Happy Spring 2016.....Birds, Buds,  Flowers and MoreNo matter where in the country you are, spring arrived this morning and of course here in Southern California we have lots of blooms, colors and the beginning of the migration of birds and yes even whales. I just love to see the birds flying around and waking up to them singing at sunrise. The sounds of spring are almost as wonderful as the colors.Between the lizards and the birds on my patio, I rarely see any insects crawling around.I have spring fever and am headed for the nursery to buy a new tree to be delivered this week and I bought a wagon full of bedding plants to plant this week.   Happy Spring and Thanks for Reading my Real Estate Blog........

Surprises While Showing Property Yesterday Yesterday while showing my buyers a home in Yucaipa CA, we came across several visitors in the yard. First we heard chickens clucking and there was a group of 5 or 6 just on the other side of the fence. Then here walks up a big rooster on our side of the fence. My buyers thought it was a great feature and did not see it as a problem. Of course, I ran out to get my phone and take a few photos. Chuck-Chuck- and Cockadoodle-Do! If you are looking for a buyers or listing agent in Yucaipa and nearby, give me a call as I am familiar with the neighborhoods. Thanks for reading my Real Estate blog.

Happy Holidays from Southern California 2015-2016  I took this photo while waiting to get on the freeway last week. Of course I could have gotten a citation for picking up my phone but thought it was worth the risk and I was stopped at a long light and put my car in park. Riding a bike is such a well loved and popular sport in California so why not Santa? We are pretty relaxed here in Southern California and here was Santa on his way to an important date just a few days before Christmas. My friend who is a police officer saw it and was really excited  until he found out I was parked at a street light near the freeway. Then it was "Would that photo be worth a $140 ticket and a hit on your insurance?" I probably wouldn't of liked either of those things but it just took me two seconds and t...

Holiday Decorations Day 1This weekend I went shopping at South Coast Plaza in Costa Mesa, CA. It is known as one of the most popular malls in the US and they spare nothing in decorations to make it an enjoyable experience. Most of these decorations are 3 floors high so I could not get the entire picture. This is my favorite and it has a train ride on the lower floor for little kids to ride.Yes, just going to this mall is an experience and it has over 150 stores which are mostly top brand designers and a few large department stores plus across the bride there is a walkway on the 2nd floor to the Home Store Mall. This was a 2 story poinsetta tree....just beautiful! They even had a violinist to serenade the mall visitors. Sorry I was on the upper floor looking down but still great music for ...

Do You Have an Annual Thanksgiving Tradition?Do you have an annual Thanksgiving Day tradition? Many people travel, some go to a football game, watch the Macy's Day Parade on TV or go in person to see it, or just get together with family for a terrific feast? My kids have always loved the Pillsbury Orange Rolls. These are the ones you buy in the grocery store and bake in the oven. So when they were little, they would always remind us to buy these rolls for Thanksgiving and Christmas mornings. So here started our family tradition to have these warm and delicious rolls as a morning treat every year. So here is a picture of our breakfast rolls early this morning. Then another tradition we have is to watch the Macy's Parade and look who was in the parade this morning? Yes our favorite Pillsbu...

Kristin Hamilton Realtor-Rain in Southern California This past weekend we had a big storm for 2 days and thunderstorms that were hitting back to back. Even my poor puppies were scared as thunder storms are not frequent in Southern California. This toad was on my patio making all kinds of croaking noises during the storm. I think he might have been surprised with the thunder storm too. I totally enjoyed the rain as it smells delightful, washes everything clean, makes my grass and plants green, my flowers bloom and I even slept better with the windows open during the storm. I personally love living in Southern California and see the rain as a real plus to green up the state. If you are looking to move to the San Bernardino/Riverside area, I can help you find your dream home. Even this Kil...

The City of Yucaipa has posted the following guide to help you stay safe. The hot temperatures will create a dangerous situation in which heat illnesses are possible. Drink plenty of water…stay in an air-conditioned room…stay out of the sun…and check up on relatives and neighbors. How to Celebrate "National Garage Door Safety Month" June is 'National Garage Door Safety Month' so how are you planning to celebrate? The garage door has become the new front door for approximately 70% of homeowners with garages. During the summer months, kids are home and the warm weather makes people open and shut the garage more to wash cars, gardening, and hosing off driveways.1 in 15 do not have their garage doors up to standardized safety regulations. Check for sensors that are not working and automatic reverses that do not reverse. This can cause injuries or death. The average of 3 persons die per year due to old and unserviced garage doors.Does your door make a lot of noise when you roll it up and down? Clean the track and the bottom seal of the door periodically. Grease the tra...

Panda Express is an American Success Story In 1973, Andrew & Peggy Cherng opened the first "Panda Inn" in Pasadena CA with Andrew's father, Master Chef Ming-Tsai Cherng. This was one of the first restaurants to offer the Mandarin and Szechuan Cuisine to CA.Then in 1983, Andrew Cherng opened the first "Panda Express" in the Glendale Galleria which is an upscale mall. This place took off and the express Chinese food became a reality which consumers loved to eat. In 1993, Andrew opened his first stand alone "Panda Express" in Long Beach, CA and it was a big success also. Of course, other sites claim the first stand alone was in Hesperia! Not sure who was first! In 2001, Panda Express entered a float in the Rose Bowl Parade and won a special award for " Bringing Cultures Together".Panda Expr...

Rain in Southern California is a Welcome Site for Most Yesterday we had a rain storm that came in slow but dropped over 1/2 inch within 4 hours. It was a happy site as the hills will stay green longer and I turned off my sprinkers for the next 5 days.  The poor birds were trying to take cover during the unexpected rain storm. Even after the storm this poor bird sayed under the tree for hours. But the hummingbirds were happy and out buzzing and dancing in the air.  Thanks for Reading my Real Estate Blog......and I'm thankful for the rain.

Q & A Regarding Wood Pest also Known as Termites for Agents Q 1. When a WPA was used previously, what did it do? A The WPA identified who was going to prepare a registered Structural Pest Control Report ("Report"), who was going to pay for the Report, the scope of the Report, and who was going to pay for repairs recommended by the Report.   Q 2. Why was the WPA removed from the C.A.R. Forms library? A Those sellers who agreed via the WPA to pay for repairs recommended in an inspection Report that they had not yet seen and for which the inspection was not yet conducted were often surprised at the scope and cost of recommended repairs.  This led to increased tension and animosity between the parties and their respective agents. The WPA approach was inconsistent with the balance of the RPA...

Today is National Puppy Day   Today, March 23rd is National Puppy Day so be sure to give your puppy or dog lots of hugs and love today. This date was selected by Colleen Paige of 'Pet Home' Magazine to remind others to take good care of your pets. It is also the day to spread the word about pet protection.   Their motto is "Rescue instead of Shopping" meaning they want you to find dogs in shelters and organizations instead of through breeders.   This was my puppy CoCo taken when she was 2 months old.   Give your puppy or kitty kisses today!   Thanks for Reading my REAL ESTATE blog.....

6 Tax Deductions You Should Know About Before Filing Your Taxes   Mortgage Interest Deduction: This will be your highest tax break as a homeowner. When you first purchase a home, the majority of your monthly payment goes towards interest. Therefore, you can deduct all of the interest from your mortgage from your taxes. Refer to the Form 1098 that was sent from your lender which indicates how much money was paid in mortgage interest that year. Mortgage Insurance Premiums: Mortgages with a loan-to-value higher than 80% must also pay PMI (Private Mortgage Insurance). You may be able to deduct the amount that you paid towards this insurance. Energy Star: If you have installed energy-efficient windows, doors or skylights before the end of the year, you may eligible for a tax break. They must...
