I focus my practice on tax resolution, respresenting taxpayers in Colorado, Florida and across the United States. The IRS is responsible for collecting taxes from individuals and businesses in the United States. The process of collecting taxes begins with the filing of tax returns. Taxpayers are required to file their returns by a certain date, typically April 15th for individuals, and pay any taxes owed.If a taxpayer fails to file their return or pay their taxes, the IRS will take action to collect the unpaid taxes. This process is known as IRS collection. The first step in the collection process is typically a letter or notice sent to the taxpayer, which informs them of the unpaid taxes and requests payment. If the taxpayer fails to respond to the letter or notice, the IRS may take furt...

I focus my practice on tax resolution, representing taxpayers in Colorado, Florida, Texas, New York, California and elsewhere. You are required to make estimated tax payments if you expect to owe at least $1,000 in taxes for the year and your tax liability is not going to be fully covered by your employer through withholding. The estimated tax payments help you to pay your taxes in a timely manner and avoid owing a large amount at the end of the year.Estimated taxes are typically required for individuals who are self-employed, have income from investments, or have other types of income that are not subject to withholding. The estimated tax payments are based on your projected income for the year and are typically made in four equal payments throughout the year. The due dates for estimat...

The stats are out for the month of December, and the numbers reflect the seasonal slowdown this time of year, along with interest rates bounding around.   The inventory declined 21% from last month, but increased 68% over last year.  The inventory has not moved much since the beginning of the year. This data is courtesy of Joan Cox - House to Home, Inc. I track data daily for the Denver metro area, and the amount of price reductions have dropped and homes returning to market have dropped below 200 a week.   The inventory this time of year is seasonally low, and is hovering around 4,400.  (includes land up to high-end homes) See what homes are currently available - Active Homes for sale in Denver Buyers - If you have thought about buying a home this year, rates are down a bit, but the go...

It is a known fact, anyone can walk into a New Home sales office, and buy a home.    You don't have to bring along a REALTOR to assist you - you can go it alone!   BUT, why would you, when representation is paid for by the Builder?   Let me explain a few reasons a Buyer SHOULD have representation to bring up some ideas -  1.  The Sales Representative is very helpful, but when it comes down to it - they work for the Builder, NOT the Buyer. 2.  When something is or seems wrong, you are the only one to make any noise to HOPE the builder fixes your issues.   When you have representation, you have a REALTOR® community behind you.   It doesn't take long for bad news about a builder to spread in our circles! 3.  Many times a Builder will offer incentives, but sometimes these options are not o...

A Luxury Home can be identified differently in cities across the country, but in Denver, my Luxury blog posts will report on detached single-family homes listed in the Denver metro area for over $1.3 million.  (Over the years I have used $1 million as luxury, but with our rising home values, had the need to increase this amount.)  Some have mountain and/or city views, and some properties back to a golf course, or have water views all to compliment one's lifestyle.  (however, we don't have much water)  Some are updated with products from around the world, and some have expansive square footage or acreage.     Whatever a Buyer is looking for, most likely if you have over $1.3 million, you can find it in Denver or in the surrounding suburbs.     Here is how the luxury market fared for the ...

No longer do I hear (as much), the commute time to work is in the top 7 items on the Buyer's wish list!   Companies are allowing many of their employees to continue to work from home, and some are contemplating "moving out of town".  The Reserve at Wild Pointe may be a good option!    Want to enjoy the peace and quiet of the rural lifestyle?    Do you want to hear wildlife and no traffic?    Yet, this neighborhood is within minutes of Parker and downtown Elizabeth. You will find this community off Highway 86 and Legacy Trail Street in Elizabeth CO  80107.  This location allows for country living yet close to surrounding towns, with Parker and Castle Rock within a twenty-minute drive.  Multiple builders have developed homesites in the neighborhood including WilliamMRK Homes and GJ Gardn...

Evergreen Colorado Real Estate Things are changing even though they are staying the same. There seems to be a theme in the Denver Foothills... Don't let buyers have control yet. They are fighting and scratching trying to grab any sort of footing. Unfortunately every time they make a little progress our inventory just disappears. In a real estate market like Evergreen CO you need two things to shift the market in your direction (sorry interest rates don't really affect our market. Lots of cash deals and people that aren't as financially strapped as some). If buyers would like to take control any time soon we will need to see less buyers and more sellers. Pretty much the story for the last 6 years up here. As we look at the number of active listings in Evergreen (this is the case in most ...

I focus my practice on tax resolution, representing taxpayers in Colorado, Florida, Texas, New York, California and elsewhere. If you haven't filed recently, or in years for that matter, you should file all returns as soon as possible regardless of the reason for not filing. If your return(s) wasn't filed by the due date (including extensions of time to file): You may be subject to the failure-to-file penalty, unless you have reasonable cause for your failure to file timely. Tax not paid in full by the original due date of the return (regardless of extensions of time to file) may also result in the failure-to-pay penalty, unless you have reasonable cause for your failure to pay timely. Interest is charged on taxes not paid by the original due date, even if you have an extension of time ...
