Just did a consultation, when we do we always tell the client we must have all reports that currently exist or may exist between now and the close of escrow. How many actually hear that is totally unknown.We turned in our report 2-3 weeks ago, we are moving along when I get a call from the contractor who informs me that I'm missing things on the "new pest report". I asked him to send it to me and low, and behold, it is a new report by a different company who uses different numbers on the same items, found a few new items too. What happened next, LOL. What is the draw inspector's roll on an FHA 203k project?The consultant has a couple different rolls and it is easy to get them confused and they do get confused all the time. 1) As a consultant, we help the client create a scope of work so all of the contractors can bid the same list. It creates less confusion and if the specification is written well enough no one will have any questions. The more detail, model numbers, etc that the borrower can supply up front the better the project will flow through the completion.2) Here comes the confusion.
