Via Realtor.com, I read a post from BiggerPockets.com about Factors to Consider when Choosing a Market for Real Estate Investment. They listed the three below as being the most important. However, one which they left out I would have to consider at the top of my list, LOCATION. 1.) Employment and Job Growth. In my opinion, monthly cash flow is great, but I would only invest in a market if there is an opportunity for long term growth as well. Historically, the markets with steady appreciation and population growth do so as a result of strong job growth. I look for markets that have a friendly corporate environment, strong employment centers and data that indicates continued job creation in the years to come. This is typically a great indicator that the population will continue to increas...

I came accross this video from a post when I was reading a post on one of the blogs I read daily in Google Reader from Breaking Napa Valley News which had only one line "You have heard of the legendary restaurant with average bill $900+ for two but have you met Thomas Keller?" Yes the restaurant is know for its food, it and Meadowood are the only three Michelin star restaurants in Northern California, but living here in Yountville every once in awhile you will hear a snide remark from a tourist, even the occasionally local, about how pricey it is. The above $900 remark reminded my of an article by Sophie Brickman of the San Francisco Chronicle, How French Laundry's chefs reach for the stars; How Thomas Keller's team keeps reaching for the stars. In the article she decribes how she spent...

(Elizabeth Anne Weintraub, Broker)
Just as Myrl Jeffcoat and I were about to head out into the rain for a road trip to Napa country yesterday, I heard my housekeeper groaning in the back bath. I scurried into the room, looking at my watch. We had a 12:00 reservation at Bouchon in Yountville. My housekeeper had managed to pop off the drain to my vessel sink and it was now sitting out-of-sight somewhere in the depths of my toilet bowl. These things happen in sitcoms, you think, but no, it's real life. "If I had a bendy-type stick, I could get it out," my housekeeper said as she continued to probe down the hole with a rubber-gloved hand. You couldn't see the drain part anywhere. I handed her a turkey baster to suction the water and a cat toy attached to a bendy stick. Myrl and I left. We initially had intended to take 128 o...

(Slide Show contains 12 images)Some days are just worth living more than others.  And this was one of them!  My friend, and fellow ActiveRain blogger, Elizabeth Weintraub had decided a couple of weeks ago that we should get out of Dodge, and head to Yountville in California's Napa Wine Country.  "We can do lunch at The French Laundry," she gushed.  I had heard wonderful things about The French Laundry, but also knew it wasn't open for lunch during the week.  Still, I wanted to go to Yountville since I hadn't been through the little village for several years.  I also suspected there would be other equally delightful places to eat, so I remained silent.  However, Elizabeth caught on a few days later, and suggested we try Bouchon Bistro instead.  The forecast weather wasn't good.  Of all t...

YOUNTVILLE Real Estate-Homes for Sale--Determine how much you can afford This is an important first step on your road to home ownership. Three key costs to consider are: •·         Down payment - The part of the property purchase price paid in cash and not financed with a mortgage. One thing to consider is that the larger your down payment, the lower your monthly mortgage payments will be. •·         Closing costs - Cash due at closing for expenses you and the seller pay to complete the transfer of ownership. Closing costs are typically based on the home price and vary according to location. They might include an origination fee, attorney's fee, initial escrow payments, and charges for obtaining title insurance and a survey. •·         Monthly payments - When you are approved for a mort...

YOUNTVILLE REAL ESTATE-WHAT ARE CLOSING COSTS? Closing on the purchase of your new home, also known as "settlement," involves a good deal of coordination. Costs and fees are paid at closing to cover many of the elements that accompany the purchase. All closing costs are outlined in the Good Faith Estimate (GFE) you receive - a written list of the approximate closing costs associated with your transaction, including charges from us, the local closing agent and other third parties. Closing costs may be added to the amount of your mortgage loan, and a seller may sometimes cover closing costs you would usually pay. Ask us for details. All closing costs can be divided into two basic groups: •·         State and local government charges and fees - These include city, county and state transfer...

YOUNTVILLE HOMES FOR SALE--DO I NEED MY OWN AGENT WHEN BUYING NEW CONSTRUCTION? A common misconception when purchasing new construction is that you don't need an agent. •·          That friendly and helpful salesperson works for and represents the builder's interest and the builder's interest only. Shouldn't you have independent representation?   •·          An agent can give you objective professional advice and insight during all phases of the process, such as contract, construction, walkthrough, and closing.   •·          An agent is your exclusive advocate and will help you understand your contract and obligations including when to schedule construction inspections.   •·          While the sale representative will always give the appearance that sales prices are non-negotiable, and ...

Yountville homes for sale is a link to this great upscale community located North of Napa CA. on highway 29.  Yountville is part of the Napa Counties Wine grower community, however most of the towns revenues reportedly come from tourism. Yountville California is also home to "Taste of Yountville" which astonishes visitors each year with award winning entertainment, gourmet restaurant cuisine, fine wines and micro-brews. Yountville  visitors have an opportunity to walk between exhibits and attractions during the Mustard Festival, which is worth your serious consideration when touring northern California's wine country. "Taste of Yountville" is held during Napa's Mustard Festival from January through March, this time of year the country side is vibrant and beautiful with vivid colors of m...

Today is Veterans day. There will be a lot of parades, flags, memories and tears. Sadly, many of our Vets are homebound and won't have the ability to go to a parade, attend a ceremony or visit a cemetary. There is a Veterans Home near me in Yountville, CA. To get there, one would have to endure a beautiful ride through Sonoma and Napa County vineyards. One year a group of ladies from the Redwood Empire Chapter Harley Owner's Group decided to visit the Vets in Yountville for Veterans day. We coordinated a time where we could join the Vets in their cafeteria and have lunch with them. Afterwards, we walked the grounds and visited with all who were curious about these women who were clad in black leather. Many came outside to check out our bikes and our host joined us for a group photo.    ...

After Kearly 6 years of planning, changes and juggling, Thomas Keller won approval for his luxury 20 room inn from Yountville's Town Council by a 4-0 vote. The inn will offer visitors who dine at the French Laundry an opportunity to combine the fine dining with the same quality of lodging if they stay overnight in Yountville. The inn will be constructed on a 3.1 acre site across the street from the French Laundry which will retain the culinary gardens currently in use for meals at the restaurant. The general look of the new inn will be flat roofed buildings with a minimalist, geometric form, built of simple, humble materials said John Frame, the architect. The inn's name was originally submitted as the Aloysius Inn and should break ground next spring. As as writing this article, I have...

I met a friend for lunch yesterday and in the process of  deciding where, he suggested Napa Style. Since they where having a soft opening for mainly locals all week in advance of the grand opening Sunday, July 13th, I agreed a good choice. We walked over and there on the patio were the owners of the V Marketplace (old Vintage 1870), who are my good friends, Michael himself, and a group having a birthday party for David Shipman, another good friend and general manager at Villagio Inn & Spa and Vintage Inn. They asked us to join them, and it was very hard to resist given how great the food looked, but my friend and I had some business to discuss, so we left and took a tour of Napa Style. I will say, the place is impressive with a great deli style kitchen, see menu below, to a selection of...
