First I was an architectural designer. Then I became a lawyer. Now I own a real estate brokerage firm. My original career choice as an architect was significantly influenced by my father. My dad is an engineer who believed that wealth is amassed through real estate development and acquisition. When my dad returned to Nigeria from schooling in England, Nigeria was an oil-rich developing country with many opportunities for returning countrymen to be pioneers, build roads, bridges, airports, schools, other infrastructure and housing estates. My dad worked for the government; however, privately he purchased lots of land, and developed properties from dirt up to earn significantly extra income to pay tuition for his 6 children.  My dad named me “Bandele”, which means “follow me home” because...

Hold a yard sale to reduce the clutter                      in your home and get rid of items                                              you don't want to move. 1.- Check with your city government to see if you need a permit or license.2.- See if neighbors want to participate and have a "block" sale to attract more      visitors.3.- Advertise. Put an ad in free classified paper, and put up sign and balloons     at major intersections and stores near your home.4.- Price items ahead and attach price with removable stickers. Remember, yard     sales are supposed to be bargains, so don't try to sell anything of significant     value this way. 5.- Check items before the sale to be sure you haven't including something you      want by mistake.6.- Keep ...

Yesterday was the deadline for Lenders to implement the Home Affordable Foreclosure Alternatives (HAFA) program. My phone has been ringing off the hook today with distressed homeowners wondering if the HAFA program will help to save their home and their credit. The HAFA program, which is part of the Home Affordable Modification Program (HAMP), aims to help homeowners who are unable to qualify for a loan modification under HAMP by providing them with the option to pursue a short sale or deed-in-lieu. Under the program, financial incentives are provided to servicers and borrowers who utilize these foreclosure alternatives. According to the program guidelines, once a borrower is determined to be ineligible for a HAMP modification, the lender must consider that borrower for HAFA within 30 ...

San Fernando Valley Homeowners will be holding their breath until 2015 according to First American CoreLogic as positive Equity Won’t Return For Most Underwater Borrowers for about five years. First American CoreLogic estimates that the typical US homeowner who has negative equity in their property will not experience positive equity until late 2015 to early 2016.  CoreLogic projects more than 11.3m, or 24% of all residential properties with mortgages had negative equity at the end of the fourth quarter 2009. While the largest decreases in home prices appears to have already happened, it remains to be seen when borrowers will return to positive equity. To predict how long borrowers will remain in a negative equity position, CoreLogic projected future home values and unpaid principal ba...

by: Marc Fischer It was only a matter of time before the housing bubble burst, yet some believed this community was protected from a downturn. For awhile real estate experts have debated whether the housing market in the western region of the San Fernando Valley would suffer from the crisis in the housing market. Unfortunately, reality has caught many residents off guard, as they believed the good times would never end. In the years prior to the current crisis, the West Valley experienced a rapid appreciation in home prices. In 1997 the median home was valued at $155,000 rising four fold to $660,000 by May of 2007. Real Estate had been considered the safest investment bet for 10 years running; well not anymore. Realty Agent Guy Idan of Panorex Realty states, “I have never seen a market ...

We are sponsoring the Woodland Hills region of Los Angeles! Come and check out our photos and community details. Woodland Hills is located in the San Fernando Valley of Los Angeles. To the north Woodland Hills is bordered by West Hills, Canoga Park, and Winnetka. Running east-west through the community is U.S. Route 101 (Ventura Freeway) and Ventura Boulevard. The area was first settled by the Chumash Indians and was the location for the signing of the treaty that ended the Mexican War. Woodland Hills was originally purchased by Victor Girard Kleinberger in 1922 and named Girard. He planted 120,000 trees and completed his golf course in 1925 which is now Woodland Hills Country Club. Girard was renamed Woodland Hills in 1941, a reference to all the trees he had planted. Some notable resi...
