      Not everyone is familiar with the foreclosure market?  It is a place where you or your investor can find terrific buys.  It takes patience and know how to really get the good buys.  It also takes the cash up front to pay for the property at the auction.  It is not unusual to pick up a property for 50% of the value. A word of caution before you try to buy a piece of property at a foreclosure auction;” Know what you are doing”.  There are many things you have to look out for at these auctions.  They are not for the novice.  When you decide to buy at a foreclosure auction the first thing you have to do is to find the auction.  The foreclosure notice will say, “On the courthouse steps”.  There may be many steps and this could be a large complex.  Look for a group of people standing ar...

Most sellers are not aware that most of the services they use to sell their home are negotiable.  They rely on their agent to select the title and escrow and various services.  The majority of the time agents just select the service based on which representative they like and the seller pays the bill.  The two largest expenses for sellers when selling their home are title and escrow.  This is where you can save the most money. The average cost for escrow is $2.00 per hundred of the sale price, plus $200.00.  Many escrow companies will discount this amount by around 20% if the request is made before escrow opens.  This can save the seller $200 to $400 dollars depending on the price of the home. Day Six was a day for the guys to dig trenches all over the back yard.  I'm quite amazed they can figure out the drainage plan so well, get the trenches at the right depth, lay the new drainage pipes and make sure that all areas of the yard are covered.  In the past we did have drainage-natural drainage.  Some water from our neighbors just north of us on the right and a little higher up would come into our yard, and our water would drain into the two yards of our neighbors to the south of us.  This is the way these houses were built in the 60s and 70s, and that's the way it was.  Now all of our water will drain to the street and then into the gutters. Day 5 is a day of mounds of earth-in several different areas of the yard.  There is a huge mound of dirt in the area of what was our lawn, and there are two other huge mounds of dirt in the front yard on the extreme right (north) and left (south) of the house.  I look at the mound to the right and spy Romi out of the corner of my eye.  Romi is Polish and has worked consistently for 30 years at the house next door to us taking care of the gardening, and many construction projects for them as well as for us.  He's the kind of person everyone should have as a friend, an observer and a helper.  We sometimes have discussions about what is going on in Poland (for him) and Italy (for us).  He's the person who checks out our house when we are away, will skim the leaves off the top of the water ...

Well the tables have turned.  I have always been the person to talk to our clients, telling them not to worry about their remodeling because they would reap the benefits of it, enjoy it and that remodeling and improving the house would in most cases increase the value of the house.  Now, it's my turn to tell myself those same things and I am not doing such a great job of it.   I really need to apologize to all of those people because I personally had never gone through it. VP Community Picnic at Irvine Lake Save Sunday, May 22 for the City's annual picnic at Irvine Lake from 11:30 a.m. to 4:30 p.m.   Thanks to the Villa Park Rotary for volunteering to organize this year's picnic. The Rotary is planning to give the picnic a face lift to include a horseshoe competition, live band for constant entertainment and more. This is the year to make your return to the annual VP picnic!   The annual picnic is once again underwritten by the Villa Park Community Services Foundation with support from contributors and individual event sponsors.

Foundation Gives $10,000 to Villa Park Schools The City is pleased to announce that Villa Park schools recently received donations from the Villa Park Community Services Foundation as part of their 2011 Grant Program. Where to start your Remodel?   You should start by contacting an architect or designer to create plans to remodel your home. He will ask you what you're looking for and how you utilize your home. What kind of square foot additions you're looking for and how extensive you want this remodel to be. Also what kind of budget are you looking at? This is the big question that tells the architect how extensive his plans will be and how much he can expect.  He will develop a set of preliminary plans.
