It seems that some home owners may have wished that they listed sooner. Back in April Inventories were low and listings were receiving multiple offers. Now it seems that inventories are once again growing, and in some instances dramatically. This is giving buyers more choice and houses attracting multiple offers are becoming fewer. Asking prices have also dipped slightly as home owners have to be a little more realistic when pricing their home. An interesting report in the Wall Street Journal supported by data from the National Association of Realtors is trying to explain where all the first time homebuyers are. Figures show that First Time Homebuyers accounted for only 29% of purchases this year to date compared to 40% traditionally since the 80's. So why? Where are they? It is true that inventory's have been low and investors have been buying as much property as they can get their hands on, but it seems that this is not the underlying cause. Home size seems to be the biggest factor, and I didn’t see that one coming! First time homebuyers need affordability and that equates to smaller more reasonably priced homes and they don’t exist. So no bubble? I certainly hope that is the case. A report in today's Los Angeles Times shows that house prices remained flat in August for the second straight month. Before you start getting excited and thinking this is a bad thing stop and think. House prices have been increasing at an alarming rate (24.6% year on year) which is unsustainable and would in my opinion lead to another bubble with catastrophic consequences to the housing market. This latest signal tells me that we are now in a period of measured increases leading to a sustained and realistic recovery of the housing market. Squirrels Playing with Limes in my Backyard   While at my new house today, I saw what I thought was a green ball roll into the dirt of my backyard. Just maybe it is time to leave the Ark. But keep that umbrella close at hand. That seems to be the message in today's RealtyTrac report.In it's U.S. Foreclosure Market Report™ for August 2013 it shows default notices, scheduled auctions and bank repossessions — were reported on 128,560 U.S. properties in August, a decrease of 2 percent from the previous month and down 34 percent from August 2012. Well that’s the good news now grab the umbrella. Foreclosure starts did increase from the previous month in 17 states, including Nevada (up 226 percent), Ohio (up 44 percent), Maryland (up 24 percent), California (up 12 percent), and New York (up 8 percent). Bank repossessions (REO) in August increased 6 percent from the previous month but were still down 25 percent from a year ago. REO activit...

With so much in the news recently regarding the booming housing markets are we now starting to see signs of a new slow down? I recently blogged about Home Prices Rising 24.5% Year on Year yet today I read two different stories. One detailing a study by RealtyTrac stating that 8.3 million borrowers who’ve been underwater are on track to have enough equity to sell their home within the next 15 months-without resorting to a short sale. Good news!! However there is a downside. A combination of more homeowners with equity and rising mortgage rates have a twofold impact. Sleeping Policemen; what are they? I hear you say. Well they are not what you may immediately think of. No they are not the local Sheriff sleeping off his coffee and donuts under a shade tree. They are in fact Speed bumps placed in neighborhoods to slow traffic down. I am originally from England and that's what they are called over there. So why do I bring this up? Well in my neighborhood, Hidden Meadows in Yucaipa, they are causing quite a stir. We have quite a steep downhill which has a 25 mph speed limit yet a lot of motorists are seen doing at least double that. Clearly a danger to local children etc. The City of Yucaipa installed several Speed Bumps to slow the traffic down.
