The stats are out for the month of December, and the numbers reflect a slight increase in sales from November to December.   The inventory decreased from last month which is very typical this time of year. This data is courtesy of Joan Cox - House to Home, Inc. I track data daily for the Denver metro area, and the amount of price reductions have been hovering around 1200 each week (this number is twice the amount of new listings coming on) and homes returning to market have been around 150-200 per week.   The inventory this time of year is seasonally low, and is around 7300 during the week, and have seen it as high as 8855.    (includes land up to high-end homes) See what homes are currently available - Active Homes for sale in Denver Buyers - If you have thought about buying a home thi...

Relocation buyers are fun.    Lots of education, lots of new forms, new rules, etc. to share.    When they came out we had a massive snowstorm and trucked through 25+" of snow for 5 days.   We hadn't had a flake before this storm, with barely anything to talk about since either.   So strange. On the 3rd day we found this home in Golden up Golden Gate Canyon, and took them a few days (and many questions later) but they wrote on it, and seller signed their offer as written.   The sellers had requested a 60-day rentback, and no problem with the buyers, they don't have plans to move in right away.   WIN-WIN for both parties. This home has 3 bedrooms, 4 baths, 5,078 finished square feet, a barn with stables, workshop, loafing shed, pastures, and 35 acres.    Sold Price - $2,900,000A FUNNY/STRA...

Metro Bond Taxes in The Meadows of Castle Rock CO is approximately 1/3 of the total property tax amount to all property owners in that sub division. Since the 1980’s residents have been paying the maximum tax rate allowed to be collected by law by the government to pay off for this project. Taxpayers have paid $400m between 1989 & 2024 for a $57m project. The bond holder, Castle Rock Bonds LLC, is expecting another $600m before they are willing to discharge the debt. $20m in metro bond property tax in The Meadows in 2024 was paid to the bond holders.Let those statistics sink in. A $57m development expense in the 1980's to develop The Meadows was originally designed to be paid off between 2006 & 2019. It was reorganized in 1993 to be paid off between 2019 & 2029. However, the documents f...

In Colorado, texting while driving is prohibited, and you will receive a ticket if caught.   Effective January 1st - if you are found HOLDING your phone in your hand, you will get a $75.00 fine and two points on your license.   Whether you are making a call, looking for a song, or texting.   Even if you are stopped at a red light. There are still many accidents due to cell phone activity, and the State is hoping the accidents will decrease.

The newest "dog" has been added to the force, and it could be a game changer.  The newest member was a robotic "dog" named Spot will be used to identify and remove potentially hazardous materials. The robo-dog is assigned to the Denver Police Bomb Squad and will be used on an as-needed basis with SWAT responses in the Denver metro area. This robot walks on four legs, gets back up on its own when it falls over and can open doors and lift objects. It is remote-controlled and has cameras and lights to help move in dark spaces. So far, it cannot go up and down stairs quickly. This "dog" will not carry weapons, but will identify potential dangers to officers, keeping them at a safe distance.    The funding for this robo-dog was made possible by $328,000 in grants from the Urban Area Security I...

Happy Thanksgiving!         Hope everyone enjoys a safe and peaceful day with friends and/or family.  Today I am grateful I can share an abundance of food on my table, have a roof over my head, enjoy a good real estate market, and am surrounded by friendship.      Thankful I will have a warm meal on the table, and don't have to travel far to enjoy this day! May your life be filled with good things to be thankful for as ours are filled with thankfulness for you. We tend to forget that happiness doesn't come as a result of getting something we don't have, but rather of recognizing and appreciating what we do have.      Frederick Keonig

Colorado has already had a taste of winter weather this month, but some things still need to be done annually.  Homeowners should have already unhooked their hoses, as we have had a few nights below freezing.   Anytime we see overnight temperatures below freezing, this could damage the spigots. Here are a few items you should winterize  --  Fertilize lawn for its last feeding Check for drafts - use a candle around doors and windows Blow out sprinklers (may be too late) Check fire extinguisher Check all windows for broken seals and be sure they shut & lock Give the deck one last coat of sealer Inspect your roof for shingle damage, or call a roofer Clean rain gutters and downspouts Check around the foundation for any pipes/ducts coming from the house to see if there is additional caulkin...

In Denver, it has been a very mild Fall, and we have enjoyed several 70 and 80 degree days!   We have been 10-15 degrees above normal temps lately. This week we COULD see a flake or two in the City, and the mountains will see some much needed snow.   Wolf Creek has opened for skiing for the season, with only a 13" base.   The average day for the first day of measurable snowfall is October 18th.  We missed that date this year! For as many years as I can remember, it is usually cold for Halloween, and the kids have needed to wear some warmer clothes under their costumes.    This year it will be a 58 degree day, so not too bad. I like the mellow weather, and the snow can take it's sweet time coming to Denver!

This beautiful home hasn't found its owner yet, and has done a price improvement!  New Price - $1,100,000. 5 bedrooms, 4 bathrooms, over 5,500 total square feet, and an over-sized 3-car garage on .30 acre lot and was built in 2015.   Feels more like a newer home, as there have been no pets or little kids in the home.   This home does have a Casita for those overnight guests, returning adult children, or even office space. This home is now $200 per square foot!   Need a home for the Holidays with family coming in - this could be your opportunity.   The kitchen is massive with extended cabinetry for all the kitchen gadgets you may own!   Lots of counter space and a huge island to prep meals! This home faces south, so it will make snow shoveling in January a gem compared to your neighbors ...

If you desire a private location in one of the most sought after neighborhoods in the south metro suburbs of Denver then you need to see this home. This home has been so desirable over the years that it rarely hits the market as other neighbors are lining up to get this location. Although it has changed owners a handful of times, it has not hit the open market since 1980.The wrap around deck and multiple trees on an island cul-de-sac give the feel of a private mountain retreat, but with all the amenities of a neighborhood, including, pool, tennis, pickle ball, clubhouse and hiking and biking trails ribboned through-out. Playgrounds and trails the connect to The Highline Canal that winds its way over 90 miles through Denver. The home sits 40 feet above the home directly behind which gives...

While the overall divorce rate is going down, the “late-in-life” divorce rate is on the rise. In fact, the so-called “grey and silver” divorce rate is the fastest growing segment in America. But what makes senior divorce more complicated is the division of assets accumulated over many years of marriage. The disposition of what is likely their largest asset – the family home - can prove particularly difficult. But, with some creative thinking – and a reverse mortgage – divorcing senior homeowners can arrive at a settlement that benefits both sides. If the divorcing couple owns their home free and clear, one of the partners can keep the home and buy out their spouse with a reverse mortgage. The departing spouse can then use that money to make a large down payment on their next home… and can...
