An article from the Rocky Mountain News, reports that changes are on the way for Buckley Air Force Base with the addition of hundreds of personnel and more than two dozen major construction projects in the works or planned.  John Spann, of the base's public affairs office said, "We are one of the fastest-growing Air Force bases in the country.  The missions here at Buckley are constantly changing."  One plan that is in the works is the addition of 800 people assigned to Buckley over the next three years, a combination of enlisted, private and contractor jobs.  That includes about 600 workers at the Air Force Air Reserve Personnel Center near Lowry who will move to Buckley by 2011.  Other plans, according to the Air Force, include a $30 million building for temporary lodging, a $1.42 mil...

I have come across a small list of powerful websites that will help you in this gas crunch: 1) www.gasprices.mapquest.com --  this site lets you search for the lowest prices of gas, diesel, and E85.  Other good info found at this site is a road trip gas calculator. 2) www.gaspricewatch.com --  this site actually tracks prices with a LIVE feed and works with over 163,000 voulenteer drivers who maintain a database of more than 127,000 gas stations nationwide! 3) www.gasbuddy.com -- this website will help  you locate gas stations in your area.  Also found at this site are tools to track the lowest average gas prices by both city and state in addition to charting changes in gas prices from yesterday to over one year ago. 4) www.aaa.com -- this website is organized by zip code and will offer...

I have been finding info about avoiding Identity Theft in many different sources and I think these points do a great job of tightening up the laces so-to-speak to keep yourself out of trouble:1.  Get your Credit Report.  A credit report can be obtained free, each calendar year, from all three credit bureaus (TransUnion, Equifax, and Experian) at http://www.annualcreditreport.com  By employing credit report requests every quarter will give a significant leg up on noticing suspicious activity with any of your accounts.  By law you are entitled to your own credit report (although not the FICO score, those sneaky companies) once per year at no charge to you. 2.  Only carry what you need.  When you go shopping, especially around holiday seasons, limit the credit cards you carry to only one o...

Great news! The first annual Greenfield Neighborhood (Colorado) Food Drive, held on March 9, 2008 was a huge success! In just four hours, we were able to collect 322 pounds of food for Food Bank of the Rockies. Additionally, the event co-sponsors, The Bibeau Group and Oxford Mortgage, matched the community donations for a grand total of almost 650 pounds of food. We would like to extend our sincere thanks and congratulations to the entire Greenfield community. This wonderful, caring neighborhood just made a huge difference in the lives of many Colorado families in need. For additional information about the Food Drive, or for any questions, please call Erin Rogers with The Bibeau Group/Keller Williams Realty at (303) 550-4125. Look for the 2nd Annual Food Drive in early 2009!

Homebuyers are increasingly considering environmental hazards that may exist on or near a property as an important factor in their final purchasing decision. One example; Arapahoe County’s Lowry Landfill Superfund Site, 15 miles southeast of the City and County of Denver and two miles east of Aurora, Colorado, is on the EPA’s Superfund list and is currently undergoing remediation.  The contamination was caused by the disposal of both industrial waste (solid and liquid) and municipal solid waste that dates back to the mid 1960s.  Although it has been known as a contaminated site since 1990, the disclosure of its existence to a homebuyer is not required.  It is not just commercial sites causing problems; “Meth labs”, leaking storage tanks or other previous activity on a residential proper...

What struck me as odd at that auction was when it was clear that there were at least 2 or 3 interested parties for a property, that some would back down if they were outbid by $1000 or even $500.  In some cases I could see where it would make sense if the margins were going to be slim anyway.  But when the properties is listed at $224,900 and the high bid is at $170,000, is it really going to matter if you go up another $1,000 to get it?  I guess everyone has their magic high bid that they are willing to put out there.  Everyone has their limit in the end... So I bagged my first real estate auction today.  Witnessed about 90 properties go in about 2 hours.  Crazy stuff.  For the savvy investor, I would definitely be going to these.  You just cut to the chase and get it done in all of 3 minutes on average!  I had this home under contract 3 days ago for 310K and it just went today for 287,500.  Not a substantial drop, but considering that it could comp out at over 400K if it was fixed up the right way, someone is going to make some money here.    There are a few more videos I took today at ColoradoDreamHomes.net. This question is for all the real estate professionals out there:  Does vehicle signage, brand affiliation, logos, etc. influence your decision of what home inspector you use?  The reason I ask is simple, as home inspectors we have to keep our name and brand ever-present through vehicle lettering, branded shirts, branded inspection reports, etc.  I for one spend a lot of money on my advertising, roughly ten percent of my yearly gross revenue is dedicated to advertising on some level.  I am about to make the leap and get my vehicle wrapped with our franchise logo and I want to see how well this is generally received among the real estate community.  I am under the impression that a strong brand and logo that is simply everywhere leaves an image of permanence - something that is supposed ...

With the somewhat tumultuous nature of the existing real estate market, a real estate professional needs to capitalize on everything in their tool belt to ensure a successful transaction.  How do you make that happen?  Some advice from the other side of the table; not the real estate professional, the buyer, but the home inspector. A real estate professional that takes the bull by the horns, so to speak, will make the transaction smoother and increase the probability of a happy transaction for all parties involved.  How do you ensure your client is well represented in the home inspection arena? 1.  Attend the home inspection!   Buyers want to know someone is going to hold their hand through the entire process.  If you cannot make it to the inspection, at a minimum you should be there a...

From the Aurora Sentinel, Colorado is like any other government, a massive bureaucracy slow to turn once momentum has begun. Still, the state has long shown a penchant for rising to the call and exhibiting a pluckiness indicative of life in the West.It is those attributes that have made it illegal to slander broccoli, an effort to protect the farmers in the state, and to lead the nation in requiring an open and accessible government. In Colorado, when the chips are down, its residents and leaders are not. That's the attitude needed to keep the state from wasting millions of increasingly rare taxpayer dollars in how and when it builds new light rail tracks along the Interstate 225 corridor and eventually widen that highway.Currently, the Regional Transportation District and the Colorado D...

Southshore, a waterside community in southeast Aurora, has been named the "National Masterplanned Community of the Year," by the National Sales & Marketing Council of the National Association of Homebuilders (NAHB). Developed by John Laing Homes and Village Homes, Southshore is the first Colorado community to win this coveted designation. Located near E-470 and Smoky Hill Road, Southshore hosted last year's Parade of Homes. "Aurora's proud to have Southshore, the National Masterplanned Community of the Year, in our great city," said Aurora Mayor Ed Tauer. "Southshore's not just great houses. It's the 21st century model for bringing people, open space, entertainment and great shopping together in a vibrant package." Resident input wanted for airport noise studyResidents are encouraged to provide public input into a study being conducted by Centennial Airport to evaluate possible ways to reduce noise. After a 60-day public comment period, the airport's study, referred to as a "Part 150 Study," will be presented to the Federal Aviation Administration for review. The study provides the airport the opportunity to evaluate its Noise Compatibility Program, and propose alternatives or changes to airport operations that might reduce noise in surrounding communities. While city officials can provide feedback, they are not involved in the study and do not control decisions ultimately made by the FAA. Centennial Airport officials are providing several recommendations to the FAA, including:Ban the noisiest airc...
