We've seen the pricing strategy of pricing a home undermarket to solicit multiple offers gain steam over the past 6 months.  The bank owned properties really got this strategy moving about the middle of last year.  Since then , we've seen property owners using this same strategy with success.  Not only are these properties selling quickly, in some cases, they are selling for more than list price.  Buyers need to be aware of the strategy, and be sure to fully investigate market value before making an offer.  A few months ago I was asked to do a short presentation to a networking group I belong to. My partner and I are the lone Realtors in a group that consists mainly of event planners, caterers, assorted food industry and hotel people, etc. It's been an effective way to increase our data base and make friends and contacts with a great group of people. (Couples get married, they usually have plans to buy a house...you get the picture). I highly recommend it.  I asked a few of the members what they'd like to hear from me and the comment that stuck was "That there's hope".  With the plethora of negative crud we read, see, hear everyday in the media, There needs to be some balance occasionally so as not to lose our minds. We know that good news doesn't sell as well as bad news, but hey, we're ...

Pier View Townhomes Mark Dragonchuck is a genius. He has done what very few other local developers have achieved. He got it right. Mr Dragonchuck has managed to place a group of townhomes where they ought to be, at a price that is very competitive and with a quality of workmanship and superb styling that we seldom see. This is very cutting edge stuff. This is Pier View Townhomes. Nine units only, no pool or recreation center and hardly anything else that a buyer can be charged for in addition to their home. These are just small, really, really nice homes. Very energy efficient and very tech friendly. Wow, what a concept! There are only four units left, but they represent some very comfortable offerings. The basic home layout is a 2 car garage with built-in laundry on the first floor and...

When I woke up yesterday, I didn't feeling like jumping right out of bed so I turned on the tv and caught a little news.  There was the usual yucky stuff, but one segment caught my attention.  It's was about a sight called www.Yelp.com  The newscaster mentioned how he travelled 100 days per year and always used Yelp to find the best restaurants, car rentals, etc.  Cool.  Staying in step with my lazy morning, I grabbed my laptop and checked out the site.  Regular people sign in, create a profile, and write reviews of local businesses.  You can even load pictures, your website, and more.  If you haven't checked it out, you really must!  http://hopegoss.yelp.com  Search the MLS for Ventura Real Estate Listings at: www.VenturaRealEstate.org

There are two holiday traditions that will take place in Ventura this weekend.  The Pacific View Mall will host its annual holiday celebration on Saturday with 30 tons of snow and fireworks! Of course, Santa will be there.  He has the very special honor of lighting the Community Tree. The event will also feature music, community performances, children's crafts and great food. Children can frolic in the snow from 2 p.m. to 6 p.m. on Saturday (December 6, 2008). Bring all the children from zero to 12 years of age for a very fun-filled afternoon. Two areas have been designated for the children to enjoy their snow day; ages 5 and under will play in one area while those ranging in age from 6 to 12 years will play in another. The "Holiday Traditions Ventura Style" event at the Pacific View ma...

Green living or sustainable living is a priority of many cities across the nation and the City of Ventura is no exception. The City of Ventura has implemented an environmental campaign to make Ventura a "green living" city. Ventura was the recipient of this year's Energy Efficiency Award bestowed by the California Energy Commission.  The city also received the Flex Your Power Award. In a continued effort to reduce the city's green house emissions and increase its renewable energy sources, the City of Ventura has completed a solar energy project at the City of Ventura's Maintenance Yard.  The new solar system is energy efficient and cost effective making it environmentally friendly. The system produces about 180,000 kilowatt hours of electricity annually. That is approximately 45% - 50% ...

This is Dave and Pat Zumbrun sending you greetings from Ventura, California . We have joined the blogging community so that we may share with you community information and events for the Ventura County and Santa Barbara areas.  As real estate professionals, we will also be posting information regarding the real estate market in our areas of expertise and on a national level. Ventura , California as it is commonly referred to, is officially named Buenaventura . The name was given to the area by the Spanish explorers. The explorers chose the name, which means "good fortune", because they referred to the area as the "land of everlasting summers". Good fortune, indeed! I had no idea!  I just saw a news clip about Realtors in a California city hiring a company to paint the lawns of foreclosed properties with dead lawns.  It made me think about my own lawn and my struggle to green up the brown spots.  Cool, now I can just spray a little paint on until it comes back green!  Check out this website that sells the paint http://www.grassbgreen.com/  Of course, I have a few questions about this paint.  Is it bad for the environment?  Can you water the lawn after applying the paint?  If anyone has used this, let us know how it worked out for you.
