Dear Short-Sale Seller, We understand that you have suffered a financial set-back and it's the last thing you ever expected to happen in your life.  We know that you loved your home and didn't really want to sell it. We understand that you have dealt with the lender for months and are angry. We know you don't have discretionary funds for maintenance and repairs and didn't blame you for the deteriorating condition of the home.   We, too, dealt with your lender for months because we stayed in contract for the long haul. When the lender wanted to receive the top of fair market value but refused to pay for the Section 1 repairs, we didn't bail. When the home was 12 hours from foreclosure, we spent an afternoon getting the notarized signatures from all parties as requested by the lender in o...

Please consider this my formal Thank You for leaving the smart real estate buyers and sellers to me. Bear with me as I explain how I know this. I was recently invited to attend a round table meeting with Realtors from various markets in Northern California to provide input as to the best way to incorporate Green features in the MLS.  The intention is to provide sufficient data for valuation and marketing purposes as well as to enhance home buyers' ability to make discerning comparisons between homes. I was more than a little suprised to hear numerous suggestions that we should "dumb it down", inferring that the average client would somehow be confused or overwhelmed if they didn't understand the terms "Low E windows", "Smart Irrigation Controller" or (treading dangerously here) "A/C wit...

My client was foreclosed because of an impossible tenant. My client was going through a hardship (divorce, relocation) and had to sell her 2 bedroom condo. When I listed it, it was vacant. So I even partially staged it, took lots of pictures and started marketing the property. Other agents in the complex and I even combined our efforts to hold simultaneous open houses to draw more attention. This was in 2008 when the market took a really hard tumble. She did what? Rented it out! Unknown to me, and against my advice, my client engaged a property management company to rent the condo to a couple who, according to her,  "seemed nice". It was supposed to only be two people -- but shortly after moving in, they brought in their grandkids and daughter until there were 6-8 people living in the 2...

When renters are deciding whether they can purchase a home in Walnut Creek, CA and surrounding areas in the East Bay, they are told of the great tax benefits from home ownership.  While it's true that home ownership does generate income tax write-offs, the general formula provided to renters to calculate the income tax benefits is wrong.   Don't use this formula:  mortgage payment + monthly property taxes x effective tax rate = income tax savings from home ownership. The formula fails to account for the fact that some standard deductions are replaced by the itemized home deductions so the formula overstates the income tax savings, in some cases significantly.I invite you to request the Buy vs Rent Calculator that has been specifically programmed for California residents, includes stat...

Congratulations to Ed Rogers of Wells Fargo as one of the top 4 renovation lenders in the nation and located right here in Walnut Creek CA.  Ed Roger is a "one of a kind" renovation lender... talk about service to his clients, tops... when Ed puts a 203k loan together you KNOW it will close. While we all have those loans that just never seem to close, I've found that working with Ed we close them more often as promised... 30-33 day up to 45 days... he just closed another one in 42 days this week.  Keep up the great work and customer service and we hope to see you at the top for many years to come.

Well the Continental All Stars from Walnut Creek went down to defeat Thursday night in a 10-5 loss to South Oakland. I wish they had gone on as the next night they would have played in Albany California and my son may have played on the same fields I played on 40 years ago. Corbin made two great catches in center in the final game (and dropped a 3rd on the run).  He went one for three at the plate with no strike outs.  Well now we get a break for the rest of the month and he picks up with Travel Ball in August.

I wrote Last Week About Corbin Being in The Allstars.  Here is the Allstar update for Walnut Creek California Continental Little League. Well they got beat last night. Got beat bad 8-1. They did not look sharp. My hunch is they practiced too much the day before in the heat. Corbin made a poor bunt (right back to the pitcher) and the runner on first was thrown out at 2nd, but Corbin did get first on a fielders choice. Then he struck out twice. Not much action in center field except to watch 2 home run balls sail over his head. He was brought in to pitch. In two innings he gave up 2 unearned (errors on the infield) runs - no earned runs. They pulled him to keep his pitch count down so he is available today. Today is the first came in the loser bracket of the double elimination. It is do o...
