Why is it good to actually place an order vs a phone call?Interesting phenomenon exists, lots of people like to call the order in to the boss. Lets look at what happens. 1) The boss isn't always available, staff is likely available.2) The boss has to remove himself from the work he is doing and become an order taker. While this may make you feel better, lets face it, could this be the best use of the boss's time? Likely not.3) The staff who would normally take their order and create the paperwork are sitting on their hands waiting for the order that the boss is now taking over the phone. 4) The next question is "what will your charges be?"Help us help you. I have one client... actually a dozen who like to call me in the blind and say "I have the client on the phone please meet Mr and Mr...

Looking for a home in Woodland Hills?Interested in finding Homes for Sale in Woodland Hills  Click this link to find all the currently available homes in this neighborhood of Los Angeles. What's the Neighborhood Like? The homes you will find for sale in the Woodland Hills Neighborhood generally range between 1200 and 2500 square feet. There are a few of the original cabins built in the 1920's but the area really boomed after WWII in the 1940's and 1950's. The original developer Girard knew he would need greenery to attract homeowners to the area that had been previously been agricultural so he had planted almost 120,000 sycamores, eucalyptus, fir pine, and pepper trees. This is what makes the area so green and lush in spite of the warm summers. The smallest, original homes in the neighbor...

Los Angeles county is changing, it is growing too fast and too tall. Isn't it great? More units = more home inventory= prices should drop, right? They might or might not. The demand for more housing units is too high. The following is a statement posted on the Campaign for a Build Better L.A. website:    "You can’t make it in LA when half your paycheck goes to rent. Los Angeles has the highest percentage of renters in the nation—and many pay more than 50 percent of their income towards rent. We live in the least affordable city in America and most of us are in danger of being priced out of our neighborhoods (UCLA, Harvard). On average, you need to make $88,000 a year to afford a two-bedroom apartment in LA. Median income is less than $28,000 a year (UCLA). LA has the largest homeless pop...

Photo Taken From Google Images Many homeowners spent a lot of money and time remodeling or staging their homes for sale. Even though staging and remodeling will increase the attractiveness of your property, they can get very pricey.   It is important to maintain your properties to attract buyers, but it doesn’t mean you have to spend a fortune to do it.  It is important to keep these costs low so that it doesn’t affect your profit from the sale.Improving your property not only will attract more buyers, but it will also increase the value of your property.  The following are tips how you can improve your properties without spending a fortune.1. New or Improved Doors: Doors are very inexpensive to replace but they add a fresh look to your property.  The average door costs between $80-$100...

It is an unfortunate event when a landlord has to face a tenant who chooses not to abide with the terms of their lease.  What should a landlord do when a tenant breaks the lease terms?  This is a question asked by many who suffer the consequences of signing a lease with a tenant who lacks the simple responsibility of following the terms and conditions written in a lease.  There are many actions a landlord can take when found in this situation. To begin, the landlord or his/her agent should always read the lease agreement and explain the new tenants what the terms mean in the agreement.  Most of the time, tenants don’t read what they sign; therefore, not knowing what the terms are in the agreement, they break their lease unknowingly.  Many landlo...

After all, we all share one home together: planet earth.  If we don't take care of our home, we cannot survive.More and more properties are starting to implement green technology.  It could be the right time to take an inventory of your properties and see where you can implement energy saving measures. While green technology is being implemented in many parts of the U.S. and the world, many of us have yet to do so.   50 Shades of Real Estate Love, Passion and ObsessionIn a weekend when Valentine’s Day love collides with 50 Shades of Grey obsession, you can’t help but ponder other loves, passions and obsessions that warrant celebrating.  From an early age I have nurtured an unshakable love for Real Estate.  Discovering how real estate creates that special type of shelter that everyone yearns to possess; it evens generates the brand of wealth that most cannot amass by simply working a job; and it gives great power to its owners who are fortunate enough to hold on to it at the right time and wise enough to let go when necessary.I cherish the pure and innocent love of real estate inherent in every first time home buyer who asks me to help them acquire their first home.  I sense their determination as ...

Today, I am joyfully celebrating with my repeat clients, Michelle and Victor, the successful purchase of their brand new 4 bedroom 3 bathroom “move-up” home!  I met Michelle 6 years ago when she was still single and before she purchased her first townhome.  We talked about her vision for the future and found ways to make them come true.  She like I, truly believed in setting goals, verbalizing them, creating a workable plan (even a “vision board”) and implementing them.  Since that first meeting 6 years ago, I represented her in her purchase of her first townhome, listing and sale of that townhome 5 years later, building from “dirt-up” and purchase of this beautiful brand new 4 bedroom home with her husband, Victor.  On close of escrow day, we reminiscenced about the journey to this...
