 Part of the real reasons I love selling condos at Riva on the River is because I know the layout of every street and I can easily drive straight to any condo. Some condo complexes, it's easy to get lost driving in circles, especially when one does not consult the map at the entrance. Plus, I have actually read the HOA regulations; I keep an extra copy on hand. I feel competent to answer questions from buyers because I've seen every floor plan. I have specific knowledge about why some condos sell for more than others. And last, I've sold a bunch of Riva condos. Why, I recall when the prices were $100,000 at the bottom of the market in 2011.  My clients are from Russian descent, the sellers who sold their condo that closed yesterday in Riva on the River in West Sacramento. I could tell at our first meeting that they held a high level of expectations, not only from their Realtor but they also hold their own actions accountable and communicate with extreme dignity. It was a refreshing experience in some ways from my regular interactions with some people. For example, they didn't have a carbon monoxide detector when I took the listing. Since a CO2 is required in California, and my clients lived in the Bay Area, I went out to my car, grabbed a carbon monoxide detector to plug into the wall. One of the questions I get from our first-time home buyers is whether you can hear people on the second floor if you buy a first-floor condo. I suspect they have this vision of creaky floorboards or listening to heavy footsteps or loud voices, like maybe you'd get in an older apartment building. I suppose there is always a variance to this observation, but with newer construction, that noise is buffered and fairly non-existent.  I've never heard any disturbance or irritating sounds coming from the second floor of newer condominiums. Although I suppose a unit could be rented to a basketball player who likes to practice in the kitchen. Just kidding!! I first had scheduled a meeting with this seller last weekend, but then something came up for her and she could not make it. We rescheduled for yesterday, but she had a conflict with that day and time, too. We all lead hectic lives, and I do my best to accommodate my clients. However, when she called yesterday to say she would like to meet on Friday, I almost said, oh, no, any day but today. Some yo-yo in New Castle, Colorado, called yesterday to ask if am taking listings in Sacramento. I asked him if this was a telemarketing call, and he said no, he just wanted to know if I was available to take listings. I told him that a weird question and asked what he wanted. He still wouldn't answer me, and when I said any real estate agent who is in the real estate business is taking listings, so what did he want?
