hummingbirds have been flocking to my feeders. They work really hard to keep their energy level up during this cool stretch of weather. I like to keep them well fed, and they are so much fun to watch. I expected to see a bunch of them this evening, but they seemed to disappear. There is some new real estate activity to report since last month's neighborhood market report. I think the latest information shows how the real estate market is gaining strength all over the Surface Creek Area. This report will focus on the properties listed in the local MLS in the Cedaredge Estates neighborhood. This is a neighborhood that people love to call home. The area backs up to a large open field. It sits on the east end of town and is very quiet with very low traffic. The Northridge neighborhood is north of town. It has great mountain and valley views. A lot of the homes and lots are wooded and some of them have a year round 'creek' running through them. This report covers the small towns of Cedaredge, Austin, Eckert and Cory. This event is held once a year in the spring. It's hosted by the Town of Cedaredge. I know this is short notice, but better now than never to share the information. The clinic is tomorrow (April 16th) at the town park. It starts at 1pm and will go until 4pm. Meet at the Lion's Club pavilion. Remember...no puppies under four months old and your dog MUST be on a leash.I talked with Surface Creek Vet Center. Dr. Jeff will be on duty to give your dog the shots. It's $10 for a rabies shot and $10 for DHPP shot (this covers distemper and parvo). If you live in town, it's required you have your dog licensed. There have been several changes in this segment of the market since last month's report. This report covers Cedaredge and the surrounding communities of Austin, Eckert and Cory. All over you can see the signs of spring. The tulips and daffodils are up. The willows are budding and the apricot trees are flowering. It's spring time in Cedaredge. On our colder nights, those that get below freezing, you can hear the wind fans running in the orchards. They work to take the cold air off the ground and circulate the rising warmer air back down to the ground to keep the buds from freezing. A heat source is used on the ground to make the warmer air. It's all very scientific, and I should do a blog entry on how they work. This report will cover homes in the Cedaredge, Austin, Eckert and Cory areas and cabins on Grand Mesa that have at least five bedrooms. Three bedroom homes are the most popular with buyers in this area. This report covers Cedaredge and the surrounding small towns of Austin, Eckert and Cory. Collectively the last three towns are known as Orchard City. How about a shot of wild turkey? All I can say is this guy was in full strut and showing off for the local ladies. This tom wasn't going to give up, either. He was on a mission to pick up a domestic hen or two. I took these pictures at a house I have listed. I know the neighbors have domestic turkeys. That's the white one you see. I also know the wild turkeys can be lured in by the domestic females, and it's that time of year when a young man's (tom's) fancy lightly turns to thoughts of love. Prior to the 1980s, Colorado almost lost it's turkey population due to over hunting. Surface Creek Animal Shelter Building Fundraiser Update March 2016The Surface Creek Shelter has a sign up on the Foodtown sign on Highway 65. You can't miss it. Now you can tell at a glance how close we are to getting a new animal shelter building.  The sign will be updated as money is raised for the new shelter. The group, Friends of Cedaredge Animal Control (FCAC), is working to raise $120,000 for a much needed new building. The old trailer (current building) is falling apart. So far $35,000 has been raised. The group hopes to break ground this fall.The Surface Creek community has shown some wonderful support towards the project. I was up in the same area yesterday and saw the bird again. I don't honestly know if this is the same bird, but there's a good chance of that.   This bird didn't want to move, either. How Big of a Lot Do I Need to Build a Two Bedroom Home in Cedaredge?This was a question I was asked by a buyer earlier this week. The answer isn't simple, because it really depends on what size of a home you want to build. In Cedaredge and the surrounding area, you can build any size two bedroom home you want.In town you have to consider the setbacks. Generally you have to have the front 20 feet from the edge of the curb and the setback is five feet on the sides. The golf course development has different setbacks. It's 25 feet from the curb and 10 feet on the sides. As always you should confirm the setbacks with the town. The lot should be researched for utility easements.
