A blog entry from our wine blogging website, www.twodivinegirls.ning.com.  Anybody out there up for a great Colorado wine? here are a few good Colorado reds, I like the Holy Cross Abbey Cab and table red from Canyon City. Also the Plum Creek Merlot is great from Palisade.  We picked up a new wine from St. Augustine Vineyards, White Chick Wine, great bottle for about 10 bucks, located out of boulder and owned by woman. This picture is from the Castle Rock Wine fest and is the actual owner of the St. Augustine Vineyards.

Summertime in Boulder, Colorado is my favorite time of the year. From September until the beginning of May, I am rarely seen around the town, but after the students leave and the birds start chirping and the flowers start to bloom and spread their aromas through the air, I find myself outside every day and night. Homes are selling briskly in Boulder and most of incrporated Boulder County.  Despite all of the doom and gloom news from the nations media outlets, the Boulder County markets are strong this spring.  Good homes priced right will sell quickly.  The Boulder market once again defies gravity.  Many homes are selling in a matter of days and many Sellers are fielding multiple offers. Large single family homes are in very short supply in Louisivlle Colorado.  Prices are going up and I predict this will continue for several years.

Just minutes from the heart of Boulder, Heatherwood is a subdivision that looks like a peninsula, surrounded on 3 sides by Public Open space.  There are trails and views, mature trees, large lots, an elementary school and it's right on the bus line.   The homes are older with many that have been redone, both inside and out.  There's no HOA, which is great.  In the winter, you will see kids & adults sledding on the hills near the school and year round you will see people walking the trail systems.

The hardest part of a listing appointment is not telling the sellers all the "stuff" you are going to do for them, flyers, open houses, broker tours, websites, postcards, and on and on...  These are great but what do they really do, brand your brokerage, open houses are held for homes that aren't selling and showing them other "Active" listings, those are just homes that haven't sold and are still on the market.   Sellers like to see tangibles, because they feel like we are doing something for them but if a house is not priced right then we are just spinning our wheels.  The key is to educate your sellers on the market and what's driving prices, buyers are, in a down market, inventory is high and demand is low, it's simple economics.  Drama price the home so that it stands out and cause...

It's late so my first post must be fun.  It's about our most incredible family trip to Botswana, Africa, last August.  We hired a four wheel drive Nissan Double Cab and headed off into the bush.  That's me, my wife Peggy and our two 'children' Katherine (23) and Michael (20).  We were in the bush for 17 days and had some absolutely peak experiences.  Our camps were open (meaning no fences) so animals drifted in and out.  Here's a picture of an early morning surprise, a bull elephant passing thru' our camp at breakfast time.  Our first warning was my daughter's, "Oh, my god, Oooh, MY goddd!".  We looked up and there he was.  I have put together a PDF of our trip.... and would be happy to share.... it's 16 pages of pics.  Or you could see more pics on my website, http:www.mattmakowski.com...

The loft near the Pearl Street Mall are the most expensive residential property in the area. Now, introducing the The Peloton. The Peloton. is a massive construction project on Arapaho. The kind of development that most people in Boulder would consider against the building restrictions. Some how they got through zoning something that they have been trying to avoid for years.
