Friendly competition is on the menu September 18th at the Woodland Chili Throwdown & Brew-off at the Yolo County Fairgrounds in Woodland. Businesses and civic organizations sponsor teams for the chili, salsa and beer competitions. Our team - Coldwell Banker Doug Arnold Real Estate Woodland office - is entering for the first time in the chili and salsa contests. I volunteered for the grunt labor subteam - since I'm 8 inches taller and 100 pounds heavier than most of our office that seemed appropriate. The event starts at 11 am, with winners announced at 3:15 pm. Should be fun!

When working with clients in Woodland and Davis in Yolo County I have to point out to them that their property tax bills are going to vary greatly depending on where they choose to buy a house. California's prop. 13 limited the actual property tax rate on real estate but Mello Roos assessments are common on newer homes. Especially in some of the newer areas in Woodland Mello Roos assessments can nearly double the property tax bill on a house. Fortunately property tax info is on line in Yolo County. If you go to this website you can enter an house address and pull up current and past tax info. It is best to *not* put in the entire address of a house, but rather the street number followed by part of the street name. For example, if you enter 1944 Johnson Circle (a made-up address) you get...

One of the most photographed houses in Woodland, California is the Gable Mansion. Central Woodland is known for it's lovingly restored Victorians and the Gable Mansion is perhaps the best example. Usually we can just admire these beautiful homes from the street but on Sept. 11 the home will be open for a tour, benefiting the American Red Cross of Yolo County. The house will be open from 11-3, tickets are $20 and can be purchased here or by calling Yolo County Red Cross at 530-662-4669. The home, at the corner of Cross Street and First Street in Woodland, was built in 1885 for the brother Amos and Harvey Gable. The cost was $16,000. It is a a California State Landmark, as "an outstanding example of 19th century Victorian Italianate architecture".

It is tomato season in Yolo County - the Pacific Coast Producer's cannery on East Main Street in Woodland is in full production with clouds of steam billowing out early this morning. Tomato trucks rumble down the highway and there are piles of tomatos where a loaded truck took a corner just a bit too quickly. Yolo County has some of the best farmland in the world and ag is still a major player in our economy.

When the bubble burst new home building in Yolo County just about disappeared. Of course there have not been many new homes built in Davis for sometime (although the Willowbank Park project under way will bring some new and highly energy efficient homes to the market) but Woodland boomed with many new homes built up through 2007. But for the last three years the only new homes built in Woodland had buyers already lined up - builders couldn't get the financing otherwise. Now though we have two projects underway. Pulte Homes is doing ground work on their recently acquired property on Gibson east of Pioneer, with 79 approved lots. They may have model homes available by November. And Standard Pacific Homes has a project underway with 160 lots, with the model homes perhaps available by Febru...

In Woodland (in Yolo County, CA) over half of the homes available are short sales. We have 279 homes currently in an active status on our MLS, 146 of those are short sales. But what agents understand and most home buyers don't is that not all of those short sale listing are equally available. Of those 146 short sale homes, 58 are in Active Short status and 87 are in Active Short Contingent Status. Those in Active Short Contingent status have had an offer accepted by the seller and negotiations are underway with the bank that has to approve the short sale. Although those homes are technically available - another offer could be submitted - the hopeful buyer will not only have to deal with all the headaches of the short sale process but they will also be competing with the buyer who got th...

Sometimes I meet people who expect all of California to be like San Francisco or Los Angeles. It ain't so - Yolo County is mostly farmland and Woodland, the county seat, is still in many ways a farm town at heart. There are families who have been here a century and more, and sometimes it still feels like you know everyone in town, or at least you know their cousin.  Part of that small town feel is knowing where your family is buried - I appreciate that my parents are buried in the Woodland Cemetery, in the Mitchell family plot. The Mitchell's came over from Cornwall in the 1870s and settled in the Dunnigan area north of Woodland. My mother's mother was a Mitchell, her uncle was the first blacksmith in Dunnigan. I've played around at smithing, and used tools my great great uncle made hi...

When completing a short sale we do not always have control what is stated in that Approval Letter. So lets say the seller does not want to move forward in the sale due to the fact that the bank will not completely release the seller from any future liability.  What do you do?.. .Well you already have a ratified contract and if you don't move forward you violated the contract..specific performance. So I have found that the best way to avoid this is to make sure you have good verbiage in your counter offer regards to the seller approval of said bank approval letter.    It pays to have a certified short sale specialist on your side. After completion of 3 certification there is still always something  new to learn...

Stopped in to have lunch yesterday and met Marjorie Santos and her associate at Chevy's Tex Mex restaurant in Vacaville and was able to participate in a fund raiser. It was fun seeing the TBWS stars Brian and Frank there after seeing them at the Mortgage Revolution last week. It was good to see them at a fund raiser... The 203k can SAVE your deals so don't let any of them fall apart. If a lender says "There is too much work on this house to use the 203k" they likely mean "I don't do the full 203k". So you need to learn "203k" as a language too.The largest project we have done to date is $497,000 on the renovation side of the loan. I got a call from another consultant in NY this week who is doing one for $465,000 on the renovation plus the purchase money. More commonly we see $75,000-150...

Blogs are better with images - a statement that's hard to argue with. And sometimes when I want to blog about a local topic I find myself hestitating because I don't have a good image. I know I should be taking photos - lots of photos - but don't get around to it. There is always an excuse, - isn't there? So for the next 30 days I've vowed to take 30 photos per day here in Yolo County. This is the time of year when it should be easy - spring is here and trees are starting to bloom, the grass is green and we have days of beautiful sunshine between the storms. Along our country roads volunteer almonds trees burst into bloom. This tree is along East Street 1/2 mile south of Woodland.

Home prices in Davis and Woodland have been linked for decades, with Woodland homes historically being valued at 20% less than comparable Davis homes. The attractions of Davis (university town with a public school system as good as any in the state) and the intentional slow growth policies of Davis have led to this price gap. Recently this gap has widened to something more like 40% - the house that sells for $500,000 in Davis would sell for $300,000 if in Woodland. It's no mystery why this is happening. The market in Woodland is currently dominated by short sales and to a lesser degree by bank owned properties. Davis has escaped the worst of the market correction, shorts and bank owned properties are still the exception. Because of the price difference we are seeing more people who live...

As of today there are 85 homes for sale in Woodland listed as short sales.  A short sale is when the seller owes more on the house than what it will sell for.  In order for a seller to "sell short" the mortgage holder(s) must approve the sale and agree to accept less than what is owed on the property. Since there is never a guarantee of what a home will sell for until there is a contract - most banks will not even look at a seller's package until there is an offer in place.  Banks are also overwhelmed with the volume of home owners who are looking to complete a short sale and the process of reviewing files can take some time.    A better metric as a buyer is to see if the seller is working with a short sale negotiator - they work on behalf of the seller to negotiate directly with the ba...

Have you discovered  the remarkable city of Woodland located about 9 miles north of Davis, California. At first glance you would not notice how many historical homes and storefronts date from the late 1880's. The town also boasts an original Opera House which still has performances. This past weekend September 6, 2008 the town hosted its annual Stroll through History where you can enjoy the pleasure of viewing the interiors of these historical homes located in the historical downtown area. Woodland has some remarkable restaurants to experience. Ludy's Main Street BBQ has the best barbequed meat in town. View the pictures of the extraordinary restaurant with artwork on every wall and every ceiling. The outside patio is so much fun and kids love the small river which runs down the middl...
