With a short close date (less than 2 weeks), there was A LOT to go through, since there was severe hail damage that needed to be addressed.   With so many homeowners getting new roofs/gutters and painting, contractors are very busy, and sometimes cannot get done prior to a closing.    Most of all the repairs were completed, with the exception of the painting, and the buyer got a reduction in price to enable him to get his own painter.The location, the house, and the neighbors are all exactly what he was looking for, and this home will work for their family so well.    I look forward to hearing from him over the next few months on their move, renovations, etc.   Congratulations to my buyer and his extended family and know this was the right home for them!List Price:   $650,000          S...

My Buyer is over the moon ecstatic over "winning the bid" on this home!   There were two other offers (both financed) so my buyer paying cash looked a bit more attractive, plus a very quick closing!It has 5 bedrooms, 4 baths, and a HUGE cul-de-sac yard, which is exactly what they were looking for.    The roof has been replaced, just waiting on the gutters, exterior paint and screen replacement from our many hail storms lately. Have a fabulous Listing Agent to work with that is very professional and knowledgeable!

A homeowner called me and we met in the last couple of weeks.   I walked the property and made some suggestions on items to correct prior to listing the home. There were a few items that needed to do prior to listing, and then we talked about what day to list his home.    With going on vacation, I suggested putting it on the market prior to my leaving town.   I do A LOT of social media posting and marketing with fellow REALTORs. I did tell him, I thought having photos done on Tuesday or Wednesday and having the home available on MLS and for showing on Friday would be the best!    I know there are times you cannot get everything organized to accomplish this, but that is my advice to a homeowner. What is your advice to a homeowner?
