Mission-style landmark began as stable for film star's horses. It's the most distinctive building in West Hills, but most people in our neighborhood don't know the fascinating story behind the mission-style buinding at 23130 Sherman Way West Hills, across the street from the Post Office. Now functioning as the Hidden Chateau and Gardens, where antiques are sold indoors and garden parties and weddings are hosted in a garden and gazebo, the building originally served as a stable on the estate of film star Francis Lederer and his wife Marian Francis Lederer served as Canoga Park's honorary mayor for 25 years. He lived with Marian in a home that still exist on the hill above the Post Office. The stable was built between 1934 and 1936 when the area was mostly ranches. In 1967, when ...

How to Compete against Bank Owned Properties:The current Woodland Hills / West Hills market has more listings and fewer buyers than we have seen in a long time. Some of the homes for sale in the West San Fernando Valley are Bank Owned. When you are looking to SELL your home in Woodland Hills, and a bank owned property is your competition, you need to know how to effectively compete with it.What is a Bank Owned Property?A Bank Owned (or REO) property means that the former homeowner went all the way through the foreclosure process and the home was foreclosed on and now the bank owns it. Since banks are not in the business of "owning property" these homes are often "fire-sold" for under market value.Banks usually dump properties for less than market value. for what comparable homes were se...

I was reading the Sunday Business & Wall Street Journal and came across an article written by Gregory J. Wilcox titled "Million Dollar home to be prize in raffle"I am thinking to myself now that is out of the box thinking!  With all the recent headlines concentrating on mortgage meltdown, record foreclosure rates, etc.. it was refreshing to find at the bottom of this page a story about Shawn Evenhaim who chose to be creative in selling one of the homes he owns by holding a raffle.  Shawn takes it a step further and is donating the proceeds of the raffle to the school Kadima Hebrew Academy in which he is school president.I learned according to the article that this is the first sale of it's kind in the San Fernando valley.  The raffle winner can either take ownership of the house or rece...

At some point, we decide it is time for a change. Maybe because you are thinking of selling your home and need to undertake some minor or, god forbid major repairs, before putting your house on the market. Or maybe, you have just bought a new home and want to remodel it to suit your tastes and personality. Or it could be that you love your current home and just want that new deck or addition you’ve been thinking about for a while. Regardless of your personal reasons, when you decide to remodel your interior, exterior, bathroom or kitchen, you want to be sure that you hire the absolute best contractor. With so many shady companies having scammed unwitting clients out of their hard-earned money in the past, it is hard to know who you can trust. However, there is at least one remodeling co...

I have just finished reading a short post in the real estate section of the San Fernando Valley Business Journal, which talks about home sales in this area. This article entitled, “Home Sales Continue to Slide, Prices Still Rising,” states that sales of single-family homes in the San Fernando Valley have dropped by 26.5 percent in may compared to the previous year. According to this post, the median value of a single-family home rose from $600,000 to $650,000. What I can extrapolate from these figures is pure logic, if home sellers are overpricing their homes; it stands to reason that sales will tend to slow down. The article goes on to mention that condominium sales have dropped 37.5 percent. At the same time the average cost of a condominium has also dropped, but only by 2.8 percent. ...
