As a Sacramento short sale agent, I often receive lowball offers from pretend buyers or guys who want to flip, but these offers can be used to a seller's advantage. Instead of advising sellers to toss them into the circular bin, I say counter them. Yup, issue a counter offer. With a lengthy acceptance period. That way, while your counter offer is in the buyer's hands, more often than not, another offer will arrive. When this offer comes in, it gives the seller the opportunity to issue a multiple counter offer to the second buyer. Because you know what? Nothing makes a buyer want to buy your short sale more than knowing somebody else wants it. OK, maybe the first buyer doesn't really want it, but the second buyer doesn't know that. So, I'm perusing through the MLS listings in my area of expertise, West Sacramento, and getting a little frustrated. I see listings that are grossly overpriced or underpriced. By that I mean $30k or more off the mark in either direction. I'll give agents $20k +or- leeway just to be generous. Since I'm very familiar with the West Sac housing market, it's really obvious to me when the price doesn't fit. SELLERS: This is a mistake I've seen made all too often: sellers choose an agent who doesn't specialize in the area. If you are a seller who NEEDS to sell, like a short sale listing, for goodness sake, you cannot afford to make this mistake. Is it a good time to "Buy Up" in West Sacramento? This question has been discussed a lot recently, and my answer is absolutely! There are small pockets comprised of mainly 2bd/1ba homes under 1500sqft-- namely The State Streets, Woodmore Oaks, and occassionally Linden Acres where homes are selling between $175k and $200k. The competition is fierce because of a lot of interest from mainly first time homebuyers who qualify for $200k or less. One of the great things about these neighborhoods (besides being beautiful, tree lined, established areas) is there are no Mello Roos assessments, which keeps the monthly payment lower when impounding taxes. Hey, sometimes it happens. You get locked out of your house. I've done it twice and have put a system in place so it never happens again. The first time I tried to crawl in my second-story window. As I was driving to West Sacramento yesterday to take a listing in Bridgeway Island, a buyer's agent called. Just for the record, I wasn't pulling a Maria Shriver, I was wearing my Jawbone. He asked about a Sacramento short sale home that I have listed and wanted to know how much his buyer would have to offer to buy it. I explained that his buyer would have a running chance if the agent ran the comparable sales and based the purchase offer on the comps. This is the same procedure an agent would use for a listing that is not a short sale. The agent got huffy with me. "I'm an old man," he said, "and I've been in the business for 46 years. I suppose one of the reasons I am such a prolific blogger is that I spend so much time on hold working on short sales. I am currently negotiating six of them (with a total of 10 loans between them), so several times a week I spend a couple hours listening to hold music trying to get through to Loss Mitigation. West Sacramento seems to get a rough deal many times when people are discussing the Sacramento region. With much of the city located next to downtown Sacramento it is a growing community that has a lot to offer. One way the community is changing is to continue to build then connection between the two cities. Early in 2009 the City of West Sacramento will take over a set of abandoned rail lines and plans are to build a path that connects the two communities. I sell my share of homes in West Sacramento and often have buyers ask me about the various neighborhoods. Rather than continue to repeat myself, here is a partial summary of the neighborhoods. I'll add a little here and there, but I'll start with the area most popular with today's buyers. This list doesn't include all the neighborhoods, but it's my goal to eventually include them all. Southport: Southport is at the south end of West Sacramento. Head south on Jefferson Blvd, over the deep water channel lockes and viola- you are there. The southern border of West Sac is farm and vineyard country and the lovely town of Clarksburg. News of foreclosed homes and sellers in financial trouble continue to dominate the media, but look at this chart, provided by Trendgraphix, for the southern portion of West Sacramento.   The dramatic reduction in months of inventory is being seen in many different parts of the Sacramento region.  Last year only select areas like parts of East Sacramento, Land Park and Davis had this low level of inventory.  The reduction in inventory corresponds to dramatic price decreases in bank owned homes.  New homes that have entered the market since this time have been priced competitively and have sold quickly.  Time will tell if prices continue to fall, however for the most part at least at the lower end of the price spectrum for this neighborhood prices have been relatively stable for the calen...

So you've been standing around the water cooler and are hearing about these crazy deals in the beautiful community of Southport in West Sacramento. Many brand new homes were sold during the boom years in southerly section of West Sacramento. Like other areas, there is a steady flow of bank owned homes to that market. However, an interesting thing has happened in the past few months. The number of bank owned homes coming on the market is not keeping up with those going pending/sold. For those of you who like stimulating films, documentaries, lectures, and workshops - I highly recommend paying a visit to the Fools Foundation. My husband and I stumbled across the Fools Foundation almost two years ago...we have watched everything from older films, wide-release documentaries, local documentaries (pretty good ones too!), etc. Every Friday night at 7pm (and occasionally Sundays), you can find some sort of thought-provoking event. We toured a property in The Rivers (West Sacramento) today. What a stunning contrast to new home communities in Natomas and Elk Grove. The planners of the community took great pains to maintain the towering trees that are (obviously) native to the area. As a result the community, while looking new, at least doesn't feel cookie-cutter, excessively flat (without vertical color) and repetitive as many communities appear at completion. The convenience of The Rivers to downtown Sacramento is unmatched. Sure, a commute would involve a bridge, but anyone working in Midtown or Downtown could EASILY bike!  With central Sacramento's anticipated, continued growth, The Rivers seem like a great destination. ...More about W Sac schools to follow....
