For the last few years, Aspen has been a seller's market. Because there is a limited selection of properties for sale, seller's can put whatever price they want and if a buyer wants to buy in that area, they will have o pay the price. We don't have any vacant land in town to build on and if one does come up for sale, it is usually priced high. It also doesn't stay on the market for very long. Because the market in Aspen is somewhat flat right now, it is now a buyer's market, kind of. Most seller's in Aspen are not lowering their prices because they don' have to sell but there are a few that are coming down. I think that the meeting went well yesterday! My clients and I met with the listing agent and the owner/seller of the home that my clients are interested in. We spent about an hour talking and getting to know each other as best you can in an hour. All of the questions were addressed and mostly answered, we still have a couple of things that need answers. Once we read the homeowner's association rules and regs, we should have the majority of those answers. We solved the parking (or lack of) situation. After the meeting, we went back over to the house and were able to get into the garage. We had not been able to see the inside until yesterday. A big part of being a real estate agent is using your creative side. I have showed this home to a couple two times now. When we first started looking at places, one of the biggest requirements was to have a garage or a place to park their car. Aspen is pre-dominantly second home owners and they already own a condo in Snowmass Village that I sold to them about a year and a half ago. They are here quite often but they have to leave their Yukon out in the parking lot and have someone clean it off for them when they are not here. Anyway, he wants a garage because he is tired of doing that and they want a bigger place. We've looked at about 25 places in the last 4 months. Yesterday, one of my best clients disclosed to me that he was not in a position to buy anything right now, it would probably be 6 months before he could move forward. This was a shock to me as he is always ready, willing and able to buy on a moments notice. Real estate prices have dropped 22 percent in the last couple of months and 30 percent from this time last year. Those who will not lower the prices on their homes here in Aspen, are not selling those homes. There are still some sales going on but nothing like it was. I have talked to many real estate agents here in the valley, they all say the same thing. We are showing properties but nobody is coming forward to purchase at this time. Well, it's been a bit slower than normal here in the Roaring Fork Valley, especially in Aspen. I would say that we haven't had any sales, it's just been a bit flat. Our prices here in Aspen went through the roof last year and it seems that sales slowed a bit around September and have stayed that way until recently. A couple of weeks ago it started to pick back up, I am actually showing property to two different Buyers this week. Since things were slow, I took the time to write a book, it is almost ready to go to print! Just in time too, since real estate is picking back up.
